Had an excellent experience with Robert Hawley. We had a complicated sale and he was very patient, persistent and communicative. Came away with a successful sale and purchase. Thanks Rob!

Another great experience with Eightfold
I had another contractor attend the property to address a minor maintenance issue on my behalf, which was incredible in itself as I believed it was my responsibility to address the issue. The contractor Eightfold engaged with was courteous, responsive, punctual, professional and personable. He did a great job, I was impressed with how quickly it was done and the quality of the work and attended to more than I had expected. Yet another excellent experience to note....

Eightfold is poorly run, with a lack of honesty, integrity and an incredible lack of any concern and respect for their tenants. Eightfold represent all the worst traits of lettings agents. I'm amazed this company get any good reviews at all. Not surprising that most of the good reviews are from landlords and ALL the bad ones from tenants. If you are a tenant, my advice would be to steer well clear of this revolting company if at all possible.

I've worked with Eightfold for approximately 7 years and have always found them to be extremely honest, fair and reliable. The lettings world can be quite a thankless task and after reading a number of the reviews I can see how hard it really is! I really appreciate the work Eightfold do, I know a number of the staff there now and can honestly say that in my opinion they do a great job - to give both tenants and landlords the best overall experience possible. I would (and have) recommend them in a heartbeat. Thank you team!

Completely unprofessional, absolutely disgraceful treatment of student tenants. Lists of problems with our student son’s rental, main issue was blocked pipes and plumbing issues, so bad it was impossible to run washing machine, take a shower or wash up for months. Despite constant reminders to fix it. Do not rent an uninhabitable property from this absolute debacle of a business.
Hi Jo, thank you for taking the time to write a review. We understand the frustration with the drain troubles at your son's property. When this was reported, we sent a plumber right away, who had a number of issues accessing and clearing the necessary areas, due to the condition the property was being kept in. Once it was possible to address the problem, it was duly resolved by a drainage engineer. Contractors are only able to resolve problems, if they have a clear and safe space to work in.

Awful service! Does not suprise me that the agency's name was changed due to many negative reviews. Since offices are closed due to the Covid emergency. On 18 March 2020, I wrote an e-mail requesting my landlord's contact info, at least her email address to reach an agreement about ending my contract early because this Covid force majeure event has obliged me to go back to my home country and you didn't even reply. I am trying to settle things in the best interest for both parties and Eightfold Property Agency, far from helping, just blocks the path.
Hi Aurelio, thank you for taking the time to write us a review. As we took the time to discuss with you, whilst extremely difficult for many people across the world, the pandemic does not render your tenancy agreement void. We have worked closely with a lot of our tenants who suffered hardship to find mutually beneficial solutions between tenants and landlords, however you made it very clear that this was not a route you were willing to consider. We can only engage with those open to compromise, which we, and your landlord were very much prepared for. We also worked throughout the pandemic to assist our tenants, although this was remote and not at the office, as you have pointed out. The landlord's postal address is in your tenancy agreement and you are able to write to them at any time, but it is our job as agents to serve as the "go between" in situations like this and that is exactly what we do. I would also steer you towards our website for further details on our name change and rebrand to keep in with our new departments. We'd be happy to discuss any of these points at any time if you would like to get in touch with the office.

Eightfold found great tenants for our flat, and the tenancy was managed brilliantly with maintenance dealt with promptly and the flat kept in an excellent condition. Dan goes out of his way to help when needed, and his wealth of experience is priceless. If you are looking for safe hands for your property I cannot recommend Eightfold highly enough.
Thanks Beth!

Having struggled a little to find new tenants for our commercial property, Eightfold were recommended to us by a client. Max was knowledgeable and efficient and found us a tenant quickly. I would recommend Max without hesitation.

I am now moving into my third year of renting with eightfold and I couldn't recommend them more. Everyone working there is very helpful and always replies to queries straight away. Dan is very helpful and a pleasure to rent from. Thanks again and am looking forward to renting with eightfold this year

Letting agent was over a hour late to the viewing, then proceed to tell me the property would be ready on a date, this then turned out not to be true and then started not replying to my emails. My friend has also had a bad experience, she rented from them and are still waiting for there damage deposit back this is over 4 months ago.NegativeQuality, Professionalism, Value
Hi Alex, please accept our apologies for the issues on the day of viewing. There were issues with traffic in the area, which unfortunately affected the whole day, but we did all we could to keep you updated and offered to move you to another time or day. You made requests of the property and the landlord, which they were not happy to accommodate, so your offer did not proceed. Unfortunately, with no information on your friend, or her experience, we would be unable to comment on that at this time.

Refusing to give my holding deposit…
Refusing to give my holding deposit back. The company advertised the property again on rightmove whilst holding my deposit and going through the referencing process. They are now refusing to give the deposit back which is over £500.

Had a very quick response and turnover of finding a property that would suit me, as I was down in Brighton for the day only, visited a property early on, the Lettings agent was informative and as it wasn’t what I was looking for said she’d find one while we were still down there. She did and managed to find a property that was perfect for me! Really appreciative of the effort put in.
Thanks Emilie, we're glad to have helped and are always here whenever you need!

5 star well deserved to this team. I told them what I was looking for and They managed to find me better than what I initially wanted. I got the keys the following week. 😁 …

Robert, Paul and Dan have been brilliant and worked hard to sell my flat in Hove at a time where it's clearly a buyers market. Thanks team Eightfold, look forward to more business with you soon.

After moving into a property that wasn't ready to be moved into as decorating equipment and tools were left in one of the rooms that wasn't completed leaving one housemate unable to move in we was quickly abandoned by the company and given rude attitude and responses when we complained, We paid for the bills included contract to which we had no heating for a month and a half, and we had no WiFi for 3 weeks when we was paying for it in our package, when we complained to them about this and asked for a rent reduction we was told "no not until we pay the rent in full" for the first month of having no heat or wifi when we did pay and returned to them about it they refused to acknowledge our reduction request ignoring emails telling us they "don't check that inbox" when it's their admin email address and yet provided no alternative, and that wasn't even the worst, please see images attached to see the wonderful world of mold and state of the house we had to live with and still do to this day, they tell us to use their ticket system fix flow to report issues, we did for mold and no one responded or showed up, or even tried to contact us about it. Id recommended highly to not stay in a eightfold property as the company only care about your money and they'll leave you to live in a favela house then take no responsibility for their own incompetence and blame you, when the house was already falling apart.

LANDLORDS AVOID!
Eightfold will neglect the condition and care of your property, and aren’t afraid to throw your name under the bus when it is convenient for them. As tenants, the property we rented was received in an incredibly poor condition, and then they proceeded to ignore our emails over the return of our deposit after we moved out. When we called them up, they were shockingly quick to place full blame onto our landlord rather than take accountability for their own negligence and lack of communication.

If I could put zero I would
If I could put zero I would . Do not use when my daughter moved in no desk or chair needed to buy this and the doors to the wardrobe were hanging off reported but no one came for the doors so fixed them myself for her. Had left desk when she moved out in August 2023. My Daughter moved out from 17 Old Shoreham Road. Still waiting for the return of her deposit has phoned many times and given so many excuses , even that the money will be going in but still not heard . This is a theft and should not be allowed , my daughter is not well and this is really not helping her it should not be this hard to get your deposit back .

Dan and the lettings team at Eightfold are highly recommended and always provide a fair and professional service. I have watched them grow morph and mature over many years and they continually come through, things are never straightforward but they always go the extra mile, the best letting and property managing agents you can work with.
Thanks Spencer, we're glad to be working with you, and hope to continue delivering in the future!

Having moved into the house with a hole in the bath, unaware we had to wait 3 months before we were able to use the main bathroom. The contractors came and replaced the entire bathroom without our knowledge - they turned up we were not informed and assumed they would just replace the bath. We filed for compensation for this lack of bathroom at Christmas, were messed around and told they were in the process of sorting it every time we asked them between December and August (when we moved out) after moving out we were then told the landlord refused compensation. Throughout the year reported several issues which were disregarded. The state in which we moved into the house was unacceptable and we should have been told beforehand that we would have one shower. We were not informed that the whole bathroom was being renovated, and would leave us with one of windowless toilet & very mouldy fly infested shower for such a long time, bear in mind there was 6 of us, this is against regulation. We would not have signed the tenancy if this was the case. After the new bathroom was finished, glue was seeping up from the floor. We reported the glue on the new floor and the leak in the bathroom several times. This was not fixed, and instead the plumber ripped the panel from the bottom of the shower and did not return to fix this, again we followed up with this, and it was not fixed. Several times we had to chase the agency up about the mould issue in the bedrooms as it was affecting our health, this took too long to be sorted out, and was only done after we informed you we would escalate this with health services. The tenant before us was charged £200 for a new mattress, which was not bought in the ground level front bedroom, when I contacted them about this I was ignored, the mattress was water damaged from issues in the house the previous tenants had to deal with, the mattress as a result was filthy. I did not receive a new mattress despite taking the £200 from the previous tenant. We have chased up the compensation several times and had to continue to do so after leaving. , as a result we withheld the last months rent, we were then told the compensation would not be considered until the rent is paid is unacceptable as the compensation should have been sorted out when we sent the form in at Christmas. We were within our rights to withhold rent due to the experiences we have had. We were told that we were within our rights withhold rent via a phone call and once this was mentioned the agency insinuated we lied. We were told the rent and the deposit were two separate things, later on the agency changed their stance on this. The return of the full deposit was used as an incentive for us to move out of the house earlier than the tenancy said. So the fact we were later told that the deposit would not be returned until the rent is paid suggests that there is a reluctance to return the deposit because we did not move out earlier. The experience we had was abysmal, we were messed around throughout the tenancy and continued to be when we moved out. We are not the only ones to have had such a poor experience with eightfold, several others have also complained about the agency. I would not recommend eightfold at all.

I've been living with Eightfold for 4 years now and it's been great. The property is large and spacious and the rent is reasonable (which these days is a miracle)! They have also been extremely flexible with our contract and allowed for people to move in and out without having to have everyone leave at once. They always come to fix our problems quickly. We have had a hob and oven replaced with no hassle after first inspections and they don't skimp on the hardware. The general contractor, Deane, is especially brilliant and is always so kind and goes above and beyond to help with issues. Brighton itself will always have some issues with old buildings and damp walls etc but they've always done their best to help us out and speedily too. I would recommend this agency, having lived with 3 others in the city previously who provided nowhere near the level of service and flexibility!
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
