GoogleThe service we received from Fran and her team at HS was exemplary. From start to finish everything was professional and exceedingly efficient. We have dealt with a number of estate agents over the last 30 years living in the area and have no hesitation in recommending HS Estate Agents. In fact, I feel confident in stating they are probably the best in the area for both sales and lettings. Friendly, efficient and trustworthy!

GoogleDeceptive by omission, buyer beware. Estate agent misled us about the purchaser's proof of funds by omitting important information - exposing us to a large risk that only came to light once we were very far down the road of transacting in the chain. Separately when advertising to us another property we uncovered more information which led to the withdrawal of our offer, then saw the property listing continued by HS Estates omitting what we had discovered. So, there's a trend with HS Estates. They did sell our place eventually, but I will never be using their services again. Edit: HS Estates, your response is such a distortion of fact I must reply. This is incredible and entirely illustrates my point about your business. To be clear, 1. Your agents withheld from us that the purchaser only had 5% as a deposit, nobody cares they're a first time buyer we care that the deposit total was deliberately withheld and then your agent attempted to gaslight us into believing its normal. Your staff eventually apologised in writing for this. 2. Your agents played no part in the resolution of the problem, which your agents created in the first place. That resolution in any case was not what you described. 3. The risk of exchanging beneath 10% is upward liability for the remaining 5% of the deposit total if completion doesn't occur, you're professional estate agents you should know this. This is on top of the risk that the purchaser's won't have sufficient funds to complete the transaction so we lose time and money on legal fees incurred. We had a right to know at the point of proof of funds to make an informed decision. 4. We discovered the advertised property was a leasehold with so few years remaining it was un-mortgagable which you were advertising as purely a freehold property. Upon this discovery, when we withdrew, your listing was not amended to reflect this.
Hi Michael, We are very sorry to hear you were disappointed with our services and apricate you taking the time to write the review. This is not a trend as you state in your review, you only need to look of the volume of our google reviews or trust pilot to see this is not the case. I have as the business partner looked into this, as we do not wish any client to be upset with our services and of course never to be felt you been miss lead. I understand you were not happy that your buyer had a 95% mortgage, which did not allow for the 10% deposit you would only agree to exchange on. Your property was purchased by a first time buyer and this was confirmed to you when the offer was agreed, Considering this, we successfully negotiated a 5% deposit for your onward sale to match the deposit you were receiving. This did not put you in way in financial danger, however You refused this, so instead we had this agreed with the purchase chain a simultaneous exchange and completion, which went through successfully and without incident. 5% deposit would had more secure exchange, as the purchasers would then been in default of exchange if they was to withdraw. With regards to your withdrawal of your offer on another property, we understand you withdrew your offer as you asked several questions of a legal nature regarding the property lease. We explained it is usual practice for questions such as these to be dealt with via the parties’ solicitors once the same are instructed. We did in fact go out of our way to speak with the sellers solicitor to get these answered beforehand, but they also explained that once you instructed a solicitor, they would answer any questions your solicitor puts forward in the usual manner, this was out of our hands to do any more then this. Plunging into the world of letting is a scary and unknown process for a novice, there are lots of caveats and hurdles to jump over. I can safely say Fran has been amazing from day 1, instils confidence and is wholly realistic to the challenges ahead. I have had the pleasure of engaging HS Estate agents several times over the past 5 years or so and everytime its been a great experience. Andy is a master adviser when it comes to all things mortgage and finance and Fran's property advise is second to none - the team at HS Estate agents are the only experts I would trust - don't bother going anywhere else!

Time is taken to make sure the photos are excellent and knowledge of the housing market is exceptional .
