Peabody sales team will tell you everything you want to hear (and nothing you should actually be told) to get you to purchase and then once you do, you’re trapped… in an unsellable and worthless home. Suddenly everything is going wrong but they’re nowhere to be seen anymore and no one from the organisation will get back to you. Hard avoid!Edit since Peabody’s reply: there’s no point contacting that email address as I’ve already done so multiple times over the past three months and no one bothers responding.

Have just completed a purchase and very happy with our experience especially with Emerson Souza in the sales team. We had met a couple of big developers including Ballymore and Berkeley before our visit with Emerson at Peabody (which we never heard of before), and I have to say instead of navigating through some big promises from big developers, we found it much nicer to have a down to earth and personal introduction of the property through Emerson. We appreciate the honest and open insights Emerson shared with us about the property and the local area, and most importantly he is always helpful and not pushy. Very patient in his approach - we are first time buyer and buying a new home is a big deal which requires time to carefully research/consider and Emerson allowed us space to thoroughly think through our decisions. He has been incredibly helpful throughout the whole buying processes as well in the sense of going above and beyond in his communications between solicitors and different departments across the businesses to overcome challenges and make things happen as quickly as possible. It’s rare to come across a property sales representative that genuinely cares, we feel lucky to have had Emerson helped us secured our perfect new home and really appreciate all his help even after the completion of the purchase. We would highly recommend anyone thinking of buying with Peabody to speak with Emerson, he won’t disappoint you!

We've recently moved into our flat and we're happy with our purchase so far. The flat itself is built and finished to a higher standard compared to other developers we've seen. The buying process has been long and complicated but we are lucky to have Stefan to guide us through the journey. We appreciate his candidness and the fact he doesn't do the longwinded estate agent spiels. He's been quick to respond back to our queries and diligent with the sales process. We would rate him 5*! Giving 4* as there's been minor issues in our property, whilst it's been relatively quick to resolve, contacting Catalyst can be cumbersome and chasing for follow ups is required. There's also long-standing ongoing communal issues that are yet to be resolved.

After transitioning from the Rent to Buy scheme to shared ownership on the 16th of December, me and my partner are still yet to receive any update on when we are receiving our rental deposit back, we are also due a refund for a rent overpayment for the last month of tenancy and ownership transition. Peabody are proving extremely difficult to contact and get answers for anything. This all combined is making the post-buying experience really unnecessarily stressful

TrustpilotOur dealings with Catalyst have been nearly totally positive
Our dealings with Catalyst have been for the most part totally positive despite longs delays to the project, during which communication wasn’t always easily forthcoming. Having said this, Stefan had been absolutely fantastic in dealing with us- attentive, willing to go the extra mile to help and assist and managing the process with professionalism and care. The building itself, which is a new build, is of a high standard as are all the fittings and attention to detail and lots of thought has gone into design and extras such as bike storage etc. So far Catalyst have been good at responding to queries and problems in terms of after care. Our only negative was that the service charge we agreed on at the point of sale was significantly increased without our knowledge prior to completion and we were told there was nothing we could do about it, which is a concern going forward. Overall however really happy with our property and the development and hugely grateful to Stefan!

From Joe helping us pick out the plot that worked for us right at the start, to Stefan being fantastic at keeping us updated throughout the process, making sure everything was okay during some building delays, and then handing us over the keys to our first home. Sylvana and Steve have been a massive help from start to finish with the purchase of our flat, especially with our tight deadline. Sylvana was amazing with helping me ensure everything was in order for our exchange and completion! We couldn’t be happier with our new home. Catalyst seem to be on top of all queries regarding the building. We had a problem with the lift on our moving in day, but that seems to have been rectified. I would say one thing that could be improved, the starter pack is excellent but the suppliers for the water electric etc were incorrect. Not that it was too much of a hassle to sort out. Thanks to Sylvana, Steve and the catalyst team!

We recently purchased a shared ownership property through catalyst and had a very good experience. Steve Puxley was accommodating and had excellent knowledge on the property we were buying. Once we had put the holding deposit on our flat, Steve organised another 2 viewings to make sure we were happy with everything. Sylvana Conroy was extremely helpful in answering any questions we had and reassured us along the way, especially as buying a property is a huge deal. Catalyst do move at a fast pace but the properties are to a high spec so they want to get you in as soon as possible. Thanks for helping us get on the property ladder!

As first time buyers we didn’t know what to expect but planned for a long drawn out process. We went to visit the site and spoke with Steve who was very helpful and explained all the different options available to us.Steve continued to stay in touch during the process and was quick in getting paper work to us and then submitted.Steve was honest throughout the process and we didn’t feel like we were being pressured to buy (unlike other new developments nearby). The build of the homes are clear to see when viewing the showroom, Steve allowed us to then go and view to property we would actually be buying prior to putting down a deposit and explained the pros and cons between the different plots.Our experience has been great and to get on the property ladder is a great moment but without the support of Steve it would have been much harder and with a lot more stress. If your looking at properties with Catalyst, go for it!

My initial interaction with Mr Steve Puxley was exceptional and exceptional. I spoke to Mr Puxley on the phone first before I saw him in person. Very attentive, honest and clear in his discussions with me regarding what Catalyst stood for and what they do. I was impressed and felt comfortable to ask questions I wasn’t sure of. Mr Puxley assisted me in areas I wasn’t sure of regarding the procedures of shared ownership. He was consistent and got back to me when I needed some information. He is reliable as he checked on to ensure I was in the right stage towards getting on the property ladder. His support was very much appreciated and welcomed.

Update: After posting the initial review below, Adam from the Sales Team kindly got in touch to apologise for the delay - He was very helpful and proactive and arranged the initial financial assessment. This was approved on the 15th of August, however over 5 weeks later we are yet to receive anything from Peabody, despite having our mortgage approved and solicitors appointed. Unfortunately, Peabody are proving to cause massive delays in us completing this sale. Initial review: We are currently on the Rent to Buy scheme and ready to buy via Shared Ownership. I have been trying to contact the Peabody Sales team for the past two months to start the process and unfortunately we are still waiting. Quite disappointed as we are very keen and just keep being told to “wait for someone to be in touch”…which is yet to happen.

TrustpilotPeabody delaying the sale of house
Peabody are delaying the saleOf our house by not giving our buyer her management pack despite this being requested months ago. She has paid extra money to expedite this process but unable to get any response. The local MP is now on the case. This is significantly delaying a long chain of purchases and risking chain falling through and causing stress and illness for all involved. Awful service and will be escalating as far as possible via the media as it appears to be a regular occurrence as per the reviews below.
