Lake Head Court, Keswick.

My father moved in to Lake Head Court in Keswick, 12 months ago, to say his life has changed is an understatement. Lake Head Court is friendly and immaculately clean, this is down to Katharine the manager and the team. He moved from an isolated village where he walked very little, he now regularly walks around town between my house and my brothers, he often talks about the new friends and the support he is given at Lake Head Court. Also taking regular trips around Cumbria on the bus, previously his opportunity to travel was limited to two buses a week . If there is an example of excellence on independent living in a sheltered environment Lake Head Court is it.

I wrote a review regarding Anchor Housing selling water to customers at Poplar Court Manor road Scarbourough they asked for my contact information, they have made no contact. A one bedroom flat at this location will have water cost of £713.00 a year £59.42 a month They have produced a statement showing a £6,000 deficit re there water charges, It has to be taken into consideration this is based on what they choose to charge for water, NOT what the actual cost of water is from the Water board, Anchor Housing is claiming to be a non profit making organisation, how can they justify making profit on the sale of water? especially in a time when cost of gas and electricity are at an all time high, we have no alternative but to contact our MP/Councillor/Ombudsman ext. in the hope that Anchor will show they are actually a not for profit organisation.

My mum lives in Hanover gables Westwood road portswood Southampton, the management don’t care, she’s 93 and they’ve done nothing for her in the 20 years she’s been there, she hasn’t had a shower in 6 years, they refuse to fix the problem, kitchens falling apart, the council are pathetic, they won’t do anything, so nothing gets done, be careful if your thinking about moving in here, because you will be totally all on your own, with no support from anyone linked to anchor or the council.

My last review of De Havilland Way, Abbots Langley, was in September. Not much has changed since then. We are now approaching 2 years since the last Resident Estate Manager left before the first Covid lockdown. Anchor are still charging in full for a 22 hour per day resident manager, while only providing a 4 hour per week . Contractors are unsupervised. Complaints about overcharging are ignored. Promises of a new manager are regularly made but not fulfilled. Other residents have moved away or died and will never be recompensed for the continued overcharging. The only improvement has been since the management structure changed. We now have a much more pleasant and approachable Area Manager and Temporary (4 h/week) visiting site manager. Unfortunately they seem powerless to influence the Anchor culture of taking residents money for services not provided. Anyone might think Anchor is strapped for cash. That is rubbish. Annual turnover is £522 million, Annual Operating costs are £460 million, Annual operating surplus is £60 million. Here's where the charity is - Directors'emoluments are £2+ million of which the CEO's take home pay, including bonuses (for doing a great job???- I doubt it!) and perks like private healthcare and car allowance total £430,000. Meanwhile, residents of his estate have in the last 2 years been overcharged by almost £1,000 and this looks set to continue at about £42 per month. So clearly charity begins at the homes of the CEO and directors. The company is just a money grubbing machine. Emails written by its employees (if you can get a response) all come with a disclaimer which says in effect that the are the views of individuals whose views may not represent the company views and Anchor does not accept any responsibility for what they say. So why do they bother replying at all instead of weasel words which mean nothing. The Custome Services Manager, Jonathan Earnshaw, has a smiley face and writes on his page ion the website, "We pride ourselves in delivering a high standard of service, though realise that things can go wrong ... our aim is to resolve your complaint as quickly as possible". What planet is Bradford on? I always thought it was in Yorkshire, where the really understood the meaning of "brass"!!!Anchor rubbish - steer clear if you can.

The best choice we've ever made

The best choice we've ever made. Property is lovely neighbours excellent the scheme is close to all amenities. Doctors, hospital, local buses all close by . 3 large retail parks too. Site manager is lovely and very helpful, everyone we have spoken to here are full of praise living with Anchor.

Just a quick note to say how pleased we are with the up grading work that's been carried out at Moorfield Court. The lighting, flooring and furniture have made a real difference. Read up online how many deaths Anchor have had to admit liability for.As regards where I am in rented accomodation, there were 3 flats here that failed their electrical tests, mine included. That was a couple of years ago. I have an email here from our area manager stating they have up to 5 years to effect repairs (Yes you read that correctly and the manager is wrong). However I will hold them to their reply. I’m properly insured and I don’t care if this place does catch fire so 5 years it will be.Even better than that are the corridor windows here. They are standard double-glazed windows. That is apart from the fact that Anchor now insists on calling them “smoke vents” and they are electrically locked to prevent tenants opening them for ventillation etc. They will only open electrically in the event of a fire. Far from ventillating the smoke they will provide an ample influx of oxygen which will fan the fire. I am trying to get our local Council involved on that score.Any tenant knows there are estate fees covering services such as common utilities etc. So when I found out Anchor were not utilising they cheapest utility companies (despite claiming to) they were none too happy and tried to bury that. Even better was when our estate electric comsumption suddenly doubled (according to Anchor anyway) and the tenants were faced with a much larger bill. I asked if the meters were fault tested and I was told no. Common sense means they should be investigating the issue. Raised as a complaint I got a response after quite some wait from their illustrious “customers services” stating they were sorry they hadn’t complied within the allotted timescale. That was it. Not an inkling of when or if they are going to even attempt to investigate the issue.Other people posting here are correct. Anchor responses on here are nothing more than attempt to save face. And Anchor, if you go down the route of trying to have this truthful review removed, I will publish everything I have including email responses from your organisation as well as the emails I have from our local Council.The best advice I can offer (like a lot of people have expressed already) is if people are looking for accomodation, give Anchor a seriously wide berth.

Want to be treated as a 2nd class citizen

I have been a resident for 5 months in rented retirement flat. My tenancy agreement has been broken over and over again by this company. I have been forced to live next door to a man with dementia ( these flats are not a care home, only for independent living) The man turns common areas into open toilets. Turns common area heating on full while the outside temperature is 27c. I have been subject to him throwing things at me and trying to hit me. He bangs his door 24/7. It was not disclosed when I moved in that he had dementia. No amount of complaining produces any results for myself or other residents. Also it is the law that to gain access to your rented property for maintenance, 24 hours notice should be given. This is not the case at this property. There was a knock on my door, within seconds my front door was opened and they walked in to test the pull cord alarms! It doesn't matter about the tenant, whatever the circumstances the tenant must endure. In 5 months of living here I am now being treated by a doctor for extreme stress

CHANTELLE COMPLAINTS THEY ARE NOT INTERESTED

Well all i can say is dont bother with any complaints you are past from pillar to post or department to department. personally I regret moving into one of their properties, I put in a complaint about my scheme manager who was a bully and about being stalked and harassed by a male neighbour. complaint closed at stage one and not informed of outcome. stage 2 closed not informed of outcome. and told to go to independant?? didnt understand that stage so not resolved. The latest incident was my tyre was slashed I have now fled for my life as i am too scared to stay in my flat as i am a lone woman, I am now reduced to sofa surfing, I am paying for a flat that i cannot live in. The police told anchor hanover that I am at risk and must be moved, they were also told by adult social services that i am a safeguarding. this all began 8 months ago. the stalking started when i moved in I just wasn't aware of it until Dec 2020. So my personal review is until there is a public enquiry as to how Anchor Hanover operate and treat their customer\residents complaints nothing will change. ANCHOR HANOVER HAVE A DUTY OF CARE TO THEIR CUSTOMERS\RESIDENTS.All i can say to you CHANTELLE is you are a waste of time the same as Anchor Hanover, you stated in your reply that I got a response to my complaints about the manager, the only response i got was to be told my complaint was closed??? Don't do it

If you should be thinking of getting involved in a leasehold property with Anchor Hanover Housing, don’t do it.I have been unlucky enough to have lived in one of their properties for nearly seven years now. During those years my flat has been plagued with damp and mould. It is impossible to open the windows in the autumn and winter.The flat has been visited on many many occasions. Around 2 years ago they fitted two extractor fans telling me that they would keep the flat dry. That was not true. The fans work well in the rooms they are fitted the bathroom and kitchen. The bedroom unfortunately is still something akin to the tropical plant house at Kew Gardens.After so long waiting for the windows and damp to be sorted out I decided to go my own way with the windows which let in water around the top, bottom and sides when it rains. So, I did a pre-application with the council. My flat is in a grade two listed building. The pre-app came back and was quite hopeful. I asked a surveyor to do the main planning application as it was beyond my capabilities. This cost a lot of money. The council sent me a form I had to fill in to send to the freeholder, Anchor Hanover Housing.Now it seems when I send this form and another I have been given I have to pay an admin charge of sixty pounds. Maybe sixty pounds does not sound like a lot but after spending just over one thousand pounds I am afraid it’s the straw that’s broken the camels back.After nearly seven years of banging on about the windows and the damp, waiting patiently, with damp clothes and bedding, they have the brass neck to ask me for an admin charge for something they should have done years ago.If you are lucky enough to live in or buy a property with no problems good luck to you. If you are unlucky enough to get involved with a property with problems get ready to be ignored, fobbed off and be seen as an income stream for this supposedly non-profit organisation.

Using Anchor for our sale

We went with Anchor for our sale as we felt they would be best able to convey all the great benefits of life at DGV. This proved to be the right decision as Stephen and his team were on hand to show all the facilities and helped secure a sale. Once the sale was agreed Stephen was always helpful and his knowledge was extremely beneficial in helping the sale through and being able to respond quickly to any questions or requests for help with services. An all round good experience!

I have recently come to the end of the sale of my mothers apartment at Austin Place Weybridge. This was an absolutely lovely place for my mother to live and I thoroughly enjoyed visiting her there. The development is quite special, a lovely serene atmosphere and the cafe is active and friendly. The most recent manager, Joanne was particularly helpful at all times and I know she was very busy so I appreciated her help. The apartments are particularly nice and I would very happily have lived there. When we came to the point of having to sell, we were in a difficult time,pre and during COVID. The staff dealt with everything as well as they possibly could and Stephen Hardy from the Anchor resales team finally helped a sale to happen. We had agreement to rent the property for a short term rather than have it empty which was very helpful and sensible. The team at the Homeownership Department who I had to deal with at the beginning and quite a lot at the end. They were very refreshing and I remember asking a young lady there for some information which was quite complex and specific and she instantly had the answers and emailed me all the correct forms and information. I was quite amazed! Overall we had a very good experience in all departments.

I have lived at chell green court for almost 11 years.i could not have moved to a better housing organisation. It has everything I need. It is a safe and secure scheme, which helps me immensely. My on site manager, Maggie Fletcher is always on hand for help. She has helped me through some basic times. She is professional and sociable. Since she became manager, she has made changes(for the better), I hope she remains here for many years to come. She is a very valuable asset to AnchorHanover group. Thankyou.

Last Chance Saloon

I have had the misfortune of being a resident of Hanover in the past and continue to be a resident now the name has changed to Anchor Hanover.I have my tenancy agreement along with photographic evidence as proof where needed as well as other residents to attest to what I state. I only live where I am because I have no option. It’s either here or the streets. Many has been the time that I have viewed the streets as the better option as sometimes it’s that bad here.In a response to another reviewer on here on 27th April 2021, a staff member of Anchor Hanover called Chantelle stated “ As a not-for-profit organisation we work to ensure that we deliver service and cost savings to our residents as a priority”. Typical copy and paste preformed twaddle. I’d like to ask Chantelle to prove it. I know for a fact that that claim, along with many other claims in their glossy brochures would be better off printed on paper provided by Andrex.As a not-for-profit organisation that enjoys charity status, Anchor Hanover make a good profit. Try looking up some of the staff remunerations and you’ll see where the cost savings go. In their pay-packets.Let me point something out to people. When a company or organisation claims their profile on Trustpilot, they can see the reviewers email address hence they have the ability to contact the person directly. However, a large proportion of replies are given the typical public relations treatment to make it appear the response is genuinely caring and a resolution will be forthcoming. In reality nothing ever happens.As to caring about it’s residents, recently Anchor Hanover stated in the press that they were closing one of it’s blocks of flats and that the residents should have enough points to ask the council for help. Yes you heard that right. Elderly and / or sick residents have to turn to the council because Anchor Hanover are selling a building.Let me tell you about my wonderful abode and what to expect in an Anchor Hanover property. All rooms are minimal size. My bedroom I can just about get a bed and wardrobe in. My shower room is a cupboard with no windows and just a ventilation fan. My lounge is minimal size with a slightly segregated kitchen at one end and this “kitchen” has no windows and just an extractor fan. Sounds like a palace doesn’t it ?In all repair events to your property, you have to use approved contractors. So when the bathroom fan failed, Home Serve were called in to fit a new fan. This extractor fan sits not far above the shower. They wired in a permanently live 230 volt fan on the wall just above my shower. Several years ago our entire building had it’s electical system failed in an inspection. Following that failure it’s my understanding that another inspector was called in and this time the building miraculously passed without having any repairs. On top of this and without me being notified, it was found my fuseboard had a hole in it which meant that had failed. Fast forward 2 years and in the middle of a covid pandemic I was told electricians wanted to inspect my fuseboard with a view to repairing it shortly. Hmmmmm only 2 years to effect a repair yet in the regulations it states this should be done in 28 days. 2 days after their inspection, anyone who had been seen by the electricians was asked to have a test as one of the electricians had tested positive for covid. Yep Anchor Hanover were putting peoples lives at risk. To date my electrics are still faulty and haven’t been repaired.As regards Anchor Hanover participating in cost savings for their residents, I can tell you this. Every tenant pays estate fees and in amongst our fees are costs for communal utility bills. I found I could reduce the electricity costs by over £1,000 without even trying. That was just one item. My find was promptly ignored. In fact no tenant is ever consulted in relation to communal gas and electricity. They are just told what to pay and never who the supplier is or the unit costs etc.Round by our dustbins, for in excess of a year was like a fly-tipping site. Furniture and rubbish everywhere. As it was outside, it could have been cleared even if there was a pandemic. I had been moaning for over a year until last month I’d had enough and emailed Anchor Hanover and threatened to go public and sent them some of my pictures. I received an auto email response to say it had been received. Beyond that, nothing. Finally the job has been done though.Other attractions here include drunks, drugs on the premises (as in narcotics), thieves and people that have no respect for other residents. The only advice that I can offer anyone is think seriously if you are about to become involved with this organisation. Research them thoroughly and remember that if it looks too good to be true, it probably is.

Our property sizes do vary from studio properties to three bedrooms, and we always work to maximise the occupancy of our properties. So, whilst you may not be offered a property with more rooms, our enquiries team could work with you to find a property more suitable should you wish.I am unsure if you are suggesting that your scheme hasn’t had a satisfactory electrical inspection, but I am keen to look into this matter further. Perfect environment for our Mum

My Mum lives at Gainsborough Lodge in Worthing and I visit her regularly. Each time I notice that everything is clean, quiet and orderly. Nicola, the Estate Manager, does a fantastic job and she is always very helpful and cheerful whenever I need to speak with her during working hours. Mum is happy and quite often comments on how pleased she is that she moved to GL almost 6 years ago. We, (my sister, who visits Mum almost every day, and I), are confident that Mum is safe and secure at GL and that help is always available if necessary.

Coatham Lodge , Redcar

My parents moved into their flat over 10 years ago. Initially I was sceptical this was the right move at the time. However it has turned out to be the best thing they could have done. Sadly Dad passed away 9 years ago leaving Mum on her own the flat. Allison the manager couldn’t have been more supportive which helped us all feel much better about Mum being on her own. Having your own front door is fantastic , giving privacy and independence. Security when going away . And peace of mind for the family if we are away on holiday that Mum is safe and secure.The social club is second to none and gives residents a variety of things to join in with throughout the year if they want to. I personally can say I’ve had some great New Years Eve celebrations there. Throughout lockdown Allison and her husband have been fantastic and made sure all residents have had access to food and any other essentials they required. My Mum and family could not recommend this particular Anchor development enough, it provides wonderful support to everyone when required whilst everyone keeps their own independence.

Do not rent from this housing the flats…

Do not rent from this housing the flats are small there is hardly any storage they take anyone as tenants the noise at times from other tenants is unbelievable tall they care about is £££££.No sympathy empathy some off the advisors at h.o are vile you have to know how to stand up for yourself regarding this money grabbing can’t careless housing..
