We are fed up with the rubbish spouted…

We are fed up with the rubbish spouted by anchor...When Hanover were our landlords, things got done. As soon as they fell into bed with the Anchor slumlords, the bathroom modifications got shelved, and things got delayed. We even had an anchor photographer come to visit us, as Anchor wanted to know the condition of the stock they were taking over, and he said to my wife "never seen a bathroom like this before". Incidentally, this photographer is no longer employed by anchor. We have had enough, and doing the bathroom ourselves, be nice if the CEO chipped in with her nearly 1/2 million pound salary...(yes, check it out). Anchor have no interest in their tenants, but like to talk the talk. Talk of new constructions, but fail to maintain, modernise their current stock.

Are you a Anchor assured tenant living…

Are you a Anchor assured tenant living in a block with a lift ? Then your getting ripped off , The First Tier tribunal Property Chamber ( Residential Property ) Case reference LON/ ooAF/ LSC/ 2021/0325 Page 6 The Tribunals decision. The tribunal determines that the amount payable in respect of lift replacement charges , lift service contract, Lift inspection and Lift repairs is nil, The lift insurance charges shown in the table are payable , The tribunal also agreed the management charges shown are too high and were reduced also, charges for staff at H.O. were also cut back due to excess.Typical of Anchor wanting to hide the truth.

Not moved in yet

We have not moved in yet, as we want to replace the kitchen and bathroom. It seems to take a long time to get an answer as to weather or not you can have these things done. Even though you have the relevant documents. Apart from that we are looking forward to moving in.

Anchor sloganising

Anchor sloganising: "We put our customers at the heart of everything we do, listening carefully...." etc etc. It sounds good doesn't it. Only one problem - the reality is quite different. If you take the recent inflation busting increase in service charges together with poor standards of maintenance and repair (leaking roofs, substandard decoration, lifts that more often than not don't work - tricky if you have mobility problems!), wasteful expenditures on lighting systems (that have never worked properly), a protracted (and sometimes completely unresponsive) complaints system, inefficient and reactive - as opposed to proactive- management style (at every level) and a corporate culture that can properly be described as largely 'performative' and oppressive then you'd probably think twice before engaging in any kind of contractual arrangment with this organisation be it care home, lease or rented property. But if you then had to factor in personal physical risk that decision would become a 'no-brainer'. A resounding 'No'! Anchor - in its tenancy agreement - states its policy on "Violence and abuse" and "Antisocial behaviour"; to sum up - you mustn't - pretty standard stuff! But when it comes to implementing this policy - well - how shall I put this?? Not much happens. This is where Anchor's 'performative' role kicks in. So a tenant over a period of over ten years regularly verbally abuses and makes threats of physical violence against other tenants, managers, guests and neighbours and what does Anchor do as the complaints roll in? It shuffles a few papers around, makes some appropriately soothing noises and 'has a word with the person in question'.... but the abuse continues and the threats become ever more explicit and violent (hammers are now mentioned frequently). Not much "listening carefully" going on here! So if you want good value for money and place a premium on quality of life then give Anchor a very VERY wide berth. My advice is to seek out the smaller housing organisations operating on a local basis. You're more likely to get a better quality personal service, and there'll probably be hardly any mention of 'hammers'.

Unhelpful and incompetent

I had contacted anchor housing today as I was looking to make a complaint regarding a lack of response over an issue regarding payment of a rent refund to my dad that they had not made in their specified time frame. My dad is 87 with extreme anxiety and very hard of hearing which is why he consents to organisations speaking to me in his behalf.Unfortunately their customer services are evasive and unprofessional. Things started off well enough, the agent I spoke to was polite and took my details and said that she would transfer me to the payment advice team after a short while she came back on the line and said they had no record of any extra permissions relating to my father, which is categorically untrue as this was updated years ago when my mother passed away. I then asked who I make a complaint to and she offered to put me through to the customer relations team and I refused as I do not want to be fobbed off by customer services however, she had no further suggestions nor could she offer any timeline for when they would get back to me. I do not see how any functioning organisation can say they do not have timeframes for dealing with enquiries and complaints. It is not acceptable. My dads complaints are as followsPayment has not been received as per the information in the refund letterThere has been no reply to a subsequent letter for which he paid Β£6.98 to guarantee delivery showing a lack of basic courtesyYour systems not being updated to reflect his consent to share permissions.

Avoid Anchor like the plague if you don't want to get it.

Just looking through all the bad reviews this year alone it's obvious that my and my neighbours' experience with Anchor complaints procedure is not unique. We had a good live-in Scheme Manager until they trialled a so-called Pathfinder scheme which turfed her out and then all the problems started. We haven't had a full-time replacement since end of 2020, the replacement is more concerned with her own health than ours, always off sick. When we complain it's the usual roundabout and then complaints closed unaddressed. The latest high horse they're on is with Health & Safety, moving bins from top floor to ground with no heed to the fact the majority of residents on that floor have mobility issues. We've got nuisance neighbours, cannabis smoke stinking the place out, rodents and pidgeons because they can't control delinquent tenants, no one supervising contractors, residents dropping like flies due to neglect and we've become a dumping ground for dementia sufferers. No wonder there are so many flats vacant in our Scheme. Avoid Anchor at all costs. Anchor, please don't tell me to contact Customer Services, they are a black hole, whatever goes in there never comes out.

In response to Strange Review by Seraphina

My parents have both lived in this scheme since September last year. I wholeheartedly agree with Jim's review. I have POA for my parents so am entitled to my views as I have had constant dealings with the scheme manager. I must say the manager in question has offered assistance constantly without question, is extremely friendly to all and has been massively helpful to us with advice and guidance. We live 200 miles from the scheme so the peace of mind we gain from knowing she is available is immense. My father has been very poorly recently and been admitted to hospital. The manager was on hand immediately to assist my mother and gave us time to travel the distance between us. I would be very concerned if the scheme was that bad as reported by Serephina that I would have no hesitation but to relocate them elsewhere. As it stands I am extremely happy and safe in the knowledge they are supported well by the scheme manager. I have no hesitation in recommending the manager for recognition of a job well done. Above and beyond the call of duty. I have wrote an official email to Anchor customer relations praising the manager but have yet to receive a reply acknowledging this. A Highly recommended place to live. Thank you.Note, I have now received a reply from Anchor customer relations and been assured the area manager here, Donna will be informed and she will pass on our thanks to the manager of the scheme. Thank you

Strange Review by Seraphina

I've just read the review by Seraphina; why remain in your home for 6 years if it is hell to live there. If your doctor suggests your mental health will be affected for as long as you live there I'm sure I would find alternative accommodation. I've lived at this Anchor scheme for almost 14 years and the current scheme manager is the third manager over that period. The first was great and friendly but sadly not the best at the administration of getting things done. The second was temporary and the least said about that manager the better. The third manager from day one was brilliant at communicating and involving resident participation. If you asked for information or required a repair the request was attended to promptly. This scheme involves the local community, we have longterm garden projects that has resulted in local council awards. Once again we have a credible committee. This current committee was established because the previous committee members involved with the finance failed their task miserably. If I'm correct it was the same person who wrote the review about her living hell that was the committee member responsible for the finances of the members. Finally I would highly recommend this scheme. It's up to the individual when you live in a communal housing scheme whether or not to be involved. The current scheme manager tends to go above and beyond for residents.

Modest Rent increase

We are in receipt of the letter containing the revised rent/bill payments from April at Ashiana Lodge. I just wanted to say a huge thank you for the very very modest increase (about Β£4/month). When energy bills for most people seem to be increasing by such a large amount, I don't know how you have managed to minimise our contributions. We have to face dog poo everyday out side our window

We have to face dog poo everyday outside our window, cant and shouldnt live like this. Estate manager was told in January about the tennat allowing his dog to fowl in the communal gardens and outside our window. We have to keep our window blind down as it makes us feel sick. As i write this theres a heap of dog poo outside our window thats been left there for last 4 hours Tennant even stores the dog poo for days under our window on the patio door handles or ground for days on end The estate manager was told months ago but fails to come near here to wittness it , why is it revenge on us it seems that way now, we believe its criminal harrisment by hanover staff allowing this to happen. We sit in darkness on a bright easter time because to see the dog tied up 3 to 5 hours a day is sad no walks for the dog, thats why hes going to the loo outside our windows. His friend came with his dog not on a lead running round going to loo everywhere in the communal garden, i spoke to him asked can he put his dog on a lead as it will chase after my cat, he just smirked and walked off, Yesterday Tuesday nieghbour walked up road to train station left dog indoors, if he can can walk to train station Im sure he can walk 20 yards to the bin shed to put dog poo in. Atitude , lawless intimidating Im dealing with. The estate manger its his job what hes paid for ie service charge to sort this health risk ill living put on us, visiting children it dangerous contamunated grass can cause blindness in children , id area, Redhill Surrey. Anchor Hanover head office Bradford notified no action taken as yet why. Saturday 30th april 2022 same dog poo put on patio door handles another of his friends came his dog running lose as well in communal gardens going to wee everywhere, no lead on dog after being told its anchor hanvover policy pets keeped on lead. These people are two x prison officers from wandsworth prison who have a lawless intimidating attitude to residents here. Are they bigger that anchor hanover housing it seems that way, their supporter arrived jimmy from nearby so it looks like they are upping there terror against us.
