I have been in my flat 3 weeks and the manager has not introduced herself to me. My carer has had to find where the refuse goes and about laundering, it's a bit poor considering the amount of rent we pay.

TrustpilotAvoid this company
On the waiting list since 2017. This is an appalling company I elected to opt for a one bed property made about six calls to find out where I was on the list at one point I was told that I was no longer on the list for not responding to an email they supposedly sent. However a recent call to their offices they state that one bed flats are not allowed for single applicants which is the first I heard of it. Despite sending a few emails which have simply gone unanswered I no longer have any faith in this organisation a feel that I have wasted four years when I could have chosen a more reputable housing association. This is one to avoid.Update: 20/12/21After another long drawn out email from a faceless operative nothing further by way of a resolution has been tendered except the usual plain vanilla apologies which amount to nothing. Quite frankly this company simply doesn't stand by it's word, which doesn't appear to mean very much. The poor Trustpilot ratings would seem to bear that out.

It is a sad day to hear that a gentleman has past today because of covid! He and his Widow are in the video so sad! Lack of meeting the goverment guide lines here. TrustpilotThank you for your reply
Thank you for your reply. You are correct in saying that I spoke with the area manager in august! How ever, I feel that the neglect by that area manager is shocking! My complaint's over the lack of covid care were alway's dismissed! I.E once lockdown ended and the Goverment changed law's to guildlines NONE OF THEM WERE MET! You only have to go onto cherry tree court Standish Wigan facebook page, there you will see vidieos and photo's with a heading of cherry tree court in full swing! Party's no mask wearing (NO GUILD LINES MET) Coffee morning's (No mask wearing) Bingo afternoons (No mask wearing) These people are the most high risk in our country! I tried to talk sence into the area manager to no avial! The Goverment guide lines were not met! Ok I agree we can not lock up our erderly. ( I am one of them) but come on here anchor, more could have been done. Keep the gathering small I say, rotate it each week so all get a turn. Wear a mask I say. I was dismissed with the answer that you are breaking no laws! Over the country (and I know many in sheltered housing not only anchor) very few have taken up such social gatherings like cherry tree court did! It made me so afraid for every one and for my self as I have a lung illness! So I had to move out, I knew what would happen! You now have 6 comfirmed cases inculding the manager ( oh my God he mixes with them all! ) So now you have shut all the bingo ect down! Told everyone to wear a mask. It is no good shutting the stable door once the horse has boltted! I pray that there are no more case's in cherry tree court to come! 6 is far to many in such a huge building 43 flat's 10 of which are double and one 3 bed house! May I add here anyone with a notion of common sence could see what was going to happen there! So I packed my bag's that was hard for me with my ill health, and it cost me my saving's to move! But I did it to get away from you! Did you learn nothing from the first wave? Our erlderly (yes I am one also) they were neglected and a lot died from that! These are ladies and Gent's whom fought for us in WW2.Ladies whom were hard working land girl's Ladies whom worked in factory's! Gent's whom fought in the air and on the sea also on land. They are at your Mercy now! Treat them right I say! And for God sake follow the Goverment guild lines! That way we all may stand a better chance. Anchor cherry tree court you in my humble opinion are a disgrace! Anchor you are in my opnion are not fit to house our elderly folk just read the reviews not just mine! I hope and pray ( and will point many reporter's your way) praying that you get exsposed sooner rather than many out break's and bad housing up keep later. TrustpilotA resident is desperate to have her…
A resident is desperate to have her bath removed and a shower fitted. The same contractor who they contacted has already fitted twelve showers in our rented scheme. He came to look and the resident was happy with the quote. However he was then asked about his public liability insurance which he advised that it provided cover up to two million pound. He was then informed it had to be five million pound as it had increased since the last time he had worked here. This means that once again residents are being penalised as only large companies and local authorities can handle such a large amount of cover. They have since had another quote by social services which was almost two thousand pound dearer. Please advise.

Hello Mr Rafferty,Thank you for taking the time to leave us your feedback. I have investigated your concerns regarding the level of liability insurance required by contractors working at our locations. The level of liability insurance required at this time is in line with the current industry standard. Government and local authority contracts now ask for suppliers to have between £5 and £10 million of public liability insurance. The team who can support you directly with this query and answer any further questions that you may have are the Customer Service Support Team. They can be contacted on 0300 123 7090 or by email at AlterationsAndImprovements@anchor.org.uk. They will be able to discuss the options available and find the best solution to your concerns. I have been very happy since moving into my studio flat in 2017. However, several weeks ago it was reported to you that there was a problem with water leaking from my shower wall into the communal corridor. Since then i have had visits from various contractors, surveyors etc and they agreed that my shower needed extensive rebuild etc. I have been very patient in waiting in vain for any news or action and that patience is wearing thin. I am now seriously considering withholding rent payment until action is taken.

TrustpilotAHG Zero star would be appropriate
AHG Zero star would be appropriateI refer to my review dated 25 July 2021. Nothing has changed. This estate still has no dedicated manager, only odd callers who do not interact with residents. AHG is still, into the second financial year, charging residents for 22 hours per week for a resident manager.I have had repeated rejections of complaints, with the only reason given "Whilst we do understand that you are unhappy with the answers we have given and the way we have administered the accounting over the last and upcoming year however, we are confident that we have acted appropriately and there is nothing further we can add to this.""Unhappy!" - extremely angry would describe my thoughts about AHG. £multi-billion AHG has not accepted that it is ignoring its obligations under our leases by charging for a non-existing site manager and is confident (with £billions at its disposal) that this so called "charitable not-for-profit company" has acted appropriately.Since my last review, I have referred my case to the so-called Independent Customer Complaints Panel. Surprise! surprise! The response from the ICCP (with the same address as the main company) ignores AHG failure to comply with its legal obligation under the lease, and believe AHG has responded appropriately while continuing to charge in full for a resident estate manager. All emails from the AHG Customer Service/Complaint Department, (CSCD) come with this disclaimer "The statements and opinions expressed in this message are those of the author and do not necessarily reflect those of Anchor Hanover Group. Anchor Hanover Group does not accept any responsibility for the author's views."It would therefore appear that many AHG employees are not actually authorised to answer complaints. Or is it just one computer calling itself by a multitude of different names responding automatically to complaints with a variety of non-answers?Too late for us, but my advice would be "Steer clear of AHG"

Dear Mr Harper,Thank you for taking the time to leave your feedback. I am sorry our previous complaint responses have not met your expectations. It’s important to highlight we have not rejected your complaint as we have responded on several occasions including exhausting the stages of our internal complaints process, but we recognise you remain dissatisfied. As you say, you rightly referred your complaint to the Independent Customer Complaints Panel (ICCP) after exhausting the internal complaints procedure and we are aware that the Chairman of the ICCP contacted you directly. The ICCP as you know are completely independent and offer fair and unbiased reviews of complaints which are referred to them and they hold us to account when we could and should have done something better. The ICCP is made up of Anchor Hanover customers from rented and homeownership locations. These customers all have an interest in providing an impartial view of how a complaint has been handled throughout the process. The ICCP reviewed your complaint case at the end of August and have provided a full response to you, as detailed in that response, if you continue to remain dissatisfied with the responses you have received, the ICCP have provided you with details for you to consider in terms of the options now available to you. I am sorry you remain so unhappy with us.Kind regards,Joseph

TrustpilotBed bugs
I am one of 7 flats who are infested with bed bugs, all due to Anchor not dealing with the problem speedily.A neighbour reported them in her flat in March and nothing was done for months, by the time treatment was arranged in June they had spread to other flats including mine. I have complained to Head Office, the local Area Manager and the CEO and my local MP.I rang environmental health and they told me the entire block needs fumigating, but this has not been done. There are some extremely vulnerable people living here and it is only a matter of time before someone else gets them.I have had to have three treatments and had get rid of my bed and sofa which I cannot afford to replace, I am on a state pension and am now in considerable debt due to buying my own sprays, a steamer and a new bed and bedding etc. After my complaints, the wardens came to my flat and accused me if hoarding ( I have a lot of hobbies) to explain why the treatment didn't work. It didn't work on the other flats either, so that was unnecessary and cruel and reduced me to tears. I have had 3 treatments and still have bugs.I am already on anti depressants and this whole episode has pushed me to the brink of a breakdown. I had to stay in a hotel for three nights at the start as I couldn't cope with the idea of things crawling over me while I slept. The bites are awful, itch for days. Sniffer dogs were finally sent in this week and discovered my neighbour had them too, he got treatment within 2 days, I had to wait a week!I have had no sympathy or help from the wardens, thankfully I have lovely friends and family who have supported me. I am pursuing Anchor for damages.I am appalled at how I and other residents have been treated and am moving to another sheltered housing flat as I cannot stay in such an unsupportive environment.Yours

TrustpilotAHG are happy to charge residents for a service they are not providing
My wife and I live in a small retirement flat on a small estate owned, managed and serviced by the Anchor Hanover Group, claimed to be UK's largest provider of retirement housing, (leasehold and rental) and care homes, . Our leases require AHG to provide a resident site manager, paid for as an annual charge as part of the service charge for the 25 properties. The last manager left site, without warning to the residents, just before the first Covid lockdown in March 2020, and AHG have only provided very limited temporary cover (between 1 and 4 hours per week instead of the 22 hours per week we have been charged for). AHG have given no indication when a new manager is likely to be appointed, after 16 months. Nevertheless, AHG continue to collect payment by direct debit, for the full amount. Over the last financial year (April 2020 to March 2021) and the first 4 months of this year (April to July 2021) this charge for a service AHG have not provided (after making allowance for temporary visits) amounts to almost £15,000 (equivalent to almost £600 per property) and increasing monthly, with no end in sight. These residents are vulnerable elderly people, many in their 70s and 80s and some well into their 90s. Most do not feel able to sustain the correspondence with the useless customer relations department. I have been complaining for about 12 months about the fact that AHG ignore their failure to comply with their obligations to provide a site manager while they have continued to charge. AHG refuse to address their failure to comply with the terms of our leases. The final AHG letter to me earlier in this month, after about 12 months of correspondence, included the sentence: "Whilst we do understand that you are unhappy with the answers we have given and the way we have administered the accounting over the last and upcoming year however, we are confident that we have acted appropriately and there is nothing further we can add to this."I challenged the Customer Services Manager that AHG do not care, his reply was:“I strongly disagree with your assertion that Anchor Hanover don’t care, because that is not, and never will be the case.” All I can say to that is actually send someone to talk to residents of this estate and see the reaction.AHG basically say that this huge so-called “charitable not for profit company” think it is apparently OK to rip off vulnerable senior citizens in this way! Well, I and other residents do not agree. Great scam, or institutional fraud? The published AHG Annual Report for 2020 gives interesting financial information in round figures:Annual Turnover £522,000,000Operating surplus £ 69,000,000Directors' emoluments £ 2,200,000 - of which the CE0's salary, bonus, car allowance, private medical insurance costs and pension contributions (taken as cash!) amount to £528,000.It therefore appears that charity begins at home. The AHG Annual Report also states "It is also reassuring to have our high standards verified by our regulators. After a recent inspection, we were awarded the highest G1/V1 rating by the Regulator of Social Housing."My next move will be to contact the Regulator of Social Housing and other official bodies with the facts of this situation.I refer to the reply from Anchor Hanover by someone going by the name of Chantelle. This name appears to be used for all negative reviews on the company. But who is she (or he).I have been asked to provide more information. My review followed months of correspondence with AHG "Customer Services". My comments refer to a final letter from Jonathan Earnshaw, AHG Customer Relations Manager dated 9 July 2021. The quotes in my review are taken from that letter, which rejected my complaint. I have replied to that letter (12 July 2021) and also written to the CEO, Jane Ashcroft. (13 July 2021. Neither if these individuals has yet replied. I have asked for my complaint to be referred to the Independent Customer Complaints Panel, though since the address of that body is the main AHG address, I am not sure how "independent" it is likely to be. I have not received a response yet.AHGs letter of rejection suggests I could take my complaint to the First Tier Tribunal (Property Chamber), which will incur expense; or to the Housing Ombudsman Service ( which requires me to emlpoy a Designated Person (more expense) or wait 8 weeks. However, the AHG letter states, and I quote " a Designated Person will only be in a position to review how we handled your dispute". The mountain of correspondence between myself and other residents and AHG should clearly demonstrate that this has been abysmal. However, AHG have refused to agree that the complaint arose because the company failed to provide a site manager but has continued to charge vulnerable residents as if one were in post.

Phone call today from woman stating she was from TLS and doing a survey on behalf of Anchor Hanover. Calling from number 01484467098. Stated they have a right to call as any tenant signing their tenancy agreement is automatically signing up to this. NO IT ISN'T. Went on Anchor Hanover website and there's very little info on their data protection team.
