Charlotte was excellent from the start with helping us find a property and the whole process after that. Regular contact and keeping us in the loop was fantastic and she made the whole process of moving feel easy. Was happy to answer any questions if we had them and this helped with the overall process. Can’t thank Charlotte and the Prospect team enough for helping us!!

PLEASE READ BEFORE USING PROSPECT ESTATE AGENTS.
We have used prospect to rent through for a couple of years now. They have been great.. until it comes to moving out. On 6th january 2023 our tenancy renewed. It also renewed with a rent increase. Just DAYS after the tenancy renewed we were informed the house was going on the market and another estate agent would be in touch to arrange viewings and take photos. Had we have known this, we absolutely wouldn't have agreed to renew the tenancy as we were basically trapped into paying rent until a buyer is found. The reasoning would be, we have no idea when the property would sell and as to when we'd have to move out. Secondly due to chemotherapy and recent surgeries I am extremely vulnerable to having people in and out of the house. We received an email from prospect saying quote 'the landlord is happy for you to stay in situ until a point of sale. If a point of sale isn't agreed by the end of tenancy your agreement will roll onto a monthly periodic' basically saying, the landlord can serve notice anytime before but you can't. We found somewhere else to live as I cannot afford to have strangers come into the home when I am in such a vulnerable position. This was denied and was stated we couldn't move out. We sought legal advise on the situation and it came to light that the agreement had actually been broken, as in the contract it clearly states there isn't allowed to be any for sale / advertisements until the last 2 months of the tenancy. I brought this up to prospect and got told they will 'speak to the landlord.' It's not good enough. Why is the landlord allowed to break the tenancy, but we aren't? We were falsely tricked into signing a tenancy agreement (WITH A RENTAL INCREASE) on the pretence the house was going on the market. We were totally mislead. When you sign a tenancy agreement, you sign it on the hopes of a stable, secure home which you rightly pay to legally occupy. In our case, we were signing the agreement to insure the landlord / prospect didn't have any missed gaps of non-payment until the house would've sold. I know there is always a risk of a house being sold. It's part and parcel of renting, but to be told this a handful of days after renewing the tenancy agreement is morally so wrong. Prospect were also aware of my current health conditions, as is the landlord, as we've had to turn away someone coming to do a gas inspection due to my ongoing treatment. I'm not asking anybody to put the sale on hold, but so the right thing and let us be released from the contract early. The email clearly states if a sale happens before the tenancy agreement is up, the landlord can serve notice. If that isn't the case, and the landlord will still have to wait for the tenancy agreement is over, then maybe raise this with the staff member who wrote the email. As we took this email for gospel and made arrangements to move. I have spent weeks chasing for replies, only to get a call back saying we cannot break the contract. We have now moved from the property due to the health risks this poses on me, and the sheer stress this has put on myself and my family, and the fact we don't want to live on tender-hooks not knowing when we would have to leave. It's an absolute shambles and to leave my family in this cost of living crisis liable to pay the rent up until a point of sale, when we have been tricked into this tenancy, and also when the contract has been clearly not stuck by, by erecting for sale signs, and not letting us enjoy the property on a quiet and peaceful basis, has left us no option to seek legal advise which we have now done. On one of the emails I received it also said 'we are acting on behalf as the landlord as they are our client.' Well we are also paying customers. Also your clients. There has been no thought or consideration for us at all, and due to this, we have had to pay hundreds of pounds to seek legal advise and we are willing and now WANTING this to go to court as we have a watertight defence on the pretence of being mislead, as well as the contract not being adhered to. I am also going to make this known with the redress schemes and the ombudsman. We will take this as far as we need to, to put this right.

Both Paul and Beth were brilliant throughout the process of us looking for homes and even though we haven’t actually bought a place with them, they were so helpful in the search and remained in touch and professional even up until now whilst we proceed with a property with a different estate agent. I can’t recommend them enough, lovely people and if god forbid our sale with this house falls through, I actually look forward to looking at more properties through prospect with Beth and Paul.Thank you for always keeping me updated and staying honest throughout.Nimrah

Excellent experience with Lewis at Prospect Bracknell. I appreciated Lewis' responsiveness and his customer-orientation right from the beginning. He gave me all information I needed and all this made a very smooth experience for me from the search till signing entering my new flat. I also appreciated that all documents were handled online as well as the option to use website such as Tili. I highly recommend Prospect Letting Agents!

I’ve just brought a house with prospects and all I can say is Beth Murphy has been absolutely amazing! I would highly recommend her to anyone using prospect if you want your experience of buying a house to be pleasant please go with her. She went over and beyond for us that even after we didn’t get our first property we wanted to stay with prospects because of her outstanding customer service. She always replied back to me immediately and assured me. There was no game playing like other agents she was very honest. We just cannot thank Beth enough wish there was a 10 star for her.

Beth Murphy of Prospect Estate has been…
Beth Murphy of Prospect Estate has been absolutely wonderful. Trying to locate a new house close to myself for my elderly parents has been made possible thanks to Beth. The specification of requirements given by my parents was fairly extensive and Beth rose to the challenge ensuring all were met on more than one occasion. Unfortunately my parents had to bow out of the original house due to health challenges but Beth has since found another and look forward to them moving in during March. I would personally like to thank Beth for her dedication and all the effort she has made. Not your usual estate agent by any means. If I chose to move in the future my first port of call would Beth Murphy. Thank you Beth for all your hard work, 5 stars plus!

Great experience with Prospect, thanks to Beth
Huge thank you to Beth who was amazing throughout the sale process. We decided to go with Prospect after having bad experience with a previous agency and couldn’t be happier with our decision. The way Beth handled everything from arranging viewings to finding us a buyer and guiding us through the whole process with her fantastic communication and knowledge was so helpful. Beth is a credit to the company. Thanks Prospect!

Great Expert Property Valuation
We had our Flat valuation recently by Prospect estate agency, Mr Toby Herman was valuation manager who visited the property and we were glad that he did great in getting the valuation with attention to detail on each aspects of our Flat and advised on the current market condition and buyers interest. Also briefed the best practices which Prospect estate agency follows in shortlisting the Potential buyers with predefined checks done, which further saves the overall time for selling completions.

I am super satisfied for the service that Charlotte delivered to us. She was very nice everytime when I ask something to her. She is also very well organized and clarifying the steps moving forward. Her goal was to make landlord and tenant happy. We finally rent the house which was exactly what we were looking. Thanks Charlotte and happy to work with you.

Nikki Gardner *****
Prospect have successfully managed one of our Buy-to-Let properties over the last 10 years. We have found Nikki Gardner (of Prospect) to be very competent, professional and efficient in managing the property; checking the condition, obtaining maintenance quotes, and liaising with the tenants and ourselves

THEY WONT GIVE YOUR DEPOSIT BACK
This agent will do everything possible to keep your deposit. Despite paying for professional cleans, decorating and spending more time making your old house nice and shiny instead of getting your new house ready to be lived in, they will take you to the cleaners literally. Do not use Prospect. We were evicted at Christmas after 10 months on a 3 year term, we had a leaking conservatory for 10 months, (which made our sofa mouldy and it went to the tip) loads of people came to quote but never to fix (until the week before we were moving suddenly its being fixed)We had drains that didn't drain and our shower was regularly a bath full that didn't release water, this went on for many months. We moved into a flooded kitchen with a dishwasher left in the middle off the kitchen which didn't fit under the unit so we had to ask for it to be removed and get a smaller one. Turned out the reason the dishwasher was flooding the kitchen was because it wasn't plumbed in correctly. We paid a professional plumber to sort the plumbing issues and a professional contractor to put TVs on walls etc to ensure no damage. We moved into an unfurnished house fully of furniture which we were expected to just keep.We were told the landlord is selling when actually he let his family move in. Prospect have harassed us for the most ridiculous things such us 'all of the window keys' which were never provided, a radiator cap? a light bulb? seriously? they want us to send another cleaner to clean while the landlords family are now living there? Making us feel like we trashed the house, like we were not clean people. We left that house immaculate and the landlord has confirmed he is happy with the condition yet the agents are relentless and despite us paying £450 on professional cleaning the carpets, professional clean of the house and decorating all at Christmas, making Christmas pretty crap, while finding a deposit to move they still want £500 from us!People forget tenants have invested a lot of money into 1 property and we had moved into the area from London this same year too so new jobs, money was tight, all our savings were in the house and it takes time to be in a position to move again, but we didn't cause a fuss, we vacated even despite the fact we were told 'how sorry the landlord is, he will be flexible and let us stay on or go early. we finally secured a house after searching frantically over Christmas to be told, no they wont let you leave early!I had to argue the fact we were told we could leave early so we agreed a date and now its a NO?Finally we compromised on a week but jeez! this isn't good for anyones mental health.Honestly, in my 20 years being an agent myself and over 20 years renting properties personally I have never ever experienced anything like this.I would never recommend this agent to anyone because they are very efficient and fast at securing the business but I am not surprised to see how many people have had similar issues to us. This was our first maritial home and it was an absolute nightmare.
We are very sorry to hear that your experience was not as we would expect, your feedback is important to us and we would like the opportunity to review your complaint fairly, our Head of Property Management will be in touch with you shortly

Chloe ... Birthday Fairy
I am a tenant and managed by Chloe Reilly. Chloe is always a professional but just recently pulling out all the stops to help me. I fell foul of drain problems and then boiler breakdown. Resulting in no not water or heating for two weeks. Chloe was approachable, sympathetic and did everything she could to speed up the repairs on both occasions. I was beginning to feel worn down by it all. However she saved my sanity. I was able to reinstate a birthday celebration that I thought would be cancelled. Thanks Chloe.

We have recently sold a property using Paul and Connor. They have both been regularly contactable. Our property was sold within 7 days of being on the market. And with the buyer messing us around for 4 weeks and pulling out the team put time and effort in to get calls put out to other potential buyers and again secured the sale again within 5 days. Great service and highly recommend Prospect
Thank you for the review!
