When Leaders renewed my tenants rental agreement they asked me if I as landlord would be willing to accept the tenants taking up the "No Deposit Option", which I agreed to. On my next statement dated July I noticed that there was something called a Compliance Fee being charged to me of £13.20 per month. Previously, when tenants paid a deposit I was charged £4.80 per month for the Tenants Deposit Scheme. So allowing the tenants to go to "No Deposit" was going to cost me about £90 per annum.I contacted Leaders to ask what this was for and and finally on 2 September I received a reply stating: "This effectively replaces the deposit registration and means that Leaders will indemnify you for any statutory fine or penalty that arises from our failure to ensure compliance with your statutory responsibilities with regards to your property." As I didn't understand what this meant, nor why it should be charged when previously I just paid for the Tenants Deposit Scheme, I asked for an explanation from Leaders, and pointed out that this charge has just be taken from my rental income, without any prior notification or agreement.Finally on 21 September I received an email telling me: " I can confirm that the compliance indemnity is not an insurance policy. The statutory responsibilities are elements and legislation that is not covered under your terms of business and this is the extra level of coverage that is provided under the compliance indemnity."I really couldn't see what the difference was between my statutory obligations if I paid the Tenants Deposit Scheme and the No deposit Scheme, so I asked for the compliance charges to be removed from future statements, and what I had already paid to be refunded to me.On 24 September I was told "I have sent this instruction to client accounts to remove.".As I heard nothing more I sent a further email on 20 October asking where the refund etc was. On 21 October I received a reply: " I have stated that I am happy to remove the fee but need this written request in writing."I replied to this the same day pointing out that I had already been told that "client accounts" were dealing with this, and asked what was happening. On 1 November I again emailed that I was still waiting for a response.Today, I received my statement from Leaders, dated 2/11/2020 and - surprise, surprise! - I have yet again been charged a compliance fee.So not only have Leaders simply decided to take £13.20 per month from me with no authorisation, no agreement from my side etc etc, but they have also failed for over 2 months to rectify this, and now don't even answer my emails.I have to resort to posting yet another bad review on here in order to get anyone from Leaders to reply to me. This really is getting extremely tedious, to say the least!!
