They are fine to deal with the everyday life of a landlord/tenant. However, a new situation makes them panic and withdraw not only to what they already know (right or wrong), but also to become blind to any other views. My situation was unusual, and their mismanagement caused me to lose about 500£. I complained, and they chose only the parts that were suitable to their version of reality. They are not members of the Property Ombudsman, and the company that regulates them is substandard professional.
I would not choose them again.

We attempted to contact you earlier today, but unfortunately, the call was cut short. Following your comments, we have reviewed our records, which show that the property you let between 2018 and 2020 was managed directly by the landlord.
As such, House & Son did not have any involvement in the checkout process or the return of your deposit. However, please rest assured that all deposits for tenancies where we provide a tenant-find-only service are transferred to landlords who are registered with an approved government deposit protection scheme. If the landlord had not been a member of one of these accredited schemes, we would not have been able to release the deposit to them at the start of your tenancy.
Each of these government-backed schemes includes a dispute resolution service, which can be used if any issues arise regarding deposit returns.
I hope this clarifies the situation, but if you have any further queries, please do not hesitate to get in touch.

I used this agency to rent a flat. But when it came to returning my deposit House and Son Lettings attempted to keep as much of it as they could by charging me for things that were wrong with the flat before I moved in!! I looked at Google reviews and could see in the one stars that other people have had this same horrible experience! Unfairly keeping a big part of a tenant's deposit is totally dishonest! I would advise not to use this untrustworthy agency for renting a flat.

GoogleThe people I spoke to were incredibly rude and dismissive. The individual I had arranged a property viewing with, did not even call to inform that our meeting was cancelled. An hour to our arranged time, I called their office for a confirmation only to find out from another staff member, she had never even scheduled it. She then called me back and left a message to tell me the property had been let, 10 MINUTES to our appointment (as if I had nothing else to do that day). Her tone was so condescending and I don't understand how either of the people I spoke with are in the business of dealing with actual PEOPLE.

GoogleThieves, absolute thieves! Will take your money and let you live in squalor even after a years worth of complaints with no replies, took almost 2 weeks to replace a fridge freezer, left the chimney broken and my room wet and wall soaking and rife with mould all through winter. Then try and charge you for the pleasure when you leave. Even after updating the entire inventory on arrival have received charges for their rubbish which is written down already.
