GoogleBad experience, especially when moving to other property they will charge you un professional way.I have to give 238pounds for cleaning only even if there is no damage and kept clean.They ask to pay initial payment 750pound rent insted of 600 ,when i ask about it they said it will return back when you will leave from the property.Moreover i have payed 120 holding deposit also. These two payments gone on water.Other than that all is well.Try your luck for a better experience.

Thank you for your review. I was concerned to read its contents as this feedback is not in keeping with how we operate. Therefore, I immediately looked to trace the details of your tenancy. Unfortunately I have not been successful in doing so and therefore wonder whether your experience was in fact with Rosedale Letting Specialists. I would very much welcome a call from you so that we can discuss this further and so I can try to understand the details of what you are stating happened. I am available on 01778 426657, option 3. In the meantime, I will try to offer some generic feedback.
In terms of a claim on a deposit for cleaning; this is a perfectly reasonable claim to make if the property has not been returned in the same clean state as it was in when handed to you. Any deposit for an assured shorthold tenancy agreement would be protected and as such you would have the right to dispute any claim made against that deposit. We would only make a claim on behalf of a landlord if we believed it was fair, just and we had the evidence to support such a claim. We absolutely respect any tenants right to dispute a tenancy deposit claim and would respect the decision of any adjudicators assessment of the claim. I am currently not aware of a disputed cleaning claim of £238.
In terms of the monetary values you detail I can advise that the process of what is payable is very transparent from the outset, and is also detailed on any marketing of a property. We go the extra mile to ensure a prospective tenant is sure of their financial commitments as part of a tenancy. The numbers you quote are very round numbers and are therefore unlikely to be 100% accurate. To be clear, assuming you applied for a tenancy from 1st June 2019 onwards, in the first instance a holding payment is made in order for referencing to take place (this is the equivalent of one weeks rent). If successful this holding payment is applied to the tenancy deposit. The total tenancy deposit is the equivalent of 5 weeks rent (so the remainder due would be 4 weeks rent once the holding payment was accounted for). The initial rent due is usually the first months rent in advance unless a further advance payment has been agreed. This information is readily available against the marketing of all properties and within our paperwork. Due to the prescribed nature of the amounts due, at this stage, I do not see how such a confusion could have been caused.
