Hi Amanda,
You have my sympathy for the challenges you've faced since moving in. It’s so frustrating to find previous tenants have not left a property in good working order & it’s been left to you to report the problems. We conduct an end of tenancy check on all our properties, so we already knew about, and had arranged for many of the issues you reported to be resolved, however there was very little time to get these all addressed before you started the tenancy. I do apologise if this wasn’t clearly communicated to you at the start of the tenancy.
Our maintenance team had reported that everything in the room was fixed and in good working order. There was initially a communication problem due to a mobile clothing rail being referred to as a coat hanger, as we do provide fixed coat racks we assumed this was the missing item. Although coat racks are standard and included in our rooms, mobile clothing rails are not standard furnishings. The one that you had seen on the viewing was owned by the previous tenant. We have subsequently provided one for your property, however it’s appears the rail provided had a small defective, which wasn’t noticed by the maintenance team.
I’m sorry I wasn’t able to meet with you personally, however I have ensured one of the property maintainer coordinators has sat down with you and gone through all the maintenance issues, to make sure the plan to address them was communicated.
I have investigated the remaining issues with our maintenance team. I want to assure you that we are working to resolve all the issues we can with the property. I will be in touch soon to discuss the matter further.
We are genuinely sorry for this misunderstanding. I hope this response helps to resolve any feelings of upset or nervousness you have been feeling, and that you will be able to enjoy the rest of your tenancy. If not, don't hesitate to contact me again, so that I can make sure you are happy with the plan.

GoogleThe staff are friendly, approachable and polite. They reply to emails quickly and maintenance issues are generally promptly solved. When my boiler got issue, they offer me portable heaters and rebuild the boiler for me. They are happy to help even for small issues. Their office is in the main street of Selly Oak so it is convenient to reach. Would definitely recommend it to friends! :)
