I am writing to highly recommend UniHousing Lettings based on my exceptional experience renting a studio apartment from them for the duration of my university studies. I've lived in one of Unihousing's flats for the past 4 years and have had a great experience. The flat is new and in good condition, the private parking lot is convenient, and the whole building feels safe and secure. Lisa has always been especially helpful and approachable; whenever I've had any issues during my tenancy, she's responded quickly and made sure they were resolved efficiently. The maintenance team are also reliable and deal with problems promptly.

Weird and unprofessional

My daughter rented a studio in UniHouse Bristol Road in 2022 and we were impressed by the accommodation, support and service, so she used them again for her final year 25/26. The room she rented in a shared house wasn’t immaculate moving in and she needed to defrost the freezer as it was completely full of ice and a give it all a bit of a clean, but we overlooked these small issues and to be honest expect it for student accommodations. The service was great during her time there when she had a small issue with drainage. On moving out we as parents we did the final clean as she was overseas (fortunately we took photos on her moving in day and out). Six weeks later they returned the deposit but held back £25. They didn’t inform us before they did this (we only noticed it in the bank account) and despite two emails and a phone call refused to tell us why, citing they did not have access to information and asking us to wait another two weeks due to member of staff being on holiday! I suspect they had no intention of telling us and hoped we didn’t notice. As a professional letting agency, you would expect them to have some kind of centralised records and been upfront with such matters. As we are from the legal professional ourselves, we know it is not a valid reason to withhold deposits (full or partial) without good reason or evidence just ‘in case’. After the statutory 10 days we had still heard nothing, so we were forced to contact the deposit holding company. Suddenly they returned the missing amount but stated that they had done also as a gesture of good will. We suspect that had we not kept pushing they would not have returned it as they only did so when we persisted. They sent us photos stating the floor wasn’t clean. They literally sent a photo of some dust on a hard laminate floor, some mould around the bath (we have same photo on arrival) and a freezer with a tiny amount of ice in it (it was unusable when she moved in and we had to fully defrost it to get anything inside). If I could attach the photos here I would. As there is a huge gap under the door we suspect that dust had somehow rolled under the door in the intervening 6 week period! We really don’t know why other photos were sent if the ‘issue’ was dirt on the floor. And I’m talking about dirt/fluff/dust that could be vacuumed, no stains or spills. But clearly this wasn’t a justified reason so they returned the deposit. Either there was an issue or there wasn’t. All very weird and unprofessional. Based on this last experience we can no longer recommend.

Have been with unihousing for 3 years now and in my last tenancy with them, lived in a couple of there properties and if and when (as things do) go wrong they have been able to arrange the right tradesman to fix the problem, polite on phone and have always dealt with issues in a timely manner, had some nightmare landlords and properties in my 5 years at Birmingham uni but can't fault these guys, thanks to Ken and his team for there help...

I spent > 4 years in one of Unihousing's ensuite rooms in Dawlish road during my study. The best accommodations near UoB, supermarkets, cafe' and restaurants. Had a good maintenance, fast response and friendly staffs. Thanks to Kelly and team, managing my rent contract over the 4 years.

I was a tennant for one of the houses that this company rented from June 2022 to 2023 and have been blown away. For students studying in Birmingham who need a place to stay I would suggest going here first. 1) Have a very affordable call out service if you have locked yourself out 2) As a UCB student, the commute was only 30 mins, even quicker if you are at UOB. 3) Friendliest lettings staff I have met, who are always happy to help and see me 4) Speedy repair services, they even upgraded some appliances whilst I was there. 5) Happy to negotiate better/WiFi packages 6) Property was central selly oak 7) Bills included on my letting so never fought over heating or lights etc... 8) Consistent parking access if you get a permit for the road 9) Only shared with 2 other people and larger properties were available if I wished 10) Most importantly I have not been able to find a property with cheaper rent since regardless of the bills included Small cons (Some are just virtue of Selly oak/my property specifically though): 1) Furnishing basic 2) My property was a little noisy at night 3) Bedroom was quite small I hope you all have as brilliant of an experience as I had!

The wall and roof are very thin. I can hear whatever my flat mates talk (especially when they turn on the speaker phone or when they talk during walk up and down the stairs). My flat mates always arranged the parties which beyond the law of Birmingham city council (beyond 11:00 pm). I recorded this and tell the manager, but they did not do anything except telling that I was so sensitive. Here was my nightmare. I endured with this place for 2 months. My health became worse and worse, so I decided to move. From my experience in this place. This place is not a place for student because although they sleep late the same, this level of noise students will not be able to study (especially post grad. Student).

I stayed in a Unihousing studio for my final year at university and would definitely recommend them! I’ve heard some horror stories about other letting agents in Selly Oak but I don’t really have any complaints about Unihousing The room was fairly spacious with a good amount of storage, and maintenance issues were dealt with promptly. The only thing I would say is that the shared kitchen and washing machines could’ve done with some deep cleaning before we moved in. But on the whole, I think you’d be happy living in one of their properties.

Absolutely fantastic! I have lived in Birmingham for four years as a student and, having lived in UoB accomodation on my first year, I can tell you that the properties, maintenance and attention to tenants Unihousing offers is as good or even better than what UoB can offer. Compared to other letting agencies around the area, Unihousing is by far the best one. They don't deduct money from your deposit unreasonably, they fix maintenance issues the same day you report them; most importantly, they take you seriously and treat you like a person, unlike some "professional" letting agencies that treated me poorly because I'm an international student. A special mention to Kelly Smith, who dealt with all my emails, phone calls and maintenance issues during my tenancy. Thank you all so much for making accomodation so easy and pleasant on my final year at UoB!

All in all can't complain

All in all can't complain, the apartments are small but livable, see them first to decide if it's right for you. Landlords are great with maintenance, always got issues sorted quickly. Only problem is at the start of term when they need to show new potential tennants around they can be a bit inconsiderate, though this is probably true of any student housing (will leave you alone the rest of the year). Rent is a bit steep but you're paying for convenience of having bills included. Note that at the time of review I haven't moved out so I do not know how they are with regards to deposit return. Highly recommended for convenience and service, though if you're on a very tight budget there may be cheaper options.

It’s my first year with Unihousing and I gotta say it has been great so far! Even though some of the things inside my room needed to be repaired, the agency responded to my maintenance request and got things fixed quickly. (Kudos to Lisa, she’s really nice and helped me arrange several maintenance:) In addition, many of their properties are SO MUCH MORE affordable than school accommodation, not to mention that most of them located really near to UOB. I would definitely recommend this agency to students who are finding somewhere to live near UOB;)

It's a very nice student dormitory. It's close to the school and supermarket and we have a washing machine in the kitchen, which provides us with great convenience. Additionally, the staffs in the unihouse are so responsible. They are willing to handle any problems you might encounter.
