I am happy to write a well deserved 5 star review for Oakmans - most importantly Alexis Day who dealt with my move in from start to finish. Alexis was the person who stood out when I was dealing with everyone. She responded to my phone calls, emails and kept me in the loop. I think the thing that make Alexis stand out was that she took responsibility and ownership for buying this property for me and personal responsibility for all communications with me. I think the important character trait I saw was that if Alexis said she was going to do something, she would confirm that it was done either by email of phone call. I didn't have to wonder whether the task or job had been left up in the air. As a busy professional, I am receiving information constantly regarding so many things. I think it's important that I am not chasing people but they are coming back to me even if the news in not what I want to hear! At least I know where I stand. It's easy to start enthusiastically, but to succeed in property, it's important to have persistence, determination and complete detailed communication which will always be inconvenient to the either the agent or vendor or buyer. However, Alexis took responsibility of the situation and that's why I gave her a 5 star review. Moreover, Trina O’Neill, Head of Sales Progression, is one of the most experienced and knowledgeable professionals who I have ever seen in the property business. She knows how to follow the process seamless and ensure the buyer has the best experience ever.

I found a house being marketed by Oakmans and viewed it last weekend and was very pleased with the way it has been handled by Oakmans - in particular Courtnie, who showed me round the property. She was prompt, professional, courteous and very easy to chat to - answering all questions I had. I made an offer and agreed a sale two days later. The whole process has been easy and efficiently handled by Oakmans. Thank you Courtnie and Oakmans.

The staff at Oakmans have been superb with my house sale, in particular Trina my sales progressor, she kept in constant contact, helped keep me calm when things got stressful. Answered all my questions kept on top of things and kept things moving along! On top of all that she was lovely and friendly and just a total star! Can’t thank her enough! Also an extra thank you to Courtnie who bagged the sale and got the process going in the first place! Can highly recommend Oakmans!

I have just sold my house with Oakmans and wanted to thank the team for all their help as we wouldn't have got through the transaction without you! A special thank you to Laura who was professional and helpful from beginning to end, Holly for showing the viewers round and securing a buyer (£12,000 over asking price!) And to Sian and Trina for getting our sale and purchase to completion and keeping me feeling positive with what was a stressful transaction! Thank you Oakmans I will definitely be recommending you!

I have recived a call to arrange the viewing to rent one of the properties. I have been asked if I recived child support , after I confimed that I do I have been put on hold and been told that propert was already rented. This is disrespectfull and discrimination to hardworking single parent which try to find private propert to rent and provide a good home to a child.

Great experience. They found us some houses that aren’t listed online and drove us there in the oakmanmobile. Brad was fab, super friendly and raced us back in time to sign on a house in time - we just beat the other group to it!

We tried to rent a property through Oakmans. We had to go through Homelet to be checked, which is all good - Homelet says it will take 2 weeks, which is more than enough time, Oakmans have a policy of only waiting a week because 'they have their own checks to do'. The communication between Homelet and Oakmans was poor, the communication between Homelet and myself was poor, the communication between Oakmans and myself was poor. Oakmans rejected our application (fee of £300), only for Homelet to contact us days later to say that we're successful and they want to discuss our moving into the property. Save your time, effort, health, and money. Avoid this estate agents

If a service is bad I normally just ignore it and continue with life. But when a service is atrocious I have to say something. I had a novation done where I would be moving out and another person would move in. Which took forever but alas came to an end. Then when it came to receiving my deposit back I called about 10 times and the same lady kept postponing it and always told me she would call me back. She never did. After some time (constant begging and asking to speak with a manager) I finally got an email saying I could retrieve the deposit. However a third party linked with oakmans holds the deposit, DPS. But I had never made an account on DPS so when I ask for a Deposit ID, no one seems to know or can tell me what it is. Now they are saying I have to wait for a message to retrieve my deposit which I know will never come. I promise you Oakmans if it weren’t for students that attend UoB every year you would be out of business. It’s a shame, because all you need is a little more organisation and structure with ur individual colleagues because it’s a mess.

I have recently sold my property through the Selly Oak branch. Unfortunately, I did not feel like I received a professional and competent service. Although Urfan, who dealt with our valuation, was incredibly helpful and responsive to our queries, that is where the positive experience ended. The house was listed on the market for 10 weeks before we received an offer. Throughout that time we do not believe the team was doing everything they could to promote the property and book in viewings. We were given very little notice of viewings (usually the day before), and had to change our schedule to accommodate them. We said that we would be able to do viewings in the evening and weekend to encourage more viewings, however the team booked viewings for a week later, with many being cancelled on the day. Also, when we were present for the viewings, the agent had little knowledge of the property and were not promoting the best features. We then asked for the property to be removed from the website and were in the process of transferring over to another estate agents when we received our offer. Unfortunately, our experience through the progression of our sale was no better. We had no contact with the team apart from the sharing of the memorandum of sale. I had to call multiple times to ask for updates, and the response I received was minimal. I resorted to speaking directly with our buyer’s solicitors in order to progress the sale quickly. Although we have now exchanged contracts, we have been very disappointed in the service we have received.

Agent replied · 28 August 2023

Hi Ruby, Thank you for sharing your feedback about your experience with our Selly Oak branch. We genuinely apologise if you felt that the service was not up to the standard you expected. I have personally checked through all the notes in our system and the regular updates that were given throughout the time your property was on the market, as well as the duration from when the sale was agreed to the buyer that Oakmans found for you until completion. While we acknowledge the concerns you've raised, we do feel that we have fulfilled our contract of getting your property sold. We understand that moving houses is one of the most stressful times in people's lives, and we've done our best to make this transition smooth for you. We are pleased that you have moved house using our services, but we recognise that some aspects of our service did not meet your expectations. Your feedback is incredibly valuable to us, and we'll take it into consideration as we continuously strive to improve our services. Once again, thank you for choosing Oakmans, and we wish you all the best in your new home.

I never thought it would be possible to be treated like a child by people my age. All the professionalism went out the window the moment we signed the contract and paid the deposit. On the key collection day, after waiting in a chaotic line of tens of students, we were thrown the keys and given a few pages of the most general information you'll ever read. Nothing specific, no inventory. When we moved in, the house was in an absolute state. I am talking mud on the floors, the fridge door was holding on by a thread, and walls were victims of extensive abuse and that's just part of it. The carpets looked like they just came back from WW1 and one of the beds was extremely close to giving up on life forever. The pictures you see on the website are nowhere near the reality of what you’ll actually get. Did I mention that the garage did not have a lock and the fence was partially missing? We had to sleep with one of the bedroom doors always open as it just refused to remain closed and we were refused a new door. We also got locked in the bathroom a few times because that door wasn't working either. Oakman's failed to disclose that the property is a hot spot for burglaries, car crime and other types of crime. We experienced 3 different burglary attempts within a year. I'm only talking about the serious ones. If I was to include all other disturbances, we'd be looking at a much higher number. Did I mention the unsecured, dark path that was just behind our house (yes, the same house with a broken fence)? The neighbors knew about this, the landlord was well aware and the police confirmed all our worries. Yet, we were not once informed. Somehow, among all the empty promises made to us at the time of the viewing, they forgot to mention any of this. We had to spend hundreds of pounds on cameras, outdoor lights and security systems. The truth is that they treated us like silly children, like we’re crazy and asking for too much. We've been ignored and insulted. We lived in fear for a year!! No plea will work with them. They want one thing and that is to get their money so in Oakman's view, as a tenant, you're nothing more than a cash cow. We were refused early contract termination, improvements, rent reduction offer and talking to them in person was a mission. Even when we did get to talk to people, we would still receive just empty promises. Did I mention that we went through 4 or 5 different property managers? We kept emailing people without knowing that they were no longer working there. The cherry on top was the £40 deposit deduction for "two bin bags removed from the property". Never mind the fact that we had proof of the house being the cleanest it's ever been when we left or that they were unable to explain what those bags were for. There's just no getting through to them. No matter how much proof, backup from the police and willingness to cooperate we had, Oakmans failed on every single aspect. We lost nights of sleep, money and so much energy and in return we got more stress, anxiety and frustration. Save your money and keep your dignity. Don't be fooled by the positive reviews. Read the negative ones. I promise you’ll find some reoccurring themes.

Thank you for taking the time to share your detailed concerns about your experience with our property management. We recognise that your experience was far from satisfactory, and we would like to address some of the points you've raised. On the day you moved in, July 1st, we welcomed over 3000 tenants to their new homes. While we do our best to streamline the key collection process, we understand that waiting in line can be frustrating. We apologise for any inconvenience you may have experienced, and we'll strive to improve this process in the future. Regarding the cleanliness of the property, the landlord did personally clean the premises before your arrival. We're sorry if the condition was not up to your standards, and we appreciate your feedback on this matter. In regards to the overall state of the property, please know that the property was leased to you after you had an opportunity to view its condition, though we recognise that your experience has differed from your initial impression. As for the local crime in the area, we do not hold records or specific information related to criminal activity. We encourage tenants to consult with local authorities or conduct independent research to gauge neighbourhood safety. We understand that you requested early termination of your lease. We did consult with the landlord on your behalf, but we must respect their decision as the property owner. Our role is as an intermediary, and we strive to represent both parties' interests fairly. We acknowledge your frustration and concerns over multiple property managers and other issues during your tenancy. We recognise that some aspects of your experience have caused significant stress and inconvenience. We value your feedback and will consider it carefully as we continue to enhance our services.

I had an absolute nightmare experience with them. It all started with blatant dishonesty to lure students into signing with them, such as promising a suitable desk and chair as a condition of tenancy (as there was a child size desk and a broken chair on viewing). However, after promising this would be sorted, they conveniently wrote this on the back of the agreement document and only photocopied the front side, is this legal? Furthermore, this employee (Jai Holland) also lied about a fair usage policy despite my explicit inquiry asking if there would be one, after making a show of calling the landlord. On top of that, I have had zero visibility on energy bills, even after repeatedly requesting this information from the very first month to the end of my tenancy. To make matters worse, they had already given my room keys to another tenant, leaving me locked out of my own room and just gave me two front door keys, again “promising” that they would be in the door ready for me. It then takes over two hours for their man to show up to let me in. The service provided by them has been extremely poor, and it's incredibly difficult to get in touch with them. Additionally, any contact with them seems to come at a cost, as they charge £75 per visit for repair work. To add insult to injury, there was a leak near the upstairs bathroom that caused damage to the kitchen ceiling. This was only repaired a week before we moved out, to make this even worse, Oakman's response was to attempt to take half of the deposits from all tenants. I would strongly advise avoiding them if possible.

Cameron · 12 July 2023

Agent replied · 28 August 2023

Thank you for taking the time to share your concerns with us. We sincerely apologise for the experience you have described, and we would like to address your specific concerns. Firstly, regarding the desk and chair, we do our best to ensure that tenants' requirements are met, based on the information provided by the landlord. Any discrepancy between what was promised and what was delivered should be examined further, and we would be happy to look into this matter. On the issue of the fair usage policy and visibility on energy bills, we do not think you have been misled about any fair usage of the bill’s policy which has been in your contract, that you have signed. As for the £75 charge mentioned, our agency only levies charges on tenants if damages are found to the landlord's property. It's not our decision but rather an assessment based on the landlord's instructions. Regarding the leak and deposit situation, we assure you that we follow a transparent process at check out, presenting any damages to the landlord who then decides the cost for repairs. We understand that this is a sensitive issue, and we are committed to working with both tenants and landlords to reach a fair resolution. Your feedback has highlighted areas where we can improve our service, and we genuinely appreciate your insights. We have over 60 staff members across our branches, and we strive to be easily accessible for our clients. If you have any further questions or need additional assistance, please do not hesitate to get in touch with us.

Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
