Avoid them. Honestly the girl named Ellie at the reception has the worst attitude and is really unprofessional. I live in London but was asking her about a student studio/one bed apartment for my friend who doesn’t speak English well. And she just said “Well we all know both of you will live in it and I’ll find you a two-bedrooms flat.” She will not take you seriously when asking questions and ignore you by leaving you in the waiting room for ages. Would never go to any Oakmans agents

Run forest run...avoid them at all cost. They invent laws, rules and procedures to suits them and create hassle for the tenant. They query £200-500 transactions between my personal accounts quoting money laundry law without knowing what the threshold is. Requesting different bank statements 3 months per account from 3 different accounts quoting again money laundry law when the affordability was clarified from the first account. At the collection of the keys they request to have the British passport to validate right to rent ..despite all the checks done with weeks before , and using referencing company. On the day of the move put the latest slot 4-5 pm so you can't really do much in that day despite the payment covering that full fay also. Their emails are extremely aggressive with red bold writing and aggressive content. Their contract contains abusive clauses so you could should seek legal guidance/ take them to court. Trust me...if you can avoid them at all cost, no reason to work with them at all.

one of the worst estate agents ever please don’t go here!!! me and my friends were looking for a student home with this company and they messed us around so much. the pure lack of communication between staff is shocking, there were multiple times where we sat in the waiting room for ages while workers just walked around ignoring us. there was even a time where we got told 10 minutes before a viewing that the house was actually sold and we couldn’t see it anymore which was a huge waste of time for us. specifically conner was very unprofessional, he would swear, talk about inappropriate things and vape with us in his car while showing us houses. he never seemed to know what he was doing or saying as pretty much every question we asked about houses we were seeing he would say “yeh probably” or “maybe”. Run far away from this place.

One of the worst agents I have deal with. You called them for mould or the house maintenance, they come back to you that they cannot fix it. If there is zero, I will give them. Pls run for them. So rude and only few are professional. Called then, they will keep telling you that the person is on break throughout the day. You called them to change your contract for the pay date, they will refuse even when your landlord agreed with you and the peak will be when you are leaving their property. They will look for all ways to frustrate you from moving out and looking for ways to take all your deposit. They are indeed serving the landlord. One person in the office called Lucia. She is very rude and at a slight opportunity, expect legal threatening from her as if she is the one that control the UK legal system and that the judges will only hear her own part. They care less about you, their only loyalty is about the house rent. All what they want is the money, they do not care about the welfare of the tenant(s) and they are ready to take all your deposit for the landlord. I have a child and mould build up and I called them, they said I should be opening the window even during the winter. Please run for the agent.

to start off, me and my friend were looking for houses to rent as students. the one guy with a beard was extremely rude and took a phone call in the middle of a conversation with us?!?!?!?! we sat for ten minutes whilst he was on this "important" phone call at which point he left the building completely with 0 explanation. as we tried to get another employees attention (ginger) we were sniggered at and made to feel uncomfortable and downright patronised. after we explained our budget and the properties we had requested to view, they said they had none and bearing in mind they had called my friend 7 times before we came in and they KNEW our budget and the amount of rooms we required. he then went on to BOAST about the sales he made (like I gaf) and said he sold 14 properties on Saturday. however, he had already called my friend on Monday saying we could still view. now, mr phone call comes back in and says they have no properties available. when questioned he stuttered because he knew he was wrong. he then joined the party to start boasting and say they sold 60 properties. im no math student but 14 and 60 are quite far apart. overall, the experience was unwelcoming from the minute we stepped through the door. as students we were made to feel patronised, dumb and idiotic. stay away at all costs. they want ur money and don't care about you or your housing needs.

Awful service and communication. Booked a viewing for multiple properties only to arrive at the office and be told there was only 1 left. Zero communication about the property I originally enquired about having gone off the market the night before despite having a text message conversation to confirm the appointment an hour beforehand. Upon viewing the only property they had left, it was made aware that the current tenant was given no communication about viewings taking place that day, and that my friend and I were the second group they’d brought over unannounced which ultimately led to an incredibly awkward viewing experience . Save yourself the time and do not use their service.

Terrible service. Will save you some time and outline their process of conducting a viewing with a prospective customer; we booked multiple viewings and everytime they have requested to meet at their office only to tell us that the property is not available anymore (sometimes the property is taken days before our viewing and they had plenty of time to inform us). They will then spam our contact and give us options for houses that are not even within our requirements. They also hung up on our calls twice. This has happened twice over 2 years. Incredibly rude and inconsiderate, I've never encountered a service this dismal in my life. If I never see or hear about them ever again it will be best thing that happened in my life. Unfortunately, they seem to own 70% of the houses in Selly Oak just to prey on naive students. What has Britain come to.

I had an absolute nightmare experience with them. It all started with blatant dishonesty to lure students into signing with them, such as promising a suitable desk and chair as a condition of tenancy (as there was a child size desk and a broken chair on viewing). However, after promising this would be sorted, they conveniently wrote this on the back of the agreement document and only photocopied the front side, is this legal? Furthermore, this employee (Jai Holland) also lied about a fair usage policy despite my explicit inquiry asking if there would be one, after making a show of calling the landlord. On top of that, I have had zero visibility on energy bills, even after repeatedly requesting this information from the very first month to the end of my tenancy. To make matters worse, they had already given my room keys to another tenant, leaving me locked out of my own room and just gave me two front door keys, again “promising” that they would be in the door ready for me. It then takes over two hours for their man to show up to let me in. The service provided by them has been extremely poor, and it's incredibly difficult to get in touch with them. Additionally, any contact with them seems to come at a cost, as they charge £75 per visit for repair work. To add insult to injury, there was a leak near the upstairs bathroom that caused damage to the kitchen ceiling. This was only repaired a week before we moved out, to make this even worse, Oakman's response was to attempt to take half of the deposits from all tenants. I would strongly advise avoiding them if possible.

Agent replied · 10 January 2025

Thank you for taking the time to share your concerns with us. We sincerely apologise for the experience you have described, and we would like to address your specific concerns. Firstly, regarding the desk and chair, we do our best to ensure that tenants' requirements are met, based on the information provided by the landlord. Any discrepancy between what was promised and what was delivered should be examined further, and we would be happy to look into this matter. On the issue of the fair usage policy and visibility on energy bills, we do not think you have been misled about any fair usage of the bill’s policy which has been in your contract, that you have signed. As for the £75 charge mentioned, our agency only levies charges on tenants if damages are found to the landlord's property. It's not our decision but rather an assessment based on the landlord's instructions. Regarding the leak and deposit situation, we assure you that we follow a transparent process at check out, presenting any damages to the landlord who then decides the cost for repairs. We understand that this is a sensitive issue, and we are committed to working with both tenants and landlords to reach a fair resolution. Your feedback has highlighted areas where we can improve our service, and we genuinely appreciate your insights. We have over 60 staff members across our branches, and we strive to be easily accessible for our clients. If you have any further questions or need additional assistance, please do not hesitate to get in touch with us.

The landlord is their priority not the tenants. Good luck trying to talk to someone to get a problem solved, they’ll just keep passing you around until you give up. I can’t fault the individual employees as they are for the most part helpful where they can, just seems that management is horribly inefficient. The majority of the five star reviews are from students in exchange for a free beer. Quite the strategy. It’s a shame that’s before they actually have to deal with Oakmans.

I am begging any students to avoid this estate agency like the plague !! The major problems I’ve had with them and the house has taken such a huge toll on my emotional well-being and is still ongoing despite moving in over 4 months ago. They take MONTHS to address maintenance problems, will ignore emails and calls also. The house was not professionally cleaned upon arrival and the garden was hazardous, could not even enter. They will lie to you and also make up lies and false accusations against you too. They also fail to meet multiple HMO property laws.

Alfie · 30 November 2023

Agent replied · 28 April 2024

Thank you for taking the time to share your experience with us. We sincerely apologise for the distress and inconvenience you have faced. Please note that for this particular property, maintenance responsibilities are handled by the landlord's team of tradesmen, not directly by our agency. However, we are committed to facilitating better communication and resolution of these issues on your behalf. We will contact the landlord again to emphasise the urgency of addressing any outstanding maintenance problems.

These people have a bad reputation amongst students for a reason. Avoid them if you can! Having been in their office and seen them offering a beer for reviewing them on Google, I can only assume this is why they actually have a decent star rating. Turning to my own experience, we had booked to view houses with them at 3pm, having already suggested houses that we were interested in. However it turned out this wasn't really a "booking", it was just a "turn up whenever you want then sit here and wait until we are free". It was over half an hour. This meant we were almost late for our next viewings with a different agency. Fortunately we made it and ended up signing for a house with them instead. They also "booked" us in for the same day we enquired, meaning they can't have given the tenants 24 hours notice of the viewing - if they actually give them any notice at all. Giving your tenants sufficient notice that their house is being viewed is common practice for most agencies and for our current landlord. It's also just common decency since viewings involve unlocking and entering individual rooms.

Toby · 30 November 2023

Agent replied · 28 April 2024

Thank you for taking the time to share your feedback. We apologise for any inconvenience you experienced during your visit to our office. During the peak student rental season, the demand for housing is incredibly high where we rent to over 3000 tenants over 8 weeks, while we strive to manage the viewing schedule as efficiently as possible, there are instances where wait times can be longer than anticipated. Please be assured that this is not the standard we aim for, and we continually work on improving our services to accommodate the needs of all our customers promptly. Regarding the notice period for tenant viewings, we give our tenants prior notice as we choose the best houses in each price range in advance so that current tenants get notice before viewings are conducted. We appreciate the importance of respecting tenant privacy and make concerted efforts to maintain good practices in all our dealings. The mention of a complimentary beer is a part of our "thank you" gesture extended to students who choose to reserve a house with us after their viewing where we always ask for a review, it’s common practice for companies to thank customers who have taken their time to do a review. We regret to hear that your experience with us led you to choose another agency, but we are glad that you found suitable accommodation. We take your comments seriously and will reflect upon them to enhance our service quality. Thank you once again for your review. We wish you a comfortable and happy tenure in your new home.

Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
