GoogleVery unpleasant to deal with via email and phone, the staff turnover is such that it's always someone different handling your file. Several times when we contacted them we were told "the person handling your file left recently and nobody has been assigned to it yet". We waited a long time to get responses to simple requests or queries, numerous times we'd be told different and conflicting things by different members of staff, namely regarding a deposit and specific dates. We had to visit the Selly Oak branch in person twice and it was incredibly chaotic and disorganised. They offer you a free beer at the office when you first visit if you rate them five stars on Google, hence the number of five star reviews with little content other than 'very good' or 'great'. Hope to never have to deal with them again.

GoogleNever been so disappointed in my life. My friend called them countless times on multiple different days and noone answered to let them know that she had found another person to replace her living at the house as she was leaving (In august). They had not answered the calls or the emails and when they did the documents were then signed and the girl moved in, however she was then told by your shambolic agency that she had to pay septembers rent because “she” had taken to long to let them know which was £500, this was all whilst the girl was living in the house and she had already moved back home. She was not receiving student loan or anything apart from her part time job, she had work extra to pay it off all because none of you people know how to answer the phone or your emails. So i suggest if your looking for an agency steer far away from this one as they are all useless and shouldnt even be an operating business if this is how they handle these situations. If i could i would’ve given you no stars but thats unfortunately not an option.

GoogleIn the current climate it has been really difficult to find a 5-bed student property - so much so Oakmans had one property left at the time I called! Unfortunately this house was too far away for us and so we thought we had to settle for a much smaller, lower quality house with another estate agents. Just before we signed the contracts, I got a phone call from Dom who had looked after us from the start, and he had managed to last minute get his hands on a huge 5 - bed property just minutes from the train station/Aldi/campus! It ticked all our boxes. Dom sent us videos of the property (as we can't view it at the moment!) and managed to negotiate a brilliant deal with the landlord, so we signed for the new house that same day! Thanks Dom, you've massively saved 5 undergrads and postgrads this year!

GoogleTried to book a viewing that unfortunately got cancelled due to the landlord finding a tenant, Holly was quick to look at other appropriate houses and her enthusiasm about a property was really nice to hear. On viewing the suggested property, Holly was not pressuring in any way, easy going and really amenable to trying to work with restrictions I had. I can’t recommend Oakmans enough especially their prompt organisation of trying to add in or change parts of the contract making it suit me more than I could have imagined. Can’t wait for things to be finalised and to move in!!

GoogleApparently this estate agents has been letting out a number of properties to be used as safehouses for suspected dealers scattered around selly & stirchley. Looks likes you'll be having a couple of properties raided no doubt with some happy landlords on the back end of that 😂 Don't worry if you want receipts I am pretty sure the 🐷 will be willingly coming your way with some Shame those "additional checks "aren't really checks. But 🤷🏾♂️looks like that Tesla & RS3 won't pay for themselves .

I honestly would have given 0 stars if possible. Awful. Awful. Awful. Where to start!The house: Was promised the property and individual doors would be locked upon moving in. A lie. This lead to other tenants using my room and allowing other non residents to use other rooms without the occupiers permission. The house had NOT been cleaned before moving in, and attempts to clean only carpets and matresses were made after complaints. The house was in an awful state and lacked functionality.Maintenance & communication: A severe lack of communication from the agency. The system is frequency based, so persistent or multiple forms are needed to get a response. Even then issues are seldom solved. When you do get in contact with someone, they cut you off on the phone, or ghost you after a while, so many issues have not been resolved because of this. They also like to give you less than 24 hours notice on visitation.Rent & fees: Extortionate. Discovered a tennant was being charged more than the other tennants for a smaller room. Issues was rectified, however they still received communication from the agency stating they were underpaying wich was NOT the case. Ridiculous intercommunication within the agency. Honestly dont understand what they used the "cleaning & admin" fees for as the house was not clean upon moving in. Finally, ontop of the agency fees, they charge a ridiculous amount for cleaning/waste disposal fees, despite the hefty admin fee that is supposedly contributed to cleaning. Safety: Nil Points. First a gas leak caused by a loose, knockable, unlabeled valve led to the discovery plastic piping had been used on a internal gas meter that should have been situated outside. Mold and dust in the house which triggered many allergies and sickness throughout the tenancy.I really had such high hopes as they are a well recognised and respected agent, but my experience has been sadly, quite disappointing. It was exhausting trying fo communicate issues with them to the point where you give up. They do not treat you like humans with needs, but cash cows. They do not care, and I shall never be using this branch, potentially company, again.
