Deformation act 2013 Senior Oakmans staff have been spreading false rumours about me as an unreliable buyer.... where is the hard evidence? Let me be VERY clearOakmans failed to inform me of party wall notices and commenced building at Hxxxxy roadOakmans used my garden for building materials without the courtesy of asking consent.Your tradesmen trespassed over my land as you have no right of way over my hmo as indicated by my solicitor Oakmans attempted to sell me a hmo on hoxxxxx gxxx that had no c4 or clu.These applications were only made 6 weeks after my offer was accepted and hence my mortgage offer expired due to your poor practices and misleading me from the outset. We have the email chain. The cost was a mere 500ukpWe lost xxx ukp and broker fees of 1% plus vatWE OFFERED TO RENEW THE MORTGAGE BUT WAS GAZUMPED ONCE THE VENDOR OBTAINED THE CLU.Under the defamation act 2013.If we hear any such lies again and lose out on any purchase within 4 miles of B29 or where Oakmans has a presence we will hold Oakmans solely responsible for the Financial losses.

GoogleHad a rough experience being a buyer as the vendor took the personal route to try and send my partner abuse for us pulling away from a bad sale. Oakmans were very apologetic and were ashamed of their customer doing that but we still felt at the time the agent was rude to us and described us as unreasonable. Glad we moved on and found another home with another company in the end.

Terrible company to deal with. Don’t answer phones, fob you off with excuses. Don’t fix problems. Happy to rent out rat infested houses at £150 a week without advising you off the issues before you sign the tenancy agreement. Basically have a don’t care attitude with students and their parents. 1 star review is being generous. Avoid this company at all costs. Shocking that they can operate like this. AVOID AVOID AVOID !!!!

to start off, me and my friend were looking for houses to rent as students. the one guy with a beard was extremely rude and took a phone call in the middle of a conversation with us?!?!?!?! we sat for ten minutes whilst he was on this "important" phone call at which point he left the building completely with 0 explanation. as we tried to get another employees attention (ginger) we were sniggered at and made to feel uncomfortable and downright patronised. after we explained our budget and the properties we had requested to view, they said they had none and bearing in mind they had called my friend 7 times before we came in and they KNEW our budget and the amount of rooms we required. he then went on to BOAST about the sales he made (like I gaf) and said he sold 14 properties on Saturday. however, he had already called my friend on Monday saying we could still view. now, mr phone call comes back in and says they have no properties available. when questioned he stuttered because he knew he was wrong. he then joined the party to start boasting and say they sold 60 properties. im no math student but 14 and 60 are quite far apart. overall, the experience was unwelcoming from the minute we stepped through the door. as students we were made to feel patronised, dumb and idiotic. stay away at all costs. they want ur money and don't care about you or your housing needs.

Un-useful and time wasting. i have a 9-6 schedule 5 days a week in the city centre so was difficult to find time for a viewing, this was made even more difficult when we couldn't simply view the properties as any other normal company would allow, yet travel all the way to their offices in Selly Oak only to have a 10 min conversation about how they have no properties available. This could've easily been said over the phone or even text. Valuable study time for exams was wasted. Would never look to go through Oakmans again.

GoogleFantastic service from start to finish. Gave us a selection of exactly within our criteria. Our guild round the houses was lovely and was very straight up with us about what was what and answered any questions we had as well as giving us some advice as first time house seekers.

Had a great experience at Oakmans in Selly Oak. Despite narrow options to suit our situation, our estate agent Jake pulled the perfect house out of the bag and negotiated with the landlord to solve an issue with the tenancy start date which made our lives much easier. Finding a student house has been a nightmare in the past but this couldn't have been easier.

Made an offer on a hmo property found out later that it had no hmo licence, or c4 consent Waited 4 months for Oakmans and vendor to obtain the correct consents, paid for mortgage and solicitor...Then told they've sold to someone else Unethical and blatant lies Refused to take the property off the market when my offer had been accepted They even attempted to transfer the tenancy management contract to me as part of the sale at 12% plus vat , outrageous fees.Wouldn't use them again or recommend them Any positive review I believe to be fabricated as my experience in 5 months is sub standard and reflects of cowboys running the agency

From initially contacting to hear about the process for getting organised for sale through to the completion date it's been a brilliant experience. Communication with everyone in the team has been fantastic and my random questions were never too much hassle. Would fully recommend Oakmans of you're selling your property.
