Their customer service is appalling and the service charges are through the roof.
I have emailed them several times querying the charges but I have not had a reply from either their accounts department or the team managing the property.

TrustpilotProposed opening of Enterprise Car and Van Rental business at NCQ
Galliard and trust are words that should not appear on the same page let alone the same sentence. They appear to be able to cherrypick the terms of a lease which I, obviously erroneously, believed was legally binding to both parties who signed it. Does that give me the option to do the same?

TrustpilotDisappointing, Frustrating.
My home was built by Galliard and I now pay a ridiculous service charge to PMM who are also a Galliard company. The service we get from Galliard/PMM is dire. The building leaks, both internal pipes and from the outside. We have had contractors of the company vandalise our property. All caught on a security camera. The damage repairs were paid for by PMM free of charge. The area manager doesn't respond to emails from residents (or his concierge team) so I have taken to social media MANY TIMES to get a response from Galliard/PMM. Residents continue to brake the entry gates to the development and the repairs take an unacceptable amount of time to be rectified. This impacts on the safety and security of our homes. The concierge team at our development is brilliant.I have been in contact with Galliard about these issues, which are on going. I do feel I should speak up about how shoddy they are as a company.

We are very happy with the home that we bought at Wimbledon Grounds. Galliard's team guided and supported us through the whole buying process. However, when we requested to buy a parking together with the property, we were told that the parking can only be sold to those who are purchasing a 3 bedroom flats and that we can look into renting a parking place from the 3-bedroom flat owners. Rushing to start the process we signed the papers hoping that we will manage to sort out the parking later. Once we moved in, we noticed some posts from our neighbours about parking: some wanted to rent out parking spaces and some were told that people are not allowed to rent their car park spaces out, and had to buy the car park space as part the price of our flat. The neighbours' queries were answered by the management: 'Please note, the car park bays are only to be used in line with the lease, therefore no subletting to other residents or non-residents is permitted. Please refer to Schedule 2 and Schedule 4 of your lease which outlines the legal owners ‘right to park’ obligations. If the covenants are not adhered to this will warrant a breach of your contractual obligations.'As a consequence, we have to park 2km away from the property as there are no other parking options or garages available. We also see other residents parking on dodgy streets next to the development risking to receive a parking ticket. We called Merton council but they could not help us either. It's a shame - nice home but no parking!..

TrustpilotLeaks Galore
Exactly as the headline states, over 6 substantial leaks have happened on a single floor. As a result of the abundance of leaks the insurance has gone up across the NCQ development. Slow (or no) response from property managers. The list can go on and on. Avoid at all costs.Interesting response from Galliard’s PR. Between the period of March 2020 to July 2021 there have been copious leaks in Beacon Point of NCQ. These leaks extended across multiple floors but they have no record of this? Not surprised.

TrustpilotAwful build quality bordering on scam
Toxic shabby company. Lived in New Capital Quay where they had grenfell cladding installed then refused to help the tenants out when cladding had to be changed. New build 2014, rained through walls by 2016 with shoddy workmanship all around from half attached door handles to leaks and wobbly floors. Avoid at all cost.Galliard has responded saying my review is entirely untrue. In the time that the cladding was changed owners service charge tripled. The other issues: loose doorhandles, faulty insulation and overall awful build quality remained and were never remedied.I have now gone to access the network of over 100 disgruntled owners and tenantes and asked them to air their views here
Hery · 1 December 2021
Agent replied · 29 October 2024
Dear Hery, Thank you for your review. The contents are entirely untrue. All of the cladding across some 1,000 apartments has been replaced at New Capital Quay, without any outlay from the owners. On discovering the situation, the company put in place (and paid for) temporary Fire Wardens and other measures to reassure residents. These remained in place until all of the cladding was replaced, and the buildings signed off by all of the authorities. We were very pleased to be able to bring the matter to a safe and fair conclusion so quickly, and at absolutely no cost, for the owners and residents. Should you wish, then please engage with us directly at contact.us@galliardhomes.com and we promise we will investigate your other allegations, but we can only do that if you share the details with us. TrustpilotAvoid Galliard at all costs!
Biggest mistake I ever made was purchasing a property from Galliard. A shambles of a company, ridiculously high service charge, fundamental issues since construction with Galliard looking to pass as many of the fix up costs to leaseholders as possible rather than taking accountability for poor craftsmanship.Adding the below on the back of the Galliard response: Farcical response this trend continued way before the global shortage, and you are very well aware if 'you have looked into this as you say' - the staff provide little detail behind the costs, there is no tender process advised to leaseholders when appointing third parties, lies made in writing about what the accountants actually verify, to compound things further most of the residents now are having the same issues which listening to engineers seems to stem from issues Galliard had to rectify and pay themselves in the first 2 years of construction but now seem keen on passing all of this to leaseholders!

Dear Erion,Thank you for leaving a review. We have looked into this and we recognise any increase to service charge costs is unwelcome news. Global manufacturing shortages, market volatility with energy supplies and the ongoing disruption caused by the pandemic are all placing upward pressure on costs. While these things are out of our direct control we would like to assure owners that we continue to work to make savings in as many other areas as possible. Thank you, The Galliard Team

TrustpilotA firm you can trust
I purchased an off plan apartment from the “Westgate Development” which has recently completed and it now looks to be one of the best decisions I have made.Throughout the stress and difficulty of a global pandemic which completely halted construction in the UK, Galliards dealt with this efficiently and most importantly, provided purchasers with regular updates as and when they had them. They are one of the largest property developers in the UK for a reason and the service (from the admin team, completions team, all the way up to the company directors) I received throughout the last 18 months is definitely one of the reasons why.Not to mention the actual quality of the apartment and development itself, which was exactly as advertised in the brochure. The saying “you get what you pay for” comes to mind.I would opt to use Galliards again in the future if I had a choice, largely because I can trust them and I know they’ll deliver.

TrustpilotBought my first home with Galliard - naturally stressful experience made better by the fantastic Galliard team
I bought my first flat in London SE1 with Galliard. Although there were numerous delays as normal with new-built apartments, the Galliard team have always been helpful since day 1. From initial interest all the way through to close, I have been in touch with various individuals who have been understanding in various matters (e.g. expiry of mortgage offer & lack of accommodation, hence requiring urgent completion of the flat) and they have worked hard to help escalate internal issues and processes accordingly. They are also all very professional, very accommodating, and most of all, very responsive. It was a pleasure working with them and I had a great experience with Galliard. Shout-out to the Galliard team: David G, Elise A, Kristy F, Constance Q. I am also very impressed with the final quality of the flat - good construction work and great finishes. Looking forward to living in my new flat!

TrustpilotUnable to sell my property
My property can not be sold because of the service charges being increased by 40% (and more to come) making it very unattractive to potential buyers and lenders. Galliard puts additional service charges that should be commercially owned and also claims to pay for maintenance to a bridge which is owned by the Greenwich Council. If you just bought a house with Galliard and gave them 5 stars, be prepared to come back and give them 1 star once you start paying service charges.

I wrote an honest review and they want to verify it so I have given my hp to prove it is an honest review. Bikes are getting stolen from secure underground carpark in Galliard managed properties. Security costs keeps going up but when things gets stolen, management comes up with lots of excuses. You might be impressed with their sales but wait till you live in your apartment and has to deal with their management and increasing costs, you won't be laughing then.

Service charge is up 50-100% (depending on the flat/building) and includes stuff that is not even part of the estate. Be wary of GEM (Galliard managing agent) charging for stuff that is not part of the residential estate (services for the commercial units they run of things that literally do not belong to the estate like nearby infrastructure). If you buy a Galliard property as an investment they will be the only ones making a profit. We have been waiting for a reply to queries regarding our service charge for weeks with no answer. Like dealing with gangsters only that what they do seems to be legal somehow.

Absolute horrendous experience. Had high hopes even thought trustpilot reviews weren’t great still took a chance let alone give them a chance and the outcome. Nothing. They could back their claims up and couldn’t hold a conversation with myself for more than 3-5 minutes without getting distracted. Not sure why they would think to communicate with potential buyers just to waste time let alone their own. Stay away from this company. Do not even think about looking into these properties. I am 100% sure there are better out there and I have already found better.

I wish I had an option for 0 starts to this company who made our lives hell. They are increasing our service charge significantly where we can’t even sell our flats for more than a less value we bought them 7 years ago. We had many meetings with the managements but the outcome is nothing. Please please don’t buy anything from them. For those who are new to Galliads, wait for another year and you will understand what I am talking about. Please don’t buy anything.

TrustpilotClassic value trap
Classic value trap. I purchased a "new build" from them. The flat was a refurbished office. Ok, that's not too bad.... but..... main systems like the lift, air conditioning etc were not updated and are roughly 70 years old give or take. So initially service charges were reasonable, and now they've shot through the roof. Banks will no longer lend on the property so selling is close to impossible. Multiple people have had their flats repossessed, but you can cut your losses by accepting roughly half of what you paid for it from a faceless cash investor that hides behind an agent. I can't speculate if whether Galliard intentionally ripped me off or if they're just incompetent. However, the undeniable fact from multiple people I've met including myself is that if you deal with this company, you are rolling a dice on if you're going to be completely financially destroyed or not. It's just not worth the risk.

TrustpilotAVOID THIS COMPANY AT ALL COSTS!
AVOID THIS COMPANY AT ALL COSTS!! Purchased my property 6 years ago as a first time buyer. The property can’t be sold on as banks will not mortgage due to the obscene service charges. The service charge has gone up by 150% in just a few years. The conversion from office block to flats was poor and has costs leaseholders thousands over the last 5-6 years in repairs. The company are reluctant to help or explain themselves, trying to get a response to emails is almost impossible and even when they do they avoid answering the questions. Cowboy company, fraudsters, and need to be seized from trading.

TrustpilotWhen I bought the apartment
When I bought the apartment , off plan , in 2008 they....Galliard promised a great deal. completion was 2013, yes 2013.. Since then we have had years of gross incompetance, mistakes, and overcharging. The promised ' high quality . luxury, residential estate, has dissapeared. They recently endeavoured to install a large car and van hire business in the centre of the estate,... just arrogance. Their wholly owned sub companies benefit from all of this, also. We are all unhappy.

TrustpilotShocking Management and communication
The company and their management arm GEM (Galliard Estate Management) should be avoided when considering purchasing a new build property. Service charge rises considerably year on year. Terrible communication. Seriously questionable decision making on spending. Large additional and unexplained fees added. Utilising a terrible system in the UK for freeholder/leaseholder/managing agent relationships, whereby it benefits them to charge higher costs. There seems to be profiteering in play. Many many dissatisfied property owners paying large fees for little in return.
