Humberstones sold my mother's house within 3 weeks at an excellent pice and to a purchaser for whom the house provided a perfect foundation for their future family plans. As during the period of the sale I was living in Germany, it was very important to have a strong partner looking after the detail and day to day tasks associated with the sale, and Adam performed this role wonderfully. When difficulties arose further down the chain, Adam ensured at all times that his client's interests were protected. Not only was the sale important to Adam, but the personal needs of the purchaser were also very much a guiding factor in Adam's approach to the sale. Until now I very much subscribed to the stereotypical view that estate agents were a necessary evil, but my experience with Adam and his team at Humberstones in Quinton have dismissed this view completely, and I would wholeheartedly like to thank Adam and his team for their hard work and diligence in their professional handling of the sale of my mother's house. I recently purchased a property through Humberstones Homes. The staff were incredibly helpful throughout the buying process, from setting up viewings of properties that genuinely matched with my requirements each time, through to negotiating well on my behalf with the vendor to achieve a result that was win/win. Even after exchanging, Natalie is giving advice on what is needed for letting the property. The team are approachable, friendly, small enough to give a personal touch, but experienced enough to give you advice about the local market that most other agents wouldn't. I am going to be using Humberstones Homes again in the near future to buy more buy-to-let properties and would recommend them to anyone who is looking for an agent that actual listens to you and supports you throughout the buying process.

I used the Quinton Branch to sell a property in the area. The service was excellent. To start we agreed a series of open days, perhaps 5 in total. Despite market conditions, we had over 40 viewings, and just under 10 offers. Achieved above asking price, with a difficult purchaser. Adam was brilliant, chasing and picking up with the buyer regularly. Having bought and sold many properties over the years, I can highly recommend them as an agent.

In 2014 I engaged Humberstones to manage a property that I owned in Bearwood. The service provided was exceptional until 2018, when a change in management personnel precipitated a sharp decline in standards. Subsequent failures included poor communication, mishandled records, and repeated disregard for owner instructions. Humberstones were aware that I needed to take repossession of the property in a particular timeline. They were aware of this prior to marketing the property for a final tenancy. They put forward a candidate tenant. I expressed reservations about the tenant due to their circumstances. I believed they would need a longer lease. I was advised by Humberstones that there would be no problem and that they would manage it. In the end I had to resort to a Section 21 notice to get repossession. This request for a Section 21 notice was met with delay and refusal to follow instructions. I was given inaccurate advice on the notice’s validity, prolonging eviction proceedings by 6 months through avoidable mismanagement. Once I took possession of the property I traveled from Spain to the UK for an inspection. I had notified the agency in advance and asked them to confirm that the locks had not been changed. Upon arrival, I found myself locked out (the locks had been changed). When I contacted the agency, their staff were rude and unhelpful. I was forced to rebook a return flight at short notice, yet the agency refused any compensation for my additional travel costs and inconvenience. A formal investigation by the Property Ombudsman confirmed mismanagement of the Section 21 process. A subsequent investigation by Propertymark sanctioned the agency under Rule 13 of its professional-conduct regulations. Rule 13 requires members to uphold high standards of ethical and professional behaviour, prohibiting dishonesty, deceit, misrepresentation, and any unfair or unprofessional practice toward the public. The agency was found in breach of this rule. This protracted series of failures resulted in financial loss, stress, and disruption. Any compensation subsequently offered by the agency was pitiful. Any prospective client should note that the agency’s five-star Google reviews do not accurately represent the quality of service provided by Humberstones. Exercise extreme caution before engaging this agency.
