I spent over 3hours looking into a property and had to cancel my interest due to the rip off fees hidden in legal packs.
I deal with almost every property auction team in the UK and have not seen this.
If you are looking at the other reveiws, I suggest you focus on the genuine reviews with more than 1 review under their belt.

Anyone who leaves a negative review gets Barred from downloading Legal Packs!
Incredible amount of 5 Star reviews left by Google Accounts who have never left a review and most likely have never been to a property Auction. These 5 Star Reviews seem to be left just after a customer has a left a one Star Review.
Google don’t seem to think anything malicious has gone on as they have not deleted any of your reported reviews!
Read all the reviews over the last year not the last Week and make up your own mind which are real and which are fake.
If your still keen to buy have a look at the special conditions for over 30 lots in the February auction. Property has a Nil Reserve with minimum fees of £15983.00 set out in special conditions. Did you notice how many bids were from “proxies”
How many of the lots were “bought” back by the “Vendor or associates”. Should we see how many of them end up in Auctions Round the Country with the same Seller next month and the month after.
This explains the “loop whole” you have for the low guides and bid them up till level vendor needs and make as if sold!
II quote from a newspaper Article "Mr Bassi explained that despite the ‘nil’ reserve prices, prospective owners would still have to pay the standard auction administration fee of £1,074 including VAT for each property, and each property was likely to increase in price because of intense bidding"
Mr Gurpreet Bassi what about the other £14909.00 you have to pay? Did you forget?
In the News Article you also forget to mention the importance of checking the legal packs despite you keep suggesting this in response to customer complaints?
You keep Suggesting in review responses that all auctioneers charge fees some of them 6%, your charging 16000%
Is it not a clear Breach of GDPR to put old Title Registers attached to the legal packs which has peoples names and addresses in? (The new ones are readily available to be downloaded)
We wish you much success in your Auction but remember to treat people fairly and they will come back for more, you can only screw someone once.

We have only barred 1 person from downloading our legal packs and that was because he was aggressive and threatening towards our staff, clients and families. We do not tolerate such behavior and we have a duty to protect our staff. We presume you are not that individual and therefore you shouldn't experience any problems downloading the legal packs. I'm sure you will have also noted from our reviews that we receive a large amount of negative reviews left by individuals who only leave 1 review as well, including yourself!!

GoogleBeware of them, they seem within the legalities, but use quite a few dirty tricks.
Read all the previous bad reviews! They seem to hope confusing people who do not read the legal stuff. The ones who read, save your time and use a normal (open) company instead. For sellers, fewer buyers mean lower price (according to economics). Stay away unless you enjoy deceiving people.
You have at most 1 week to review legal documents most. The most important documents will appear the last moment, not 3 weeks in advance; expect to have 20k on top of the price. The special conditions state that the reserve price may change the last moment and the auction house may bid up to this price.

Dear Nikolay, we can assure you that we are a very honest and legitimate business and we pride ourselves on the advice we provide to both our buyers and sellers.
The legal documents are prepared by the vendor's solicitor and we upload them to our website as soon as they arrive for everyone to view free of charge (they are also available to read in our office and in the auction room). Marketing starts 3 weeks in advance but the legal packs take a bit of time for the solicitors to prepare. We aim to have all documentation uploaded at least 1 week before the auction, to give everyone time to read them, raise any questions and take legal advice if required.
The clause you refer to is pretty standard across every auction contract, but it is law that the reserve price can't be any higher than a bracket guide price or within 10% of a single figure guide price. If a vendor wants to set the reserve price higher than the guide, we would change the guide price to reflect this. The new price will be detailed on our website, on the property portals, on our addendum and announced by the auctioneers so everyone is aware before bidding.

GoogleMy first experience of an auction and it won’t be my last! I did my research and found the website and legal packs very informative. I visited 44 of the 200+ properties on offer and glad I did!! The guys doing the viewings were very informative of the whole process and gave me some useful tips.
The auction day was brilliant and very professionally conducted by BWA, although I don’t think certain people understand how serious this is, and not a game!!!
I didn’t get the house I wanted but purchased after the auction as it didn’t reach reserve. Again, the BWA guys were great and guided me through.
Would I recommend? 100% yes, and thought BWA were extremely helpful and professional. Hopefully see you all soon.

GoogleThis place is highly dishonest. One house was listed as guide price £24, 000 but after we did a little digging we found out that the person selling it bought it 8 weeks before the auction for £82000. At a viewing a staff member told us that some people buy many houses and sell them on immediately to make small profit. At auction the house sold for less than the 82k and has been relisted 2 or 3 times as the seller hasnt been able to make a profit. We have no problem with people wanting to make a profit but the guide price is FAKE and is set purposely low to lure people in. How can they set it at 24k when the minimum is actually needs to wxceed 82k. I feel sorry for the people who thought they bought the house only for the sale not to go through because the seller hasnt made the numbers expected due to the false guide price.

The guide price for each property is an indication of the reserve price, being the minimum price the property can sell for. The reserve price is always set within a bracket guide price or +10% of a single figure guide price.
Some vendors purchase properties on the open market with the view to selling them immediately by auction (known as flipping). With competitive bidding in the auction room, the property can often sell for more than they paid for it but sometimes they can make a loss and this is the risk they are prepared to take.
As it is a legal exchange of contracts on the auction day, the sale would proceed regardless if it was sold at a profit or loss. The contract would never be pulled by the vendor as you have suggested, and the only time a property is relisted is if the purchaser didn’t complete within the timescale.

GoogleThose who wish to buy at Auction, please BEWARE!! I have noticed a patten on all the legals I am reading. The properties have recently been purchased by the vendor. I hear you say that’s ok.... well all the contracts that I have read so far have got additional fees of £8k added. The properitors names have been omitted, wouldn’t be surprised if Bond Wolfe purchased themself to sell on to build up on their first auction.
Don’t be taken for a ride guys. Auctioneers are not as straight forward as they once were.
I certainly am not going to waste my time attending this auction.
They have given unrealistic guide prices to take advantage of innocent people who will fall for this trap.

Some of the properties sold in our auction have recently been purchased however, we can 100% assure you that they were not purchased by Bond Wolfe Auctions or any of our staff and they are being sold on behalf of our clients.
The vendor’s details that have been omitted from the legal pack were removed by the seller’s Solicitors prior to the pack being provided to us. This is for GDPR purposes, so we aren’t disclosing personal information. The contract signed by the purchaser at the auction includes the vendor’s full details, so the purchaser is fully aware of the seller.
We extensively market each property to generate maximum interest and achieve the best price possible. This can create a competitive bidding environment, with the property selling for well in excess of the guide price and the maximum price someone is prepared to pay for it on the auction day. This is a very effective way of achieving the best price and why many vendors choose this method of selling their property.
We make every attempt to be as transparent as possible regarding the costs in the contract. We recommend that ALL potential purchasers read the contract prior to bidding in order that they are fully aware of what they are buying and any additional fees.
The lots on our website, newspaper advertising and social media are advertised as plus fees. There is also a disclaimer on our website, newspaper advertising and Rightmove regarding additional costs. GoogleWe won a bid for £71000 but ended up paying £83000 which is out of budget and plan. If we don't compete the transaction we will lose about 8000 pounds which is senseless. First time buyers pls dont go there. House prices ended up to be same as market prices and even higher there is no need of going. Most property here are the one that are struggling to sell. Our bid has been on market for over 10years and nobody can pay £71000 not to talk of £83000. It is ripoff!!!

We're sorry but we don't know what you mean by a hidden reserve price. The reserve price is confidential between the vendor and the purchaser, as is the case for every auctioneer across the country. It doesn’t necessarily mean the property will be sold for this price as it depends on the level of interest which can increase the final selling price.

We wholeheartedly dispute your allegations and would appreciate you getting your facts right before trying to tarnish our reputation. We can assure everyone that we pride ourselves on offering an honest and reliable service and respond to the points you raised as follows:
Our guide prices are a true reflection of the reserve price (being the minimum price a property can sell for on the day of the auction), and the property will sell to the highest bidder above the reserve price. A guide price can change but this would be detailed on our addendum and announced by the auctioneer so everyone is aware before bidding. If you check back over our guide prices, you will note that we hardly change any of them, and it is only on the odd occasion when a vendor has received offers way in excess of the guide price and a vendor is within their rights to make that decision.
The only people we have ever blocked from our legal pack system are where they have been aggressive and hostile to our staff, and in the best interest of our staff, we have taken the decision to cease all dealings with that individual. We do not block anyone who has simply left a negative review and I can confirm that I have checked our system, and you personally do not appear on that list.
I can also confirm that ALL our reviews are genuine and have been left by our clients, vendors, purchasers, and business associates. You do not have evidence of any of these this allegation, which we totally dispute.

As you know the guide price is an indication of the reserve price, this being the minimum price the property can be sold on the auction day. If the vendor is willing to set a lower guide & reserve price, they run the risk of the property being sold for less than they paid for it or with competitive bidding they might make a bit of a profit. That’s their decision and it’s not any reflection of our service or us as a company.

So Bond wolfe got my last review removed so I'll just upload another one. Whenever you see a property with a ludicrously low guide price you can safely bet your life savings that it's a Bond Wolfe property. This semi in Erdington came with a guide price of £25,000 🤣🤣🤣 before selling for £152,000 + Bond Wolfe's fees which can be anything from £6,000 to £10,000 🤣🤣🤣. This particular property was shown on BBC1's Homes Under The Hammer on 09/09/21 and repeated on 25/09/23. Read this while you can because Bond Wolfe will get Trustpilot to remove it which is ok because I'll just upload another one.

I was at the last auction and a few people mentioned his name! He hides his name out of the contract and the price he paid is also deleted. This is illegal and immoral practice!

We have a number of regular clients and we value their ongoing support. However, I can assure you that none of them ‘control’ our auctions or bid on their own lots. It doesn’t matter if someone sells one property or a number, all our clients are equally important to us and we treat them all the same.
Any details that have been omitted from the legal pack are removed by the seller’s Solicitors prior to the pack being provided to us. This is so the legal packs can be available prior to the auction whilst also being GDPR compliant.
