GoogleBE AWARE - FEES per property can be upto £50,000!!!
A business that uses FAKE REVIEWS to promote its business CAN NEVER BE TRUSTED. (just look through the reviews, pretty much ALL 5* from 1st time reviewers, written in same style, yet they claim to be well established!)...ALSO, Auction associates buy properties from the market (through investment companies) and sell them back into their OWN Auction, assuming they bid on their properties to get to increase bid 😉)
Their staff and advertisement DEFINITELY HIDE FEES (which are NOT clearly made Aware unless you specifically look through each property)
It's a shame to write such negative feedback, but I feel compelled after reading so many people's horror stories. Otherwise it's a great business model that provides great service to the community.
I have been using different auctions for well over 18 years, AUCTIONS are meant for BARGAINS, BUYERS BE AWARE. They serve a specific market.
PS: As a mark of respect to Mr N Singh, I will delete or improve my review should the business be more transparent on its fees. Sorry for such negativity.

We do not use fake reviews, and if you were to read through the reviews you would know that what you are saying is false. We don't understand why you would jump to this conclusion with zero evidence.
There can often be costs associated with an auction purchase (as is the case for most auctioneers across the Country) and these are added to the legal pack by the solicitor, on instruction from the vendor. We do not prepare the legal packs, and these charges are not associated with ourselves so we cannot provide invoices or receipts. That would be down to the vendor to provide any documentation.
The costs in the legal pack are fixed so the buyer is aware in advance of bidding what they will be required to pay and can adjust their maximum bid accordingly.

GoogleBought property on 8th December ( 3 Gammage Street Dudley) and found out charges of £22000 plus £6000 buyer premium. On further investigation, seller actually does not own the property when ask why they claim it was mistake. We had to rescind contract and demanding to pay back our deposit and legal fee. If not will take legal action of course.
It is same property that was put in auction in September and sale was dropped possibly same reason. I am surprised Bond Wolf Auction allow these rogue sellers to use their platform who simply make money in such a nasty way.
I would like the previous highest bidder in September 2021 auction to come forward and claim his deposit and legal costs. (Message me).

We were sorry to hear about the situation you found yourself in with this property, but it is a legal matter and we tried our best to assist you at the time. The £22,000 charge relates to an overage clause which was passed over from when the client purchased the property. We discussed this with the client but they were not prepared to remove the charge as they had already paid it out themselves and it was detailed in the legal pack prior to the auction. As for the property being in the wrong name, this was not anything we were aware of and it only became apparent when your solicitor raised it. I believe the solicitors are investigating this matter.

GoogleWe sold a property via Bond Wolfe Auctions and found that they were very good. They were totally on top of what we asked them to do. The additional fees that people are complaining about on the internet are typically added by the seller in the legal pack. As far as I can see, in doing so Bond Wolfe and the various sellers are acting in accordance with the rules that govern property auctions. However, having read the complaints on here, I do think that it would be more transparent if the total fees are quoted with the guide price; rather than having them buried away in the legal pack.

GoogleBe very carefull. READ THE CONTRACT.
They have rediculase fees on some properties. Some start at £7995.00 and this is not fixed. They can put fees up at any time . They aslo state they do not need to provide invoices or receipts. These fees exclude standard auction fees.
They need to be reported to tradeing standards.
They might bebidding themselves and when the honest bidder does not bid it seems as they say is a technical difficulty and they put the bid back to the honest buyers bid.
Please be very careful. They are a rip off.
They try to take advantage of new inexperienced buyer.

We totally dispute your allegation regarding bidding ourselves, we have over 2,000 people register to bid for each auction and over 25,000 people watching the auction live. Due to the situation with having to move everything online because of the current restrictions caused by Covid-19, there can sometimes be technical difficulties which are normally resolved very quickly. It is nothing to do with bidding ourselves and you are just making up wild accusations as you are not even present to know the actual situation.

The legal pack for each property is prepared by the vendor's solicitor. If you would like to contact us to confirm which property you are referring to we will happily pass on their contact details so you can discuss the matter with them direct.
As pointed out to you previously the guide price for each property is an indication of the reserve price, being the minimum price the property can sell for. The reserve price is always set within a bracket guide price or +10% of a single figure guide price.
Our extensive marketing campaign can generate significant interest in a property. This can create competitive bidding, with the property selling for in excess of the guide price and being the maximum price someone is prepared to pay for it on the auction day.
Some vendors purchase properties on the open market with the view to selling them immediately by auction (known as flipping). With competitive bidding in the auction room, the property can often sell for more than they paid for it but sometimes they can make a loss and this is the risk they are prepared to take.
We aim to offer an honest and transparent service to all our vendors and purchasers. We don't force anyone to attend our auctions so if you aren't happy with the process then maybe look to purchase on the open market. Alternatively please contact us and we would be happy to discuss any aspect of your concerns with you in greater depth.

GoogleI w*/ill now finally uncovered how this company operates and unfortunately it's not good at all!!!. The sellers of properties use the same solicitor (GloverPriest - Quinton) to do all the paperwork who charge average £10k to do the works for you. They charge further £1k for admin fees and then another £1k for Auctioneer fees. An extra £5k premium to the seller for his fees. So if a house with a guide price of £20k and win at this price for example expect to pay an extra £17k on fees on top. Haha what a joke.
The £10k they claim this back from the sale of the property. What solicitor charges this much for conveyancing? It's ridiculous. It's part of the sign up with Bond Wolfe that you have to us*e their solicitors- *GloverPriest. It's such a shame as many properties have fallen through, sold in last auction but then relisted mostly because people realise the added costs after the bidding has ended. I would suggest for all those who want to sell through with Bond Wolfe to instruct a completely independent solicitor who have no link whatsoever with Bond Wolfe as they are probably working in partnership to take extra fees with the solicitors- GloverPriest.
This is a genuine member of the public review, I don't work for any company and I could not be bothered to write this review, but it had to be revealed as this is unfair practice. I only realised this as I wanted to dig deeper into how this company operates as there are negative reviews that need to be looked at. For a company who have been operating a year, I find it not acceptable. The company say that the £10k charge is what the vendors are asking for in fees. If you are a vendor/seller. Ask yourself have you asked for an extra £10k in fees added to the total? If not then why are the solicitors and Bond Wolf adding this? It would be better for you to take your own solicitor as no way does any company charge any more than a £1k for this service. Secondly the solicitor's- GloverPriest say the sellers are the ones who add the fees. So who adds this extra fee? Seller's have no clue what is really going on. On top of that the audacity to then say that each seller instruct their own solicitors then why is it that every sale on their website has only one solicitor- GloverPriest- they use as I can't see any other solicitors on file. No integrity sorry, but just be honest and use a solicitor that does not charge extortionate fees. The solicitor GloverPriest and Bond Wolfe are working side by side for their own profitable gain!
Lastly why do you not reveal the legal packs prior auction in reasonable time?, you reveal it last min by then it's too late and you have all your bidders ready but so many sales fall through because of your hidden fees?
I seen what happened in the Feb auction as it was my first experience and I have called both this company and the solicitors to hear their side of things and I can say I am simply not impressed at all.
The buyer is basically paying for the cost of all the fees the seller will endure. But the buyers are not aware of these fees and must be obvious face value in the listing of the property. So we can all get put off and not bother even wasting our times buying from here.
Research exactly how they operate. As a buyer and as a seller it's really important as you will waste more time trying to sell your property and this company will make you pay for all the fees.
Also their positive reviews do not look genuine and probably they got someone to write on their behalf to make this company look better than they are. Don't fool us please!

Sorry to receive your review, we presume you are connected to Mr Bhogal as most of your comments and wording are exactly the same.
We therefore respond to you in exactly the same way. Most of your comments are incorrect, you have made presumptions based on looking at a few legal packs without gaining the full facts. We therefore totally dispute your allegations.
Glover Priest act for a number of clients but they do not act on every property. We offer over 200 lots in each auction, you have only looked at a selection of the legal packs on which you have based your allegations. We can assure you that every client instructs their own Solicitor (they can only take instructions from their client) and there is no collaboration between ourselves and Glover Priest or any other solicitor.
The legal packs are prepared by the seller's solicitor on instruction from their client and they are uploaded to our website as soon as they arrive in the office. We aim to get them online at least 1 week prior to the auction.
They can often include costs in addition to the purchase price (as is the case for most auctioneers across the county). Whilst the sales commission or conveyancing costs relating to the sale might be payable to us/the solicitor, any buyer or seller premiums are paid to the seller and are in no way anything to do with us or the solicitor. On what evidence have you based this serious allegation as it is incorrect and you seem to just be making things up to tarnish our reputation!
As you are accusing us of lying and profiteering, this matter will be referred to the Police.
In order to help the situation with costs, we have now capped the maximum level of costs that a seller can include in the contract.

GoogleI was interested in 2 properties which needed full renovation.
Both sold for over the market value which was £110k. They sold in the region of £130k
The auction bid went way over this amount.
Taking into account fees upto £9k and then repairing the house £20k, this bring the the total to £160k. No house on both roads has sold for more than £115k, so why are broken down old houses being sold for high prices at auction. I thought the incentive to buy with cash would be I get the property at a cheaper price in auction, but It seems to be better to buy from a estate agent.
With these prices at auction it is not financially viable to make a profit or break even when selling later down the line.

Unlike many auction houses, Bond Wolfe Auctions not transparent and upfront with their fee structure. In various places within the documentation, are various fees for the buyer to pay. For example - buyer premium of £7,999, auction fees in a different document £1,440, solicitor fees of £600 or more, etc etc.
AND - YOU WILL NEEED TO PAY STAMP DUTY ON ALL OF THE CONSIDERATION PAID TO THE SELLER - INCLUDING THESE FEES!!
While it is true that the buyer must read all of the legal pack carefully and ensure they are aware of all fees applicable, Bond Wolfe could clearly state this fees/charges in their auction catalogue (like many respectable auction houses do). This would allow buyers to make an informed decision without the need for in-depth research of each property.
There are lots of 5 star reviews here from very happy sellers - of course there would be...those people are basically getting their properties sold for free because all the costs are loaded onto the buyer.
For auction properties, buyers should always be aware... but in the case of Bond Wolfe auctions you should be extremely cautions before placing a bid.

Buying at auction is open and transparent, the legal packs are available for you to read prior to bidding at auction and to obtain legal advice as part of your pre-auction due diligence. There are a wide variety of people who buy from our auctions from first time buyers to regular property investors, because they like the certainty that on the fall of the gavel they have legally exchanged contracts and the property is theirs.
We have lots of advice on our website about buying at auction and when conducting viewings or speaking to people on the phone, we always recommend that everyone completes their pre-auction checks to include viewing the property, getting a survey (if required) and reading the legal packs as they can include additional costs. The legal packs are available to download free of charge from our website, and if a buyer is unsure then they can ask a Solicitor or representative to read it on their behalf or even speak to the vendor’s Solicitor for any clarification.
The details that have been omitted from the legal pack are removed by the seller’s Solicitors prior to the pack being provided to us, for GDPR purposes. We would be unable to provide them with the vendor’s personal details.

Hi David,
We are sorry for your situation however, when you purchase a property at auction you legally exchange contracts on the fall of the gavel with a fixed completion date and we cannot be held responsible if you fail to abide by the terms and did not complete in time. The completion date is set by the seller not ourselves and is clearly set out in the contract/special conditions of sale which you agreed to prior to bidding.
Completion is dealt with between your solicitors and the seller’s solicitors, so any delay would not have been caused by ourselves. Also, you would have been served notice by the seller’s solicitor, giving you an additional set time period to complete (usually 7-10 days but this can vary depending on the terms of the contact) which we can only presume you missed and still did not complete.
The deposit monies are transferred to the sellers solicitor straight after the auction day ready for completion, so again it is not ourselves that kept your deposit and these are paid to the seller by way of compensation. This is actually a very serious matter and the seller has every right to sue you for other costs should they wish to do so.
We are a highly reputable company and dispute all of your allegations which are untrue and misleading. We suggest you seek some legal advice from your solicitor who will be able to confirm that the legal process is the same for all auctions across the country. We do not want anyone to find themselves in this position and urge everyone thinking about buying at auction to do their homework prior to bidding and ensure they will be in a position to complete on time. We have a lot of advice on our website about buying at auction and our auction team are happy to talk anyone through the process.

GoogleAvoid like a plague. Always read their legal pack as this is the only auctioneer in the country who’s every legal pack has extortionate amount of additional charges. The low guide price is just to attract more problem and entrap them, most of the legal packs are not even available hence the reason why many got a surprising bill on top to pay for. Also the costs for the sellers solicitors are to be paid for which the seller has no obligation to provide you with their invoice which itself raises a suspicion.
Also apparently BWA’s staff is replying to these reviews and one thing many may have just couldn’t realise that everyone who’s selling their property in the auction somehow has the same special conditions under the contract and every seller’s solicitor is pretty much having the identical special conditions which are more or less the same.
This is one of the most dishonest and dodgiest auction houses in the country.
Go with someone else but try to avoid them as many would think that they are getting a bargain but will be left with a hefty expense on top.
Not even a single property for sale in an auction here has only BWA’s admin charges only which means they prepare the legal packs themselves and then claim it is prepared by the seller’s solicitor.

I can assure you that most auctioneers across the country have additional costs in their legal packs. We are offering 215 lots in our next auction and our records show that you haven’t read any of the legal packs.
I can 100% guarantee you that the legal packs are prepared by the vendor’s solicitors and we upload them as soon as they arrive in our office. We request them as soon as we are instructed and ask for them to arrive at least 1 week in advance of the auction. This is way shorter than some auctioneers and, with the auction still over a week away they will continue to arrive over the next few days.
If you want to contact us with a list of properties, we can provide you with the contact details for the individual solicitor who has prepared each pack. As we act for clients on multiple properties, it could be that the legal packs have been prepared by the same solicitor and therefore look identical and have similar fees.
We pride ourselves on our honesty and integrity and costs levied by the client’s aren’t a reflection of our staff or our service. We continually advise all potential purchasers to read the legal packs and draw their attention to any additional costs. One house was listed as guide price £24, 000 but after we did a little digging we found out that the person selling it bought it 8 weeks before the auction for £82000. At a viewing a staff member told us that some people buy many houses and sell them on immediately to make small profit. At auction the house sold for less than the 82k and has been relisted 2 or 3 times as the seller hasnt been able to make a profit. We have no problem with people wanting to make a profit but the guide price is FAKE and is set purposely low to lure people in. How can they set it at 24k when the minimum is actually needs to wxceed 82k. I feel sorry for the people who thought they bought the house only for the sale not to go through because the seller hasnt made the numbers expected due to the false guide price.

The guide price for each property is an indication of the reserve price, being the minimum price the property can sell for. The reserve price is always set within a bracket guide price or +10% of a single figure guide price.
Some vendors purchase properties on the open market with the view to selling them immediately by auction (known as flipping). With competitive bidding in the auction room, the property can often sell for more than they paid for it but sometimes they can make a loss and this is the risk they are prepared to take.
As it is a legal exchange of contracts on the auction day, the sale would proceed regardless if it was sold at a profit or loss. The contract would never be pulled by the vendor as you have suggested, and the only time a property is relisted is if the purchaser didn’t complete within the timescale.

Googlewhat an absolute shambles today was.
2 hour drive to find a queue of 300 people and the comment 1 in 1 out . absolutely no chance of gaining entry, 2 weeks of viewings and research completely wasted, many hours and hundreds of pounds wasted because you decided to press ahead rather than delay or postpone the auction . I sincerely hope you are facing many law suits as a result of this debacle , because if I was selling via your auction today and saw that bidders were unable to gain entry because the venue was too small I would be certain that the best price possible was not gained today because your auction had too many houses and not enough room for all the willing bidders to enter.

Aston Villa Football Ground has been the venue for Birmingham auctions for over 15 years, and whilst we were expecting a busy day, it’s impossible to predict how many people will arrive at the auction at the same time.
Obviously for health and safety reasons there are number restrictions, this is controlled by the security staff at Aston Villa, and everyone was able to enter the auction once the room eased off a bit. Delaying or postponing the auction wouldn’t have helped as the capacity in the room would have remained the same and would have just prolonged the wait in the queue.
With such a record turnout and probably being the busiest auction in the Country, our vendors have been delighted with the results we achieved.
