Be careful if you are buying a house from Bond-wolf auction because they are so dodgy they give you 28 days to complete but it’s not really 28 days , I bid on 8th of December and they give me complete day on 4th January, so it wasn’t 28 working days . They try everything to you be delay and you miss the deadline and they will take your deposit as they did to me they took my £16,000 deposit and there is no any office or anything to complain , That was a bad experience I had in my life .don’t trust them

Saeed · 3 June 2022

Agent replied · 30 May 2023

Hi Saeed, We are sorry for your situation however, when you purchase a property at auction you legally exchange contracts on the fall of the gavel with a fixed completion date and we cannot be held responsible if you fail to abide by the terms and do not complete in time. The completion date is set by the seller not ourselves and is clearly set out in the contract/special conditions of sale which you agreed to prior to bidding. The standard auction completion is usually 28 days to include weekends and bank holidays (not 28 working days). We encouraged the sellers from our December auction to set a slightly longer completion date due to the Christmas period but it is ultimately their decision and they had every right to keep to the 28 days. Completion can actually be any time period and even shorter than the standard 28 days so we encourage all buyers to check the terms of the contract prior to bidding. Completion is dealt with between your solicitors and the seller’s solicitors, so any delay would not have been caused by ourselves. Also, you would have been served notice by the seller’s solicitor, giving you an additional set time period to complete (usually 7-10 days but again can vary depending on the terms of the contact) which we can only presume you missed and still didn’t complete. The deposit monies are transferred to the sellers solicitor after the auction day ready for completion, so again it is not ourselves that kept your deposit and these are paid to the seller by way of compensation. This is actually a very serious matter and the seller has every right to sue you for other costs should they wish to do so. We are a highly reputable company and dispute all of your allegations which are untrue and misleading. We suggest you seek some legal advice from your solicitor who will be able to confirm that the legal process is the same for all auctions across the country. We do not want anyone to find themselves in this position and urge everyone thinking about buying at auction to do their homework prior to bidding and ensure they will be in a position to complete on time.

Bond Wolfe are outstanding auctioneers who helped us to sell three properties in a row at three of their auctions. We are very impressed by their professional approach, the in-depth knowledge and understanding of the property market and the way property auctions work. On a personal level we would like to take this opportunity and to thank James Rossiter who helped us with negotiating the right guide and reserve prices for our properties and also James Mattin, an outstanding auctioneer, who handled so well the auction proceedings and achieved the best prices for our properties. Well done to all at Bond Wolfe! Keep up the good work and all the best for the future. Mr & Mrs Stoev

I wish to commend the staff of Bond Wolfe on the successful sale of my house. Special recommendation is in order for Sam Benson, the graduate auctioneer for his excellent communication skills and control of the situation from start to finish. He quickly linked with us and kept us informed in an efficient and confident manner. He managed all interested parties in a professional way which produced an excellent result. My thanks to Sam and all at Bond Wolfe.

Positive, Professional, Exceed Expectation

Our experience with Bond Wolfe was positive from start to finish. The service I received from James Rossiter, Senior Auction Valuer, was outstanding. James was professional, personable and efficient, he answered all my questions promptly and ensured the best sale possible, exceeding any expectations I had. I would not hesitate to recommend Bond Wolfe, and James of course.

Somehow keys are getting out from bond Wolfe for properties that are entered into auctions before the auction date. The properties are then being advertised on gumtree and marketplace as to let. Someone then leaves a key under a brick at front door for people to view. If viewer says they want it they are asked to pay cash deposit and 1 months rent. They are asked to meet at somewhere like the QE Hospital to pay the funds. When the buyer at auction finaly completes there are people living in the property or in some cases growing drugs ! See West Midlands police article regarding this: “Shock for buyers of West Midlands home 'sold last month' after £90k cannabis factory found inside”

Agent replied · 17 April 2025

Hi Tom, We take allegations such as these very seriously and would like to assure you and all our clients that your claims are factually incorrect. Also, we do not have a record of you as being a buyer or seller at our auctions. Bond Wolfe operates with the utmost integrity and strict protocols. Keys to properties in our auctions do not leave our offices unless handled through secure and authorised processes. Unfortunately, we are aware of incidents where vacant properties have been illegally broken into and misused, as you’ve described. We are actively working alongside West Midlands Police to address and prevent these break-ins. We urge anyone with information about suspicious activity to report it directly to the police or Bond Wolfe. The safety of our clients, their properties, and the community is our top priority. Please feel free to reach out to us directly if you have any further concerns.

I am really impressed with the service which I have received from the commercial property agency team and in particular James Brady who is proactive, focused on delivery and commercial in his outlook. He managed to sell my retail commercial investment outside of the Midlands area in super quick time and against a difficult lending market for the asset. I will continue to acquire and dispose through Bond Wolfe. Best wishes, Paul H

I would personally like to thank Perm Daley for her support with my completion. Although their offices closed at 5pm, perm stayed an extra 15 minutes to wait for confirmation and subsequently released the keys. I am grateful as I had travelled 2.5 hours from London and would've wasted my journey and incurred additional fees had I not received my keys. Thank you Bond Wolfe, thank you Perm.

Wasted time & money researching "Bond Wolfe" properties. Hadn't heard of them before - Companies House say they've been going for less than a year - but found them perfectly pleasant on the phone. But READ THE LEGAL PACK extremely closely! Here's what I found: I'd seen several properties sell in auctions elsewhere, appear again in BW, within weeks or months of the previous sale (clearly to avoid the change in ownership/price paid having been updated yet at the Land Registry, which can take up to 6 months). They were seemingly on at very low - some even Nil - reserves. The same photos, and most of the same legal packs, were used from the previous non-BW auction (copyright issues, a minor point compared to what's to come!). The auction fee is clearly set out - £1,140, inclusive of VAT. But the Special Conditions! These applied in all 4 properties I was investigating, and were almost identical. £600 for the seller's searches - clear enough (even tho the seller appears to have pinched the searches from the previous auction, ie spent no money) £3,000 towards the sellers legal costs, no invoice to be supplied - hardly a surprise at no invoice, who pays £3k legals on eg a £20k house, when the legal pack has been allegedly lifted from elsewhere? It's perhaps £1,000 on the conveyancing. But at least you've checked the Legal Pack, right? It's whatever you bid to, plus £1,140, plus £600, plus £3,000. BUT WAIT! Scroll further: "On or before completion the Buyer is liable to pay the Seller £9,999 by way of a buyer's Premium..." It's there, you can't say you didn't have the chance to see it, but slipped in at a point where you think you've already seen the fees. One of the properties I was looking at had previously sold for £13k, at a BW auction as it happens (most are bought from auctions elsewhere, including online auctions) but hadn't completed. Imagine being the winning bidder - £13k was a reasonable price. Now add the above, and the price is actually £27,739. Plus your own legals. I've wasted time and money viewing and researching, and all 4 properties have almost the same Special Conditions (one is £9,995 not £9,999). Unethical hardly begins to cover it, and I feel for anyone caught out by this. One star is generous. Edit - Just an observation but I note many recent 5 star reviews saying mostly the same thing, almost exclusively written by people with only one review to their name, and all reviews are either one star or five. Edit#2 - thanks Bond Wolfe for the reply below. I take issue with the reference to "costs" - these mostly aren't costs incurred by the seller and refundable by the buyer, as referenced above. I note one of the properties that "sold" at the last auction has, lo and behold, appeared again in the next auction. The sooner this practice stops, the better. Having the buyer pay your legals and searches is one thing; adding a £9,995 "fee" on top is quite another.

We were sorry to receive your 1 start review, but we’re glad you followed the number one rule when buying at auction and read the legal pack in advance of bidding. We are a new auction company set up in January 2019, but we have an experienced team who have been working in property and auctions for over 300 years combined. Unfortunately, it’s very common across the whole of the Country, for additional costs to be associated with an auction purchase. This is why we highly recommend that ALL potential purchasers read the contract prior to attending an auction in order that they are fully aware of what they are buying and any fees. These additional costs are added by the vendor, with the contract being prepared by the vendor’s Solicitor (not ourselves). If you would like to discuss any aspect of your concerns, please don’t hesitate to give our team a call on 0121 312 1212. Kind regards, Bond Wolfe Auctions

I would whole-heartedly recommend Bond Wolfe auctions to anyone who has a property they are looking to sell. We had the responsibility of selling my nan's home to fund her ongoing care. We wanted to get the best price for her and thanks to the expertise of this team, we are confident we did her proud. Throughout the whole process we felt looked after and informed; James and Gurpreet were always on hand to give updates about the sale and, no matter our query, everyone in the auction team went above and beyond to help with the steps. As a result my nans house sold for more than we could have hoped for. In what was a difficult time for my family, they delivered a professional, friendly service taking all stress out of the process to which we couldn't be more grateful!

We sold a property through Bond Wolfe in their Dec 19 auction, with James as our key point of contact. I can't fault their service. The fees were clear from the outset. James turned up to value the property when he said he would, and all of the team I had contact with replied to phone calls/emails efficiently, and James kept me in the loop with what was happening. I can't fault their service at all as a seller. I would 100% recommend. Thank you.

We used Bond Wolfe to sell an industrial estate in October 2019 after having had little to no success in the open market. Unfortunately, it didn't sell at auction however the team at Bond Wolfe acted really quickly and within a few weeks it had been sold above the guide price to a private buyer. They were brilliant throughout the whole process and will highly recommend Ian, Sam and the wider team to anyone looking to sell a commercial property at auction.

"On or before completion the Buyer is liable to pay the Seller £7,999.00 by way of a buyer’s premium. The seller will not be providing an invoice and the General/Standard Conditions is varied accordingly." There is no information on website about that except 10%deposit and 1.4k admission. Its a joke not company. Misleading I formation. Comment with 5 stars looks like from bought users

Matthew · 3 June 2021

Agent replied · 3 June 2023

Dear Matthew, we were sorry to receive your negative review. When buying at auction there are often additional costs on top of the purchase price, this is the same for most auctioneers across the Country. The legal packs are prepared by the solicitor on behalf of the seller and these costs are not associated to ourselves. We attempt to bring this to people's attention as much as possible. It is on our website in a number of places to include within 3 questions in the buyer FAQs and several times in the buying at auction guide. It is also detailed within the registering to bid form and confirmation emails. We also advise all callers and viewers to read the legal packs prior to bidding. We always aim to offer an honest and transparent service and we believe we go above and beyond to draw people's attention to the possible additional costs. If you would like to discuss this matter further, please do not hesitate to contact us. Kind regards, Bond Wolfe Auctions

We appreciate you reaching out and sharing your experience. We strive to provide efficient and fair viewing opportunities for all interested parties. With a vast portfolio of over 190 properties in our auction and a marketing period of around 3 weeks before the sale, we've established a structured viewing schedule to accommodate as many potential buyers as possible. Our approach of offering four sets of block viewings for each property aims to streamline the process and ensure transparency for all parties involved. While we acknowledge your frustration, we hope you can understand that accommodating bespoke viewings for every individual is impossible within such a short time period. However, we're constantly evaluating our processes to enhance customer experience and will take your feedback into consideration for future improvements. If you have any further questions or concerns, please don't hesitate to contact us directly.
