My opinion here, I bought a property from them and also was stunned to learn about the buyers premium, which was around £7000, plus I had to pay the seller’s solicitor’s fee, however the painful part is, 2 years down the line, I am still stuck with the property and unable to get a standard mortgage as the property is a non standard construction. Which was not fully disclosed in any of the clauses, Please if you are buying from this particular auction house, do your due diligence! It is clear that there is a pattern. I believe all the negative reviews here as this is my own experience too.

Thank you for taking the time to share your feedback. Firstly, we would like to clarify that Bond Wolfe’s buyer’s administration fee is £1,950.00 plus VAT, not £7,000. This fee is clearly stated in our auction terms and on our website prior to bidding. In some cases, sellers may pass on costs they have incurred, such as legal fees, but these are always set out within the legal pack and contract documentation made available to all prospective buyers before the auction. We are fully transparent about any additional costs contained within the legal pack. As with all property auctions, we consistently stress that buyers must carry out their own independent due diligence before bidding. This includes reviewing the legal pack in full, taking advice from a solicitor, commissioning surveys where appropriate, and confirming lending suitability. If we are made aware that a property is of non-standard construction, this is stated within the marketing details on our website and supporting documentation. However, without knowing the specific property you are referring to, we are unable to verify the accuracy of the concerns raised in your review. EXCELLENT SERVICE AND SUPPORT

I had experience of selling as an executor through a different auction house in the past and it wasn’t good. When it came to selling my own property recently I needed a quick and easy option so chose the auction route again but this time with Bond Wolfe. From the first point of contact with the office through the ensuing valuation , photographs and virtual tour and viewings all the staff demonstrated professionalism and efficiency, all done in a friendly and engaging manner. Having said all staff demonstrated professionalism etc there is one member of staff who went above and beyond in his dealings with me, James Rossiter. Throughout the process his expertise, advice and support made what is generally a difficult and stressful time anything but. If we were all able to deal with people like him in all areas of our lives life would be so much more simple and straightforward. Thank you James .

I originally met James Rossiter to discuss listing an apartment I am selling on behalf of a family member, but his deep market knowledge ended up leading me to my next investment. James pointed out a property that hadn't yet gained the traction it deserved; he saw the potential that others had missed. With James’s expert handling, I was able to negotiate a deal the day before the auction went live. He was incredibly fair to the sellers while effectively communicating my position as a serious buyer. This allowed us to exchange before the hammer even fell, providing certainty for everyone involved. The service didn't stop at exchange. James and the team arranged access for me to get contractor quotes before completion, saving me weeks of downtime. A huge thank you also to Perm, who handled the deposit and financials with total efficiency. James even recommended a solicitor who turned out to be world-class. My property has now been put forward for 'Homes under the Hammer' with James involved, a testament to the quality of the deal. As a crime investigator the injustice I witnessed from another auction selling a 3 bedroom property with a garage and a front drive way in a well popular area for £104,000, on a low value price when property was worth £200,000, I will be honest. On that same row of houses this auction Bonde wolfe sold a 3 bedroom house for £195,000 and gave no financial loss to the seller. They put the property near to its value price and they did an excellent job in their duty to not cause any loss to the seller. This auction is well experienced to know values of properties not to sell it on a very low price but a price that is fair for all. This auction Bonde wolfe sell properties on a good value price that does not give any seller any financial loss. This auction has morals, principles and integrity when they do their loyal duty in selling properties. This I have witnessed myself so I am openly saying this.Their work is of excellence. I trust this auction. If I were to sell a house on an auction it would be through this auction Bonde wolfe. I am proud of this auction. Keep up the good work. Caution: Beware Bond Wolfe Auction House I recently bought a property through Bond Wolfe Auction House and was charged 2 time £1950+ VAT (£2340) and £6000 + vat (£7200) totaling around £9550 in auction charges or you can give this charges whatever name and title.This was far higher than I expected and caused real financial strain for my family, who work hard in factory jobs to save for a home. On the top of that the house land registry was registered to third party (estate agency) not the owner and my solicitor couldn’t sort out this issue easily and we had to pay him extra to resolve it before deadline he somehow contact the previous owner to remove their name so we can add new owners name. The other tricky part was that sellers solicitors wouldn’t reply on time until it’s very close to the deadline date which was very stressful for all family, missing deadlines meant paying extra to all parties… Anyway, worst experience we had buying this property from BW. Never ever again. Prospective buyers should know: - Ask for a full, itemized breakdown of all charges before bidding. - Confirm exactly what VAT and all other fees cover. - Seek independent advice about whether these charges are standard in your area. I’m sharing this to help others avoid a similar situation. I’m not seeking action or compensation from Bond Wolfe; I just want to warn others so they can make informed decisions. Cheaters. All the receipts from our solicitors and the 1st day they called and taken the 10% deposit plus their fee are available and I will share with all future solicitors, organisations etc.

Thank you for your review. We must strongly refute a number of misleading statements in your comments. Bond Wolfe charged you only our standard administration fee of £1,950 + VAT (£2,340 inc. VAT). We did not charge £10,000 in “auction fees”. The additional costs you refer to were not charged by Bond Wolfe, but were costs set by the seller, which are common in auction transactions and clearly detailed within the legal pack. Most importantly, before being permitted to bid, you were required to confirm that you had read and understood the legal pack in full, including all associated costs. This is a mandatory step in the auction process and is clearly stated throughout. Given the multiple prompts, confirmations, and declarations presented to you during registration and prior to bidding, there can be no ambiguity that all relevant information was made available. The situation you describe is not the result of hidden fees, but of failing to review the legal documentation you agreed to. We would also note that describing these clearly disclosed and contractually agreed costs as “cheating” is entirely inaccurate and inappropriate. As with all property auctions, buyers are responsible for carrying out their own due diligence prior to bidding. This includes reviewing the legal pack and seeking independent advice where required, something we actively encourage. We are confident that the process was fully transparent and that all relevant information was made available to you at every stage. First time purchasing a property from Bond Wolf and i have a mixed review to how it all went. On the day of the auction i bid remotely and over all i found the system good to use. Once i won the bid the paid the 10%. The day after i got the Memo and it had no seller listed, just the solicitor....Which i found weird. I got my solicitor to chase early as i was happy to complete on it right away. Was advised by the seller solicitor that they would not deal with the case until 2 weeks before completion date. It was only at this point who we found out who the seller was and this sparked concerns as the person in question had a number of companies, had lodes of different offices registered to each company and had opened a closed a lot of companies in a very short space of time. To top it off we then found it that this was a first registration for the property, meaning that the seller did not own the property at the time they chose to sell it. And i just did not understand this or how it could happen. All these red flags and the fact that we had a limited time to deal with the issues caused great stress to me and my solicitor. The sellers solicitor did not really help that much and anything that we requested from there seemed to to be hard work. In the end i had to pay the sellers solicitor to sort out the registration with land registry so that the sellers actually owned the property. The whole experience was a nightmare and to be honest i feel i would be given this money back as it not my job to confirm the the person selling the property actually owns it. In the end i went to the Bond wolf offices on the day i was to complete and spoke the the manger Perm about what was going on. To be honest it's only thanks to Perm from the company that i decided to complete on the property as she assumed me that the seller/solicitor was know the Bond wolf and they work with them all the time. So thank you Perm and that support from you help me. So we did compete and the property is now in my control. But what i would say to Bond Wolf in general is DONT allow any properties to be sold in Auction that are still going through first registrations. Allow this to happen first before you allow the property to be sold. This will allow for unnecessary stress and expense on may behalf. I would buy at Auction again, but the stress of this would make me really think about it twice and i would also like legal kits a lot sooner. There is still improvements to be made. Im sure some people have great experiences and other not so much. maybe i was just not so lucky on this one. But i thank you again Perm. Tom

Hi there, thank you for your review. The sellers are a property investment company who buy and sell a lot of properties, and these can be listed in different company names. We have checked the paperwork and the seller’s details were confirmed on the signed contract which was forwarded to you the day after the auction. You are correct that the property had to go through first registration as it was not registered when the seller purchased it themselves. However, they did legally own the property and had every right to sell it (their solicitor would not have been able to provide the legal pack, exchange contracts and complete if that was not the case). Unfortunately, there can be delays with Land Registry but that is out of the hands of the seller, their solicitor and ourselves. We understand that this has been resolved and registration has since been sorted out. A number of Solicitors have been extremely busy following the pandemic, stamp duty holiday and dealing with the high volume of transactions during the buoyant property market and they therefore have different policies for managing their workload. We will always do everything we can to assist during this time, but if your solicitor does not feel this is acceptable then I would suggest that they raise it with the solicitors themselves. We are glad that Perm was able to assist you to help your purchase to go through and give you the reassurance you needed. Our auction team will often go above and beyond for both sellers and purchasers. Good luck with your purchase.
