For sellers and buyers alike, please avoid this Michael Robinson Jackson letting agent like a PLAGUE. By default, I avoid writing reviews as I understand people can have off days but this isSimply unprofessional, incompetent and self serving by this letting agent. Booked a viewing request via zoopla, got a call from one Joseph in the Gravesend branch who told me that the Mortgage Illustration that I had given them previously in order to view a propety shows my funds is insufficient to meet the asking price of the property.The Joseph guy simply did not read through the Mortgage illustration to understand it clearly before calling me because to view a property advertised by Robinson Michael Jackson (RMJ), you must show them agreement in principlewhich in itself is foolish and should be unlawful and no basis for it as there is no law to that effect in the UK. Back to the point in fact, I forwarded him another agreement in principle which he says has ran out and I said well, it shows you I can afford what you are asking but the guy insisted I should get him an up to date AIP so i came off the phone, checked through the Mortgage Illustration and rang him back to clearly explain to him what the Mortgage Illustration outlined as he did not take his time to read through the Illustration after which he put me on hold to several timesto check with his colleagues. You won't believe after seeing that he was wrong, he startedasking for proof of funds to which I told him if he's trying to see my bank statement just to view the property, that would never happen. He went to their rehersed line that the vendorwants to see all those information to which I said if that's what RMJ and the vendor wants, it's not going to happen and that there are other properties on the market to viewwithout going through this hassle just to view a property. The guy puts me on hold, came back again and tried to phrase it againand I told him I won't be giving him those because all they wanted initially was AIP and now he wants more to just view the property. To make everything worse after he noticed I wasn't going to give in to what he's asking, he then said they don't know when the viewing will begin as they don't have access yet to the propertyto which I said, you should have told me all that from the beginning that you don't have access to the property to commence viewing but we've gone through all these for you to tell me that you want to put me in a viewing list when you have access to which you have no clue. My take to people isto avoid this Michael Robinson Jackson like a plague for both Sellers and Buyers. All I see is a letting agent that is in for itself and not the vendor and obvious no proper idea of customer service toward their customers in the form of the potential buyers. Before I forget, I had to step out of the officeto make this call in the cold so you can understand how annoying it is to provide all the information the guy needed and then be told, we don't have access to the property yet but when we do, we will put youin the list of people to see it. What a sham of a letting agent. Any vendor listing or letting through RMJ, if you can speak or show the potential buyer the place yourself, do it and be open to share your contactwith buyers especially if you want a quick sale as this guys will keep your property on the market just to get traction.If you must adverise through RMJ, don't use them as the sole agent. This experience for me is so annoying as I recently tried to view another property advertised by a different letting agent and one of the agents called me and said, I will takeyour name down and let you know when we have access to the property as the vendor is away. That was nice and easy, no controversy at all but RMJ wants to know when you wake up and go to bed before they show you the property. The government need to look into this issue with letting agents asking to see people's bank statement/AIPbefore viewing. These are people's information. If I am not making an offer, you shouldn't be asking for it and I get it, someone might be saying they only want to see serious buyers to which I say, if every business in every sector operates like this, they will run aground in not time. It's part of life that someone might ask to view and change their mind but they should not be forced to show personal information just to view a propertythat the letting agent use for the statistics. By the way, if you've ever given them your information, you can ask them to delete it according to the GDPR regulation.

Promise the world and give you nothing, weeks without any communication or advice. All the staff were friendly at first, then once they have you, they quite pompous and overbearing. Think they are mini gangsters..

AVOID, AVOID, AVOID this estate agents at all costs ! had to keep asking for updates which never came. Finally made a complaint to branch manager at Chatham by mail, received in my opinion a vulgar display of how NOT to talk to an existing client.FOUR DAYS NOTICE GIVEN BEFORE COMPLETION AND THIS COMPANY REFUSED TO TAKE ANY RESPONSIBILITY.We had planned to give all of my wife's late mother's furniture to the British Heart Foundation, however this was not possible and we ended up having to have it collected ourselves at a huge cost and the furniture was destroyed as we had nowhere to put it.We approached RMJ to ask them to cover the cost of the collection from their £4710.00 fee but they flatly refused.Basically we now have to pay them £4710.00 for not doing a professional job.ABSOLUTELY SHAMEFUL AND AVOID THIS ESTATE AGENTS IF YOU CAN !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Atrocious is too good a word to describe them. 1 viewer in 8 weeks of their being sole agency! They failed to answer detailed questions I asked of them. FAILED TO COMPLY WITH THEIR OWN COMPLAINTS PROCEDURE. Unable to adhere to sellers instructions. They got initial property description WRONG 3 TIMES. Even on last day as my agent, 2 out of 2 viewers failed to arrive! Del Boy Trotter could have done better. 8 WEEKS WASTED BY THEM. Recommend them to your enemies!!

GoogleHave just come out of a 6-month Sales Process, thanks to Garry Hazell and his Team at Robinson Jackson, N.heath. When we decided to sell, we knew we would market through R.J, having bought and sold with them since 1983. Safe to say that we chose well. From our first introduction we were dealt with in a really friendly, professional manner. At each turn we were kept informed on a regular basis. Even in a hard market, we had many viewings, a few offers, and our eventual buyer. The sales process was fairly straight forward. We were expecting it to be slightly protracted due to it being a Leasehold property. However, the few hiccups we encountered, we took advice from Garry. But then none of us legislated for the effect Covid would have on our everyday lives, not least the effect it had on the housing market! Fair to say that things were awkward. But during Lockdown we were kept informed on a very regular basis. Garry and his Team continued to work very hard for us, in what was becoming a bit of a nightmare situation. Long -story-short, in the very capable hands of Garry and his Team and our solicitor, we finally Exchanged and Completed on the same day a couple of weeks ago! That day was slightly surreal as we really didn't think we'd ever get there. So it is with much gratitude that we give Garry Hazell, Dexter Hodges and Jane Wilkinson the praise they deserve. We think their individual areas of expertise and ability to work with their clients is what makes R.J., in our opinion, probably the 'Go To' Estate Agents locally. Special Thanks go to Dexter Hedges. His customer care and professionalism are second to none, so a big Thank You to him. We felt that we were in very capable hands throughout this whole process which, given the unprecedented circumstances, is testimony to using a Selling Agent who knows their job! Awful - rainham branch Kent Kelly has taken £20 of my deposit to glue a small corner of the carpet on a step. 1 month after, the job was not done, also when I asked for a receipt refused to give me one. How could she, if it didn't exist?Also they tried to take more money of me but couldn't because didn't have proofs Also when you ask to fix something while you're living in their property, it takes long, nothing is straightforward, and if possible you are made to pay.Maybe other branches are ok but Rainham is hallucinating I simply had to complain to ombudsman because there is none to complain to apart from Kelly and Natalie the managers in Rainham. Noone gives you any details Worse letting agency

I've had a very mixed experience with Robinson Jackson lettings. On the positive end they are generally easier to get hold of than other estate agents. On the negative end, they promised things that weren't delivered (photos of flat inspections etc). They also wash their hands of issues when you raise an issue and leave it to you to sort out. I left the relationship with them feeling like I wouldn't choose them again

Used r&J to rent a property in Maidstone area, my experience from start to finish has been nothing but bliss. The pair who have been handling my application ( libby and Ennis ) have been absolutely amazing, couldn’t fault them if I tried. Based off previous experiences with attempts to rent, this company has went above and beyond and managed somehow to get me a property within 3 working days! If you’re looking to rent somewhere use these guys, they make other companies look clueless.

The process was professional, friendly and efficient. Everything you want from your Estate Agent.
