I couldn't have been more satisfied with the service I received from the Property Cafe. Matt and the team are very professional and as it was my first property purchase they put my mind at rest every step of the way. Buying a property isn't as straight forward as I thought it would be and to have patient and experienced people going through the process with you is priceless.I would highly recommend them !!

GoogleHad really bad experience, was looking for a shop on sidley high street and they cancelled on me 3 times on the Monday as couldn’t get any keys. I had to chase them on the Wednesday for a viewing, the answer I got was I suppose someone could come at 5. They got there at 5.30 no one called to tell they were late, I called at 10 past told they would be any second. Then at 20 past I called again saying no one has called to let me know what’s going on, they said well you called us, I said that was after 10 minutes and they said they would be with me any second been another 10 minutes. So they said they are coming. About half past the girl arrived looking scruffy, and she said if I have questions let her know and she would pass them on, I asked then she said I should fill out application form. I then got call next morning, I said to call me after 3 as in a meeting in the morning. Again I had to chase at 4pm. I tried to talk about the state of the building. At first they said it’s all been done, I explained it definitely hasn’t and I am concerned about building regulations for my insurance as a plug socket near a water pipe, the roof is falling a part and a step with a hole in it. Then he said he has said it needs doing. They change their story constantly. They are very rude and seem to think you don’t have rights as a tenant, they just said I will send application and write it all down we will send it to the landlord, I explained I don’t want to apply until I know if the landlord is going to maintain the building and except my terms, but I didn’t even get chance to explain I’m prepared to pay 6 months up front. They had no interest in what I was saying. Just said I will ping you an application form. So I said okay. I called back saying I really don’t feel comfortable and again had 0 interest in what I had to say. So Iv backed out of it. Feel like they only want to rent to people who don’t know what they talking about as they talk down to you and don’t listen to what your saying

I have just bought a flat through Property Cafe. It wasn’t plain sailing but they, particularly Michelle, were brilliant. Kept me fully informed and updated all the time. She also referred me to a mortgage broker and surveyor who were both excellent. I would highly recommend Property Cafe.

This is one of the most unprofessional agencies in Hastings. They showed me a property and then disappeared. They scheduled viewings for eight other people at the same time, and the agent arrived late, making us all wait for 20 minutes. I had to view the property with four other strangers. It's been two weeks now with no response despite calling twice. This is highly unprofessional. Also we doubt if they are just collecting the data.

I contacted Property Cafe as the letting agent advertising a lovely home, I arranged a viewing and met with Damian, he was knowledgeable, encouraging and put us at ease, especially including and engaging with my children. I’m really pleased with the house and hopefully all will come together nicely, for it to become our new home.

GoogleTok over 6 months from offer accepted to completion of the sale but much appreciation to Mel who chased up our own estate agents in Grantham to get our end moving and it worked. Mel kept me informed all along and did a lot of chasing and ideas to give our people a kick up the backside to get things moving. Excellent service and communication. Thanks for everything.

GoogleThe letting agents of property cafe don't even deserve a single star. They ask for good review at the start of tenancy but you soon realise their service is rubbish. The worst part comes at the end of tenancy, they were not able to check the property properly for carbon monoxide alarm, and charged for it which was already there. Despite contacting them numerous times for the same thing they only caused unnecessary stress instead of providing any solution for their mistake. Property was left all cleaned and painted but they were able to spot few small drops of paint on the floor and charged for that. At the start of tenancy, property had all dirty carpets with stains and dirty bins which was also mentioned in the inventory but at the end of tenancy they charged to change carpets. They are the ones who make such reports of the property for the landlord and make moving more stressful. They are of no help and only after your hard earned money. Do yourself a favour and let from some other agency. AVOID PROPERTY CAFE

GoogleThey are the worst letting agents I have ever dealt with and trust me I’ve had some bad ones but these take the cake. Not only do they ignore your repair requests but actually try to raise the rent whilst doing it. A 5 year joke that turned into a nightmare and to add insult to injury now on completion of our 30day notice they want to keep our deposit despite the flat being in a better state than we found it
Dear Keith, Firstly thank you for leaving a very honest review. However this review should be aimed at the landlord and not the agent. Never was a maintenance request ignored by ourselves. All maintenance issues are passed over to the landlords staff to arrange. I can see from our system that we were constantly chasing them on your behalf but unfortunately we cannot influence their speed of action. With regards to rent increases, again this is the landlord's policy to increase all rents annually to keep them in line with all current rents. With regards to the deposit, again we as agents can only advice our client and again this is the decision of the landlord if they want to dispute the deposit return, which in this case they are. We are in talks with your ex landlord to try and improve the maintenance response time as we also feel that it needs improvement. You are also within your rights to dispute the deposit which will result in it being passed to the dispute resolution who will make the final decision.I do totally sympathise your position but it is totally unfair to leave us such a damming review when the decisions taken are not our own. GoogleI started letting through Property Café, almost 15 years ago and now have three properties with them. I have worked with many members of their staff over the years for purchasing the properties and then for decorating and letting. The Property café staff have always dealt promptly with any issues and been very helpful in finding contractors when jobs needed doing. Communications are always timely and courteous. Damien has always been a point of contact for me and quickly connected me with the right person, or has answered my queries himself. Comprehensive property inspections have been carried out by Hope and Danielle. After initial conversations with Ashley, Darran then went above and beyond in coordinating my most recent property purchase, and I know I can always rely on Scott for an assessment of what needs to be done to a property and then getting the job done. I have interacted with many other staff to over the years and appreciate them all very much.
