GoogleStipulating ‘no pets’ in rental accommodation, which this agent is doing, is illegal! The government unveiled legislative changes to the private rented sector in May which allows renters keep pets in rented accommodation. Under the renters’ reform bill, tenants have the legal right to request a pet in their home, which landlords cannot unreasonably refuse! Take note, Property Explorer!

Thank you for taking the time to leave a review, please can I ask you to get in touch with me directly Wendy Ellis Lettings Manager on my direct line 01256 300735 or email wellis@thepropertyexplorer.co.uk I am happy to contact the landlord and put forward any specific pet permission you require, please let me know which property you are interested in, we do understand if you have a pet currently it can be difficult to find a rental property that will accept pets, many of our landlords do allow pets but it is currently it is the landlord’s decision if they wish to choose a tenant without pets. We are not breaking the law listing as no pets currently; The Renters (Reform) Bill 2022-23, introduced to parliament on 17 May 2023, contains measures to amend the Housing Act 1988 to make it an implied term of an assured tenancy (with some exceptions) that a tenant may keep a pet with the landlord’s consent unless the landlord reasonably refuses. The landlord will be required to give or refuse consent in writing within 42 days of receiving a written request. However, this has not yet been brought into force. GoogleNot a great first impression of this company. Contacted them to arrange a viewing of a house they have listed and felt very pressured for them to book a valuation with us. Whilst I understand they are trying to secure their next stream of income we've already had 3 valuations in the last 2 weeks, with a full time job and a baby I felt like it's a waste of valuable time to be told exactly the same information. When I asked if the valuation was a necessity I got quite a blunt response. It felt like I was being held to ransom so I cancelled the viewing. I now wouldn't use this company to sell my home if this is how they are with potential buyers.

Very unprofessional service! Made an offer on a property and was rejected, the estate agent said they would call us regarding the offer but never got back to us. A few weeks later I found that the property had been sold on the company website. The estate agent did not inform us that the property had been sold or advise us of other offers being made. When I emailed the estate agent to say that I wasn't informed instead of apologising he said that they do not inform everybody which view individual properties that offers have been made and then when I questioned this as we were not just a viewer we made an offer, he said we should both move on and good luck with my property search. I found this really unprofessional all they needed to do was take responsibility and apologise for the inconvenience it had caused. No way to speak to a potential buyer, very disappointed.

From the honest advice Oliver gave us during the valuation with no pressure to sign with them to the speed he managed to get our house not only listed but sold.
