I have been so lucky to have found James MacPhee at Bridges. I went to view a property they are selling and James was very knowledgeable, not just on the property but also the details of the steps of actually buying and selling has this is my 1st adventure on the property ladder. I have been able to ask questions, getting clear understandable answers and at times James has called me to see how I am getting on with selling and my estate agents. I have taken the time to speak to the companies James has guided me to and everyone has been able to answer my questions and support me, no matter how clueless I feel at times. The selling and buying platforms that are used are clear and easy and I can understand why there needs to be a good communication between seller, buyers and estate agents. 5+ stars for the huge help I have had so far on the start of my new adventure.PositiveResponsiveness, Quality, Professionalism, Value

Back in Oct '21, we contacted Bridges to facilitate the sale of our house. Selling your home can be extrmely stressful, and whilst we had a few delays and issues to contend with, our experience on the whole was very positive. That's because Bridges sent over Ged. From the moment he arrived to value our property to the morning of the move, Ged was calm, professional, friendly and always answered his phone. His insight throughout the whole process was 100%. Horrendous experience

Horrendous experience. Do not sign a 20 week contact! Within a couple of weeks, they had lied to me on several occasions and had provided a terrible service. They apologised for the unacceptable level of dishonestly but still refused to release me from the contract that they were in breach of. They knew that their official complaints procedure was longer than my remaining contract (after stalling for several weeks), so they had me trapped with no way out. This was knowing that I was in a rush to move in time for school applications, and missing them would seriously affect our family.

WORST EXPERIENCE EVER!!!!!!!!

I found Bridges Estate Agents my worst experience ever in dealing with a company, and not to mention how dreadful it was in having James Macphee (Associate Director none the less) manage the sale or in this case what looks to be the fictitious sale of our property. Firstly James tried to convince us that a flat rate fee that they were charging was better than their 0.7% selling fee, although the flat rate fee was several hundreds of pounds more expensive.Secondly James instructed the firms associated conveyancing company to act for us even though we did not instruct him to do so.Thirdly James tried to convince us to spend several hundreds of pounds on professional photos instead of their own and when we refused he did them for free!!!!! We avoided a rip off charge there!Fourthly They never answer their phones and you have to always wait several hours for a call back, a house we were attempting to buy the estate agent attempted to contact James at Bridges in the morning to verify our situation so that they could put an offer to the seller and there was no contact from James or Bridges for over 5 hours so we then had to chase Bridges to insist they speak with the other estate agents to verify our situation.Fifthly James and Bridges when informing us of an offer on our property were in breach of their own contract obligation and broke the Consumer Property Regulations act by NOT informing us that the person who put in an offer on our property did not have a mortgage in place and neither did the people buying their property even though James knew that the buyers of our property were fully aware that the buyers of their property had already had a mortgage refused and therefore failing to tell us that our buyers were not in any position to proceed with buying a house and therefore denying us our right to make an informed decision and what makes it worse is that we found out 2/3 months after our house was sold subject to contract and we turned away another very keen buyer just after accepting this offer of which had we been made aware at the time we would not have accepted the offer. Which is now going to cost us in solicitors fees that we should never have had had we been informed of our buyers situation and especially as we have since found out that our buyers buyers have had a second mortgage application refused, yet it has been a week since we found out this information yet we have had no contact from Bridges to inform us of this!!!!Since giving James Macphee and Bridges the 21 days notice to stop being our agent (although under the Consumer Property Regulations act they should have cancelled the contract straight away seeing as they were in breach of their very own contract and standards of service they promise to deliver), we have made several attempts to contact them both James and Saskia asking questions and any contact that we have made has been completely ignored.I work for an organisation that employs approximately 700,000 staff and I am spreading the word on the unprofessional, dishonest, ignorant, time wasting service we have had from Bridges Estate Agents and James Macphee (ASSociate Director no less) if staff at the top behave in this way then you can be rest assured that this feeds down the line.
