Local professional reliable letting agents who really care.

You won't find a lovelier, friendlier lettings team anywhere in my opinion. As a landlord trust that my properties will be managed well on my behalf is key to my dealings with an agent. Having had 3 properties let by Belvoir in the space of a month I continue to be impressed by their professional and caring manner. Nothing is ever too much trouble and their attention to detail in check in/checkout is reliable and precise, something which is of the upmost importance. Whoever you speak to in the office you can be sure your call matters and will be dealt with efficiently. I am also confident that my tenants will be well looked after which is of equal importance for tenant retention. Thank you to Mike and his team for all your continued help and advice.

WHY I´M SO GLAD I CHOSE BELVOIR

In 2012, I made contact with Belvoir in Basingstoke, because I was having problems with my then letting agent. For example, some rent owed to me had been paid by the tenant but had not been passed on to me. My residence is in Germany and it would be inconvenient to have to travel to the UK just to check that the letting of my property there is being properly managed. Mike Jones impressed me immediately. I then severed my business with the previous agent and formally asked Belvoir to take over. Since then, I have developed a complete trust in Mike and his team. Last year, their friendly professionalism gave me peace of mind when they coped admirably with a recurrent and intermittent fault in the boiler. It was not the first time they had taken action on their own initiative while keeping me informed of the situation several hundred miles away. I shall continue to rely on Belvoir.

A cut above the rest

We entered into the rental property market for the first time with a certain amount of trepidation and visited many letting agents for advice. We found Mike at Belvoir Basingstoke to be extremely patient and knowledgable and found his advice invaluable, with regards to capital outlay and rental yield. Along with guidance on the correct properties to buy. Although our questions must have seemed relentless, Mike was always there to answer them without hesitation. It only took Belvoir a matter of days to find quality tenants and secure the right one for us and our properties. It has been several months since we bought our rentals and we have found the service to be first class, with regular updates with regards to how our tenants are doing and the condition of the properties. Never let you down

When I was first looking for a property to buy, Mike at Belvoir was recommended to me as someone who would give me an honest opinion which he did. He spent a long time with me explaining which areas to look in and types of property and it was based on his recommendation that we bought a cluster house in Lychpit. Because of his approach initially along with the care that we received from Belvoir when we were buying the property, they were our first choice to help us manage our first home as Landlords. We met with Mike and his team on the Saturday and had a tenant by Wednesday that week!! So far the whole process has been stress free as they do all the hard work and I wouldn't hesitate to recommend them to new or experienced Landlords.

Flexible approach.

The letting market has been changing quickly over the last one to two years with constantly change rules and regulations, which usually result in more costs for the land lords, but having a letting agent that is on top of the changes is a major help. The types of properties that are letting out is also changing with life style requirements and cash flow. With Belvoire Basingstoke I have been informed and advised when these changes may have an impact on my properties rentable potential and also the additional costs that will be involved. Belvoire have been flexible with the estimated rental potential in relation to what the market requires and they have also be realistic with when dealing with disputes that might arise when a tenant vacates the property. They are realistic on what can be claimed for and at the same time looking after the Landlords interests. They are walking that fine undefined line of looking after the interests of the Landlord and the Tenant. Jo their checking out agent is a very good example.

Very pleased tennant

We have just moved away from a Belvoir rented property, and were very impressed with the efficiency and care given throughout. First time renting

After many years of home ownership I found myself having to rent a property and was to be honest a little wary of dealing with letting agents however my experience with Belvoir Basingstoke could not have been better. Excellent service

Good for Landlords & Tenants

We have worked with Belvoir in Basingstoke for several years now (as Landlords) and their fully managed service has been excellent. Specifically; * They are easily contactable and knowledgeable about our two properties * Contractors that they have used on our behalf have been reasonably priced and done a good job. Any small niggles have been resolved by Belvoir * They have been flexible where my husband has picked up repairs and easily work with a situation where the tenant knows us and the agency * Charges are clear up front and we have had no surprises. Things like tenancy agreements automatically move to periodic after the first year so avoiding re-signing costs for landlord and tenant (unless new agreement requested) and other similar examples. * No additional tenant charges after the initial upfront registration/reference checking costs. No pressure on tenant to use specific utility providers etc. *Monthly reports are clear and regular * Where there have been tenant issues (rent arrears or damage) Belvoir has been on it very quickly and worked together with the tenant to resolve quickly *Properties have been let promptly as Belvoir manage a number of properties and so usually have prospective tenants looking.

Outstanding Service, Especially Maintenance

BELVOIR REVIEW Bevoir, in its various forms has been looking after our properties in Overton, Basingstoke for just short of 2 decades ( 1998 ). They obviously have been excellent, otherwise we would have changed. The Rental office have been very proactive, in finding tenants when needed. We have had 6 changes, and on each occasion we had a new tenant contracted before the existing one left. Only once was there a 5 day gap to redecorate and carpet the house. On one occasion they even negotiated the partial upgrades during the tenancy and the new tenant moved in at 4.00pm, after the previous one left at 11.30am. I am not sure if both tenants paid that day’s rent !!!! I would call that amazing. However, the main attraction for us the most outstanding Maintenance Department. We spend a considerable time overseas, and Belvoir is the tenant’s sole point of contact. “They have even successfully fought the GAS Board for us …. Which says a lot!!!”. Should there be any issues, one of their staff is round to fix it; or for a major job like the roof, we had 3 estimates within days, and they managed the work completion to a very high standard, with no involvement from us or disruption to the tenant. The client is lyrical about the support they have received. Whole maintenance team are excellent, courteous and very proactive. They have specifically complimented CSR Helen for her efforts. My wife & I have told the Belvoir Directors we will change agents if Helen leaves !!!!!.

Unstinting and knowledgeable.

I had a problem with a tenant who had left damage to my property when they left. The Belvoire agent advised me what I could and could not claim for and completed the paper work on my behalf. He then applied for a refund from the rent deposit. The Maintance department is a great support. If a tenant has a problem they call me immediately and let me know what the problem is. If necessary they will arrange for a local tradesman to fix the problem. Andrew, Michael and the entire staff are knowledgeable and always available. I couldn't give them all less than 5 stars!

Belvoir rented our house out whilst we lived overseas for 4 years and did it great job of managing the property - from finding us good tenants to ensuring any repairs were done at value for money prices and by reliable contractors. I've been using Belvoir Basingstoke for +7 years and their service has been second to none which is why I continue to do business with them. Irrespective of the size of their managed properties they always deal with you in a manner that makes you feel you're their only customer! I only have one rental property and while I'm the point of contact for tenants with regards to management and issues, Belvoir have always been open to assisting me with finding trust-worthy trades men to enable me to ensure the property is managed correctly. True Property Professionals!

I was recommended to Belvoir to manage and market my BTL property through a contact who has several properties managed through Belvoir.. They have been brilliant! We had just purchased the house and undertook some light renovations before it was to be let. Belvoir gave us sound advice on how to make the property appeal to the most potential tenants and suffice to say my house was let within a day of it being advertised for the full rental price for a whole year to desirable tenants . They took care of everything in the background and were very quick to deal with any query I had and also in dealing with queries the tenants had. I would not hesitate to recommend them to landlords, they just took all the hassle away from me, even contacting the utility companies, they really do offer total management.

They specialise in this area and as such are fully conversant with the latest (considerable) rules and regulations relevant to both landlords and tenants.
