Brilliant from start to finish

We needed a quick sale and contacted 3 different estate agents. I called Bear at the Southend branch and spoke to Ricky Foker and arranged for him to come round and do a valuation. He turned up promptly and exactly when arranged and immediately we felt this was the person we would trust with the sale of our house. He understood our needs and took time to talk with us and we could tell he really appreciated our home and gave us great confidence. I can honesty say the difference between Ricky’s approach and the other 2 agents that attended was like night and day! No comparison. Ricky quickly arranged the photos and particulars and I was able to speak to him about the details and get everything just as we wanted. We had a buyer in just under 6 weeks. Ricky is a fantastic negotiator and really worked hard to get us the sale we wanted. Ricky and his team at the Southend branch were all amazing and I have no hesitation in recommending them to anyone.

Kept everything on track, as far as possible!

bear was actually working on behalf of our vendor but were actually instrumental in getting the entire transaction done. Their Senior Sales Progressor Wendy Baily could not have more helpful or diligent in getting all of the many parties involved aligned. She was hugely supportive to me through quite a fraught process and offered great, specialist advice.

I had a disappointing experience with this estate agent. After waiting over 5 months for the vendor to provide a building certificate requested by my lender, they withdrew as soon as I began the process of arranging inspections to be carried out. The boiler hadn’t been serviced in years, despite the negotiator, Jack, assuring me during the viewing that it was 'regularly serviced.' My buyer’s report recommended I conduct checks, as the only boiler record was from 2010, back when I was still in secondary school! Once the report was provided to me end of August 2024, I immediately worked to get the inspections booked in with the agent. I was informed that the vendor was unhappy as I had my mortgage offer since end of July 2024. I informed the agents that my conveyancer has completed their due diligence and strongly advised I get these inspections done before exchange. Exchange which I was positive would be set to take place by latest end of September pending the inspections all coming back clear. When I raised this, Joe, the managing director, remarked, 'Your conveyancer should have advised you to do this check sooner,' which came across as both unprofessional and condescending. To top it off, the vendor has now relisted the property with a Β£35k price increase. The behaviour from both the vendor and the agent felt like pure intimidation and bullying.

Thank you for your review Antonia. To provide clarity on the matter, your offer was accepted on the said home in November 2023. The process was significantly delayed as your lender required structural works to be done to the property which were carried out at a significant cost to the vendor. Despite this, the vendor did not increase the price of the sale agreed to you. Once your mortgage was offered by the lender in July following the conclusion of the structural works, the vendor anticipated an exchange of contracts being offered. At that point, the sale had been running for eight months and at this very late stage you then, on the advice of your solicitor asked for two reports to be carried out along with a homebuyers survey. At this stage, the vendor requested us to remarket the property at a higher price taking into consideration the significant money he had invested into the property and further delays being created. Given the sale had been running for so long, the vendor felt said checks and surveys should have been carried out a lot earlier. At this stage we, as you can appreciate, had to follow our vendors instructions. We wish you all the very best for the future.

Selling our property.

The process of selling our property over the last 5 months was eased greatly by Bears Estate Agents (Southend-on-Sea, Essex) Progression Team" in particular one of the team, Helen Wilson. Sometimes the opportunity to speak to our solicitor was not possible. However, Helen came to the 'rescue' having already spoken or would do the job for us. She certainly kept us well informed.

In 12 weeks on the market I have not had a single call from Bear in Leigh on Sea apart from to book one viewing, or seen any evidence they are marketing my property other than putting it online. Awful

I called after 6 weeks and was told they would enquire with people looking for similar properties and get some feedback about why they weren't interested in mine. This never happened. I then had a viewing booked in after 11 weeks. They were a no-show and Bear did not contact me to let me know and when I called were not able to explain why this hadn't been done. I know the market is tough but I have had 0% service.

Terrible, rude, unprofessional, sneaky and got evidence to prove it

I'd give this estate agent zero stars. Basildon. Very rude, unprofessional, deny things in black and white right in front of them, defensive, no apology let alone rectifying the situation, inappropriate comments, negligent, they break contracts without any communication - re-selling sold houses that offers have been accepted for behind the buyers' backs, demand a Β£250 deposit at the point of offer being accepted, they make up false information, presumptions and re-sell sold houses based on their presumptions, misinformation, their errors, give buyers 5 days to get their documents to them (which they cannot even read so claim weren't sent when email evidence shows otherwise) yet even after seeing it, they still blatantly deny the facts, they're fooling themselves. I have been getting emails from joe the managing director, very rude, argumentative, refuses to take responsibility for his/their behaviour, errors, mistakes and came up with excuses after excuses to try to cover up his mistakes, it's hilarious. The proof is there. I received a disgruntled response to my honest review after a barrage of fake positive reviews were posted in their favour. They re-sold the house we put an offer in, without any communication, based on presumptions even claiming they only received 1 document when all documents were sent (within 5 days which is a very unreasonable time limit, you get more time for a dress), which he tried to blame on the vendor when he was called out on it. I sent him the screenshots of the email that was actually sent with all the documents, at which point he then tried to make more excuses to cover conveniently raising new excuses to cover himself that he'd never mentioned before re-selling the house based on false information he believed and he told the vendors the same false information he had and believed. The whole time he was looking at the wrong file and didn't even look at the other documents in the same email which he presumed and re-sold the house whilst our offer was accepted. Without any communication until after he re-sold it! That is a breach of contract to double sell the same house and that too based on presumptions and no communication. That is what they're like, they are sneaky, dishonest, deny in the face of blatant facts and they're so effected by real negative reviews as many people have had similar experiences with them. The owner is extremely rude, takes no responsibility for his mistakes, errors and instead gets upset when facts and experiences are shared. They have no idea how to speak, inappropriate comments made, incompetent and lucky escape! They take the deposit and could re-sell at any point without any communication- looking for new buyers whilst offers are accepted and those that spend money on surveys, legal fees would lose it based on their presumptions. They tried to say 'you didn't send this/that' when it was all sent and if there was an issue, they should have called, but no, in this case they had all the documents, they made mistakes and errors not reading properly and instead of asking they sneakily re-sold the house blaming the vendor. When he re-sold it, without aby communication and whilst our offer was in acceptance, we only found out when we tried to get in touch with them ourselves that he'd re-sold it behind our backs and based on false information, presumptions and excuses. Then he tried to falsely claim 'we didn't get that on time' when it was sent on time, but if that deadline wasn't set by him then shouldn't have a problem waiting! Thecstory kept changing. They wanted verified I.D, then conflicting not verified ID needed, then he claimed no documents received, then that he did but amount was blank, when he was proven wrong on all his false statements then he claimed the amounts didn't add up - false again, when that was proven he claimed 'discrepancies the vendor wasn't happy about' when there were no discrepancies-he should have called to talk not re-sell the house behind buyers backs, without talking, and he shouldn't be telling confidential info to the vendor. Either way they're trapped in their li es. The owner tried to deny what he said himself, I sent him screenshots of his own emails to prove he was ly ing. They get caught out as li es do in every angle. Instead of admitting fault, their mistakes they continue making more and more excuses when they don't wash, the facts are obvious. Their such behaviour further proves my point. Stay away from this rogue agent whether you're a buyer or seller. They are sneaky, dishonest, rude, incompetent, sneaky and break contracts behind buyers' backs. Would do things exactly the same way, that's what eliminates the rogue agents. Lots of people have had similar experiences, lucky business did not go any further with this agent.
