Our leasehold block in SW London was managed by ABC in the years 2018 to early 2022. The difference between their passive and disogranised management of the block and that of the new firm we have commissioned is like night and day. I also believe that the firm and their Managing Director Richard Davidoff acted unethically in their dealings with us as we sought to acquire the Right To Manage the block. Indeed, a Judge adjudicating on costs in the process stated that Mr Davidoff "used inappropriate tactics to try to prevent the leaseholders acquiring the right to manage". He went on to say that "the conduct of Mr Davidoff has been particularly poor, it has caused significant unnecessary delay and anguish"A Google of the firm and their Managing Director Richard Davidoff should suffice to understand that you are not alone if you have experienced difficulty with this company. Do your research.

GoogleHorrible agency - DO NOT USE! They come look at your property and FAIL to comply on all relevant & urgent matters. They fill you with false hope to manage your requirements and DO NOTHING for months on end. Highly recommend NOT to trust.

GoogleMy experience with ABC has been horrendous and I definitely advise you to stay away from them. We attempted to take control of the Residents Management Company (as anticipated by our leases out at the outset). Richard Davidoff repeatedly resisted our attempts to become members of the management company. We eventually had to make an application for Right to Manage which Richard Davidoff disputed, forcing us to take the matter to the First Tier Tribunal. The whole matter has unnecessarily cost us £1,550.00 to date. He made an unsolicited phone call to me which he explained was ‘off the record’ saying that he would accept our Right to Manage claim but only if we withdrew our ongoing First Tier Tribunal service charge challenge. During this ‘off the record’ phone call, Richard himself stated that we would acquire the Right to Manage at any event but it would cost us £10,000 in legal expenses if he continued to dispute it. I found Richard Davidoff’s ‘off the record’ phone call to be extremely underhand and unethical. I saw this as an attempt by Richard Davidoff to prevent us from exercising our rights under the law. Jesus. As you are aware the Developer was trying to sell the freehold title. Clearly they would achieve a better price if there was no RTM Co in place. It was therefore to their benefit to delay matters a bit. The Courts and Tribunal services expect the parties to negotiate prior to any hearing. I am sorry you found that to be "underhand", - it was not intended as such.

GoogleTruly awful firm. I struggle to comprehend the positive reviews, because based on my experience, I would rather be homeless than rent a flat managed by ABC. When you have one job, which is literally managing a flat and landlord-tenant communications, and you fail to do it, that’s when you know you should probably move into a different field, one that doesn’t require attention to detail, timeliness or communication skills. They managed a flat I rented for 3 years. Took almost a year to fix a leak that started as a result of their contractors leaving their waste material at the entrance of the flat, and despite asking them repeatedly, never cleaned that area, which by that stage was soaked with chemicals from paint and waste from the broken pipe. The bathroom had pretty toxic mould that took a year of me emailing every week to renovate, but the renovations were done in such a way that the mould will continue building up, requiring a new bathroom every 2-3 years. When there was a leak from the flat above and the wallpaper started falling off, no one dealt with it, it remained there for over 2 years. They generally failed to relay many of my comments, questions or concerns to the landlord, leading to a lot of miscommunication, particularly at the end of the tenancy. Until I moved into my new flat, I thought perhaps this was normal, but now I understand it’s incompetent, lazy, inept and generally inadequate people failing spectacularly at their job. I am elated that the chapter of my life when ABC managed a flat I rented, has been over for more than a year. Sad it’s taken me this long to post this review, but better late than never.
Thank you for taking the time to leave a review Viktoriya, we have read your comments and we suggest that your comments are misplaced & unreasonable for the following reasons, you rented a basement flat through our agency and unfortunately some maintenance issues arose during your tenancy, the issues related to the external fabric of the building and as such the building management company were responsible for the repairs. As you know they are independent to us and the management company were difficult to contact & were slow in their actions, we worked alongside your landlord to expedite the repairs but ultimately we were reliant on the building management company and your grievances should be conveyed to them, not us. It was their contractors and materials you mention, these contractors were under the supervision of the building management company, not us. We have an extensive catalogue of emails & correspondence records with you during your tenancy and therefore we disagree that we did not communicate with you, you were in contact with your landlord too and correspondence between us all was efficient. The flat was maintained to a good standard throughout your tenancy and repairs were carried out as required including the installation of a new bathroom suite. We wish you luck in your future endeavours.

Extremely Disappointing ExperienceI had a very negative experience with ABC Aldermartin, specifically with agent and director Bradley Brazier. Before moving in, Bradley assured me that the property would be ready on time, but once I signed the lease, he became unresponsive to my calls. Upon moving out, he attempted to charge me £250 for cleaning expenses, despite the fact that I had painted and thoroughly cleaned the flat myself. It took two months and intervention from the TDS to get the outstanding balance released, as Bradley ignored my emails throughout the process. I would not recommend this agency to anyone looking for a reliable and trustworthy service.

It is a shame there is no option to give no stars! This company continues to lie about how they are looking after my property and over 2 years and nothing, no eviction, no money, nothing. Over 2 years and no rent has been paid. It leads me to believe they are collecting the rent and not passing it on! I have constantly asked to see paperwork indicating court proceedings have started, that was over 9 months ago, I asked for paperwork and todate nothing to show the tenants are being evicted or court dates etc. Everytime I do a review they will get their friends to do fake reviews to pretend they are a decent company. They are appalling and to be avoided. Once this goes up they will suddenly have a post of fresh good reviews!

GoogleThis company was advertised on LBC radio, when I decided to use them to rent out my property.They offered a guarantee rent insurance and seemed professional. My experience with Hannah (NOT COMPASSIONATE) and Richard was one that I would not ever want anyone else to ever have to experience....It's taken me quite sometime to recover financially,as this ordeal did leave me with a mountain of dept. The tenant that they're referenced to their very high standards did not pay rent for over 6 months.Although the tenant did not pay their rent ABC still demanded the full commission which was taken in advance for 12 months.I had the added cost of eviction after the 8 months and the usual stress of paying a mortgage with tenants living free in my property.Sadly their "Rent GUARANTEE" was not worth the paper that it was printed on!. Please note:-ABC is"ESTATE-AGENT FROM HELL"...Stay clear

Appalling service DO NOT USEAppalling service and no way near an acceptable service. This company has allowed tenants to remain in the property for over 12 months without paying rent! They have done nothing about seeking a possession order and have just allowed the tenants to live there unchallenged. ABC Lettings and Bradley, the member of staff who claims to be dealing with this, I have asked on numerous occasions for weeks, to see copies of the paperwork that they have commenced court proceedings as they have assured me this has been started. They do not respond to emails or phone calls, I sometimes ring daily and no response to my phone calls. I have turned up at their offices and seen another senior manager, who also assured me that someone will get back to me but no one never does. Sadly, I am now possibly going to end up losing my flat as a result of poor management, poor communication and the non-collection of rent. There are professional Letting Agents around, and these behave like cowboys!.
