GoogleThe service was very bad, I lived a year in the studio I rented from the (ABC Property) when it was raining the ceiling was leaking and I was every time called the office and they saying that they would send someone fixing the ceiling but a whole year I didn't see anyone to came fix it, for a whole year and I had a ceiling leak so I left the property. When I received the studio it was dirty and not cleaned, I told the office and ignored the issue, and when I left the studio I cleaned it very well and completely, But they deducted £192 from my deposit the amount of £673.38 was refunded, even though the deposit was £865.38 pounds. We have investigated this complaint. We have ascertained that there was an issue with the roof which we brought to the Landlords attention and he instructed his roofers to repair it. We had an inventory check out done when you vacated the flat and the check-out reported the flat had not been professionally cleaned as per the terms of your contract. If you were unhappy with the deductions made at the end of the tenancy which were in lines with your contract, you had the option to raise a dispute with the TDS who deal with disputed deposit refunds. At the time no dispute was made, because the inventory check in and inventory check out clearly evidenced that the deductions we made were fair and correct.

GoogleHorrible people, do not use! I brought this company forward to the FTT to be appointed new building manager. Their tone changed immediately after the appointment. Decided to maximise on the 2 years contract they had and arranged for an unnecessary large refurbishment, increasing my service charge from £350 to £25,000!!! They described our efforts to find a compromise as "fruitless discussion". DO NOT USE THIS COMPANY ***Let's see if they have the courage to say they do not have a client under my name, like they have done with the other reviewers. I am prepared to publish evidence!***
Irene you applied to the FTT to appoint a Manager, complaining that the freeholder had not fulfilled the repairing and maintaining obligations, and that the property had fallen into disrepair. The court appointed Richard as their Manager with a remit to carry out the repairs over a 2-year period. We had an independent Chartered Building Surveyor inspect the property and draft the specification of works which was then costed through a comprehensive s20 Consultation process. We find it strange to complain that works haven't been done, - but then to complain again when we try to progress the works? We appreciate that it is a lot of money, but that reflects the comprehensive schedule of works. We are sympathetic to your financial constraints but don't see how we can spread the cost any further than done already.

Don’t be fooled by the fake 5 stars which after every person leaving 1 star then they get someone they know to give me a 5 star which you can tell by the name of the account 😂This people tricking you then after taking some money from you then again they come with a lot of nonsense and not doing a single thing and just go on and on until you give up from your money,

GoogleHi I am telling you about my NEGATIVE experience with this agency they had a house for rent in the Stanmore area, we went, we saw the house, we liked it and gave the advance to rent it, all good and beautiful I sent all the documents that were requested in 2/3 days, they were checked and it was confirmed that everything is ok from now the problems start the first time we were told that he needed the landlord approval, 3 days passed and I called again to find out the landlord answer, but then he said that he was out of the office for 3/4 days (I also understood) after all these days he said that the landlord wants to see us in person (I answered that it's ok and it's no problem for us) after a few days I'm also there and I ask when we can meet the owner to get to know each other, after a few more days sends me an email that he is sorry but the owner no longer rents the house during all this time, the house was not removed from viewings (a week after I paid the deposit and sent the documents and they were checked, seeing that there were problems, I had a friend call to make an appointment to see the house and it was still available at watching, which is not normal, taking into account that we gave an advance) in other words RUN AWAY from this agency, either they are racist or they were expecting a "gift" from us or I know something else because of them, on the eve of the crystmas, we have to stay with friends/acquaintances because they delayed us for 3 weeks with the house and in the end they didn't give it to me for no reason I apologize for the spelling mistakes and the rest because I don't speak English well

ABC have staff who are so welcoming, I have nothing to say other than praise this amazing team, I can only describe them as a big family, really they do take care of their clients, and it's something I've first witnessed from a property management company. I have nothing bad to say about the team. really and truly they are a great company I would really look forward to renting a property. Brilliant team.
