Not the easiest sales cycle due to complications with the sale of our property but Lee was understanding and helped iron out some complications and ensure that we completed on our dream house. Would certainly recommend using Michael Graham and kudos to Lee Barry for all his help.

GoogleThe initial contact with the Estate Agent was excellent, the arrangement for publicity photos and the number of viewings we had. However, after that we were a little disappointed on the feed-back we received on the viewings - a weekly update would have been welcome. Negotiations were good between the agent and our eventual buyer but once we had agreed the selling price with the buyers we only heard about progress of the sale if we rang your office - again a weekly update from Michael Graham would have been appreciated,even if there was nothing much to report. Your office staff, especially Jane who we spoke mostly spoke to were pleasant but again it was a shame we had to ring in to you.

I wanted to share the extremely poor service I received last year from this estate agent. MG did facilitate the sale of my home but the service level was very poor after a sale was agreed. I have bore in mind COVID and staff being furloughed but there is only so many allowances you can make when they charge so much!! The amount charged does not in anyway reflect the service level my buyer and I received. It would take to long to itemise everything that went wrong but suffice as to say neither party will ever use this company again or recommend it. A complaint was made but the response from the company was they felt their service levels were good enough!!. There is a ongoing complaint going through to the Ombudsman.

We have had an excellent service from Michael Graham Bedford. Toby has been our estate agent and has been so good with us. He has continually checked up to make sure everything is going to plan, he has kept us informed every step of the way. His attention to detail and knowledge is really good and he has been professional and pro active in working with the whole chain and very very helpful. Highly recommend.

Very few viewings for their 1.5% plus vat fee.Poor house layout mapping, that took multiple attempts to get right before publication.Terrible sales conduct during viewings.Swearing during a viewing in front of prospective purchasers.Treating a viewing as a social visit not a sales task.Complaint made to Michael Graham.Poor web advertising refinement. Finally improved after months of poor results.Sole Agency ran out and notice served on Michael Graham.Michael Graham emailed In early March they would consider revising fees and come back to us. They didn’t.Hardball buyer found by Michael Graham who beat us up to reduce price by £25,000, then at the eleventh hour demanded another £30,000 off.Corona Virus occurred. Agents said all would be handled by head office.Buyer and Seller completely abandoned by Michael Graham. Phone calls to head office went unanswered for us and the buyer.Buyer and Seller proceed without Michael Graham.Agent reappears just before completion to try and stop sale.Michael Graham head office knew of sale and produced an invoice though.Agent asked to adjust fees as he has promised in his email three months earlier.We have endured huge stress, worry and additional expense.We were given notice to wait for a Director to assess fees reduction.Lengthy delay for Director to reply.Michael Graham’s legal guy then enters process to threaten legal action in 7 days.Complaint to Managing Director as instructed by other director.Offer of interim good faith payment to Michael Graham refused by them.Ombudsman process initiated.Michael Graham leaps over ombudsman process into court action in contradiction with their industry regulator membership guidelinesAll along we have stated we are happy to pay a fee based on the service provided, and one that represents the problems we encountered with Michael Graham. We have this spring also sold another property, with an agent who performed perfectly throughout, selling the house in good time with healthy viewing numbers, heading off issues in a timely manner, and charging 1%+vat for their services. Michael Graham have fallen far below this standard, and were asked to review their fees when their sole agency expired and I served notice upon them. They chose to ignore these requests and put us through the turmoil described above in pursuit of 1.5%+vat. I have offered 1%+vat, which has been refused. I have offered 1.25%+vat, likewise refused.I have made a without prejudice payment to Michael Graham of 1.25%+vat £10,800 but still, they chase us through the court process.I’d avoid this company at all costs.

Such bad unprofessional, disorganised service.From trying to book a viewing to placing an offer of which they refused to accept!!! Think this might even be illegal.It was made so difficult I had to either go into the office for an interview or write to them stating all my circumstances.Colleague was rude when I said can't you just put this forward.Well vendor's need to know how difficult they are to buyers.

GoogleI have just bought a property through Michael Graham’s, Aylesbury branch, and they were very good, in particular Lee Barry at the branch was excellent. All staff that I dealt with were extremely professional. The information that they supplied was accurate, well presented and provided in a timely manner. The follow-up & progressing the chain of sale was particularly good. They had a very good grasp of the whole chain and were able to provide reliable updates as the sale progressed, much more reliably than my own estate agents. I would use them if I were to move in the future & highly recommend the Aylesbury team.

GoogleA very helpful, friendly, and most important, doggedly determined team. We purchased through Michael Graham Aylesbury AND sold through them. Selling is never fun, moving home never a joy, but the work these guys put in made it as easy as was possible. Getting the deals done both times was a credit to them, to the processes and team work. They worked with us every step of the way, and you can't ask more. I'd not look anywhere else.

GoogleAll the staff at Michael Graham Aylesbury take a real interest in not only the property but you the vendor and everyone in the family is treated as they themselves would want to be treated. Valuations are realistic and honest and not just bumped up to get the business. They provide suitable and prospective buyers and do not just push anyone through the door to prove they are doing something and wasting your time. They provide regular feedback and when there are problems in the chain they work hard to sort out the issues and provide solutions. If every Estate Agent was as good as the staff in this office then the whole profession would not get the bad press it so often deserves. Highly recommended in every respect.
