Marketing strategy that's designed to lose clients?

I bought my house through Towcester MG over ten years ago, and during that time I've regularly received the usual "helpful" reminders from Michael Graham. You know the ones: "The market is buoyant... your house is probably worth more than you think... if you've ever considered selling..." Mildly irritating, but fair enough - it's marketing.

Recently sold our house through Michael Graham in a slow and challenging market. Good communication and organisation, flexible and responsive to our needs. Kept us updated on progress. Excellent photography and listing on website was regularly refreshed. A couple of minor admin hiccups were resolved. Pushed the sale through to exchange and completion with complicated chain.

I got valuations from four estate agents and immediately I was impressed at how professional Michael Graham in Princes Risborough was. Nothing was too much trouble. Negotiation was straightforward and the team was cohesive and all its members were aware of all the issues. They are a great team. Paul Copping started the ball rolling and Steve Tillyer managed a complex sale arrangement very well indeed. Nicola was a brilliant negotiator and pulled out every stop to get things moving. Cassie at reception kept things going well while colleagues were occupied.Potential buyers must have been impressed. When one lives 150 miles away it was so reassuring to have such a professional team managing the sale active and keeping me up to date as the sale progressed. And they offered so much useful advice. We recently purchased a property that was listed through Michael Graham and it would not be an understatement to say that were it not for Michael Graham's stellar assistance (over the course of more than 4 months), the house purchase would have fallen through. Kate Cross was our main point of contact -- she was very responsive, professional and extremely helpful, going above and beyond what we expected of an estate agent. Although the process of selling our house proved to be long and arduous, this was in no way down to Michael Graham Estate Agents in Aylesbury. We recently purchased our property from Michael Graham estate agents, Aylesbury. Lee Barry and Luke Jackson were our primary contact who dealt with it from start to end. Lee was the agent who made me have my first viewing of the property, as I was new to the area he was so kind enough to take me around to show the town center from the place of the property and briefly gave me an insight of the area around the property. The team was amazing in their job, when we had questions Luke/Lee would give us all the required feedback and answers to our queries promptly and even if there was delays they were quite honest, practical and explained us so well that it never kept us in the edge waiting for answers. Very positive experience

If I could give no stars I would. I'm afraid to say the professionalism of this agency is shocking. As a vendor of the office, we felt they didn't act in our interests to bring the sale to a speedy conclusion and their customer service skills need a lot of work. Emails were not responded to from the sales manager OR the area manager and vital bits of information on our chain were never relayed to us. We ended up doing their job for them in order to keep the chain together and they still expect to get paid. From start to finish, it was difficult to get things done. Only after a formal complaint did they become a bit more proactive. Overall, would not recommend. Even in dispute over the account and they don't have the courtesy to respond to us.
