GoogleAdHoc has been a fantastic company to be a guardian with! They have always fixed things quickly when they needed fixing and i've alwyas managed to find another property when i had to move out of my current one. Can highly recommend them!

GoogleAbsolutely dreadful! They have zero customer service, you call and leave a message and they don’t return the call. When you eventually get through to talk to someone they show you a property, then waste your time to tell you it’s no longer available whilst you’re standing in the property! The worst people to deal with are Dean who acts like he’s allergic to picking up a call and Andrew who makes promises he can’t keep! Andrew, just keep quiet no one asked for false promises! I ended up renting from someone else. Wouldn’t recommend these people to someone to an enemy if I had one, they’re THAT BAD! AVOID! In response to the Ad Hoc response: My experience was from June - September 2022…THIS IS HOW BAD YOUR SERVICE IS! It didn’t have taken this long to communicate! As I had a family member I’ll from Aug 2022 until their passing writing my review at the time wasn’t my priority! Plus there were other members of staff who’s names I didn’t get, that were also awful to deal with! It seems to be the attitude of your office!

The agent for Ad Hoc,Hasnat was a pleasure to deal with from start to finish. All my questions and requests were dealt with promptly and professionally. He even waited for me for 3 hours when I was delayed travelling from Manchester to London and gave me a tour of the local area with tips on local amenities places to go out etc. I have no hesitation in recommending and hoc to anyone in need of accomodation. Excellent, professional and friendly service.

GoogleI was very pleased with the service Hasnat provided when he showed me the place. He takes time to answer any question and is polite and professional. I recommend him for his friendly and courteous attitude. The place itself is good in terms of price in comparison to others in the same area and looks reasonable inside as well. It depends on the location, but they have quite good properties in terms of price and value. Also, their system of relocations is good, in case you want to move to a different area. They have lots of properties and, if there’s any available, you can request a relocation without having to pay the agent’s commissions and go through the hustle of start renting again somewhere else. I think they’re a good estates agent to work with and Hasnat is a good man to show you around and help you with all the necessary steps.PositiveResponsiveness, Quality, Professionalism, Value

GoogleI rented with Ad Hoc Guardians for 8 years. The places I lived in were quite mixed and being a guardian is not for everyone. You have to be prepared to accept some compromises and to undertake more work yourself on the property than you'd have to in a normal tenancy. That said, the cheaper rent enabled me to pursue my artistic career and has been invaluable for me. The staff at Ad Hoc have always been friendly, helpful and fair with me. Doreeka was always helpful and when it came to moving out, Hasnat made sure I got my full deposit back quickly.PositiveValue

I moved in to the property over a year ago when ad-hoc took over this house. The property has been in a good condition and due to building a good relationship with ad-hoc as a house, we have really been left to it. Being a house of 4 and having some control in who gets to move in has really meant harmony and also meant we have built a nice family and all enjoyed living under the scheme. Like every project, there were some small teething issues at the start, no one knew the electricity was on a meter until there was no power and there was an delay in to fixing issues. But this is contractual stuff between them and the owners . However once we spoke to the ad-hoc team (particularly Paul), Ad-hoc have been brilliant land lords especially through the pandemic. They are always at the end of the phone, fixed maintenance issues quickly and really worked hard to make sure everyone in the house has the best experience. Trina is also amazing, she is always at the end of a phone and is so efficient in sorting out paper work, and we have plenty of notice when people come on site. This is my second guardianship and I have been a guardian for 4 years now with multiple companies. I would recommend people understanding about being a guardian before moving in. It is very different to renting! The properties will never be amazing because most are getting knock down, you live with multiple people and you have to build some sort of community, but that is reflected in the price. I pay about £150-200 less than the average room in Winchester when you add bills.I would say Ad-hoc is a partnership, they are keen to make sure you have a good experience but you have to build that relationship with them too.

I became a guardian in Jan 2020 and have only recently moved out. I found the experience to be mostly positive, I liked living in a quirky building (where I was able to save a lot of money due to the license fee being considerably lower than renting privately) I got lucky with my housemates, we all got on fine, bar a few housekeeping issues, but that is normal wherever and who ever you live with! My only gripe was the emergency out of hours number, almost impossible to get hold of anyone and they never called back. Had to call them twice during my stay and was a bit of a disaster and this definitely needs some attention. However, Victoria who was our Guardian Recruiter was excellent and responsive to any problems we had, and always got the issues sorted! She is an asset to Adhoc and was always very helpful and friendly! Thank you! I would recommend someone who is open minded and quite laid back to take on a guardianship, and if they do end up sharing with others to try and implement some ground rules at the very start to avoid rows later on down the line (cleaning/loud music late at night etc!)

I have been a guardian for nearly 3 years now, and have experience with other guardianship schemes. Adhoc have made things really easy to get settled, and it has been a very fair and professional service throughout. Definitely my best experience out of all guardian schemes so far. Hasnat has been brilliant the whole way through, and has dealt with the entire process very thoroughly. All round really happy with my decision to join Ad hoc.

Loved living as a guardian. Although it's not easy sometimes to share your living space with other people and conditions could be challenging at times it's still my favourite way to "rent". I lived in a school for few years and then in a church for another few years. Paying less for rent meant that I could travel more/ work less. Ad Hoc Property Management is quite good as well. They resolve issues quickly and they always had friendly and professional staff on call. I reached out to Robert on several occasions. Rob was always helpful and kept in touch to make sure any issues I had were resolved. Grateful for this experience!

Hasnat is a real pleasure to deal with! I moved in to an adhoc property on 30th November - as I’ve never had a guardianship before I feel like I had so many questions, but all along Hasnat was really helpful and never made me feel like I was annoying him! He had a plumber out to me the same day I moved and got my issue resolved & has been really approachable and responsive throughout.

I was a Guardian for Adhoc for 3 yrs and I will say that my experience was positive, unusual accommodation in a commercial building, for the very reasonable price you pay per month the space you get is often more than you need, the service by Adhoc is excellent too and any issues raised are dealt with promptly. When the ceiling in my room had cracked and fell in which made the room uninhabitable Rob Cross from the Liverpool office found another room for me to live in while repairs were being undertaken to the ceiling in my own room, the repairs were subsequently carried out soon after. If you want low cost accommodation in an unusual setting then I’d recommend Adhoc.👍

I have twice been a guardian with Ad Hoc property Ltd, and I have been very impressed with how the operate. For me personally, I have benefitted a lot in terms of paying very reasonable rent, with very comfortable accommodations. Being with Adhoc has given me the platform to save money to obtain my own property, something I could not have done with out being in an accommodation with Adhoc. The agents are also very helpful and friendly and proactive, especially Ellie Esan, I can not praise her professionalism enough. All in all, a very good company to go with if you thinking of saving money and living comfortably.

I found the staff at the Bristol office friendly approachable and helpful. They've responded to any concerns I had as a property guardian promptly and well. The induction was professionally conducted and I could move in quickly which worked for my new job. The rent is low which is a plus for anybody looking for their first place to rent. Me and my partner rented a 3 bed end terrace house whilst the landlord had it on the market to sell. It was a nice house and we couldn’t have afforded anything like it had it been ‘regular’ price for the area. It suited us really well as young professionals. We found it on Rightmove just as a regular rental but Ad Hoc made themselves clear about what we should expect. I booked a viewing with Ellie and as soon as I turned up I felt really comfortable with her. I went to view the house on my own which I was a little worried about because I never know what to check for but she talked me through everything and made sure I understood and I was happy. The house was fantastic, our dream house really, spacious, friendly neighbourhood, well equipped kitchen, a garden... the lot!Whilst we lived there the front door lock broke, we called Ad Hoc and they called a repair man who came out the same day and fitted a new lock and gave us the keys. The landlord changed his mind on selling and decided to move in and do it up after 4 months of us living there so we had to move out. We were gutted but not surprised as it had all been explained to us when we signed the contract.We have a family now and therefore living in a guardianship wouldn’t work for us but if you’re flexible you can really experience some great living for a price you wouldn’t find anywhere else.Overall our experience with Ad Hoc was fantastic and Ellie was so brilliant to communicate with, it was nice to deal with a female lettings agent. I felt like I was taken seriously and was comfortable chatting with her through the whole process.

I moved in to an Ad Hoc property in Wellington, Somerset in August 2020 which is about 6 months ago at time of writing.My experience so far has been great. I have a nice, warm spacious room with an en-suite toilet. The shared cooking and washing facilities are good and the other residents are friendly and helpful. There is also ample free car parking on the premises. I would have no hesitation in recommending Ad Hoc to a new resident.Trina and Steve from Ad Hoc look after us very well with regular communication, building checks and fire alarm tests.

I deal with Martin and Craig from the York office and they have been great. Very helpful, professional and friendly service in all my dealings with them. Just as an example; there was an issue with the heating recently [not an emergency] and they had the heating engineer out the next day. I called them on a few occasions, in the first few days after moving in, and they have never ignored my calls or messages. Guardianship may not be for everyone, so Martin explains everything clearly and concisely. There are no surprises. You don't actually have to DO anything tbh - the mere fact that, responsible mature, people are living in the property is all that's required to give the property owner peace of mind. Thanks Martin and Craig, keep up the good work.

Easy to deal with and very helpful whenever we had a problem with a Live In Guardian (LIG). Most of the LIGs were very good (we had an average of about 15-16 over a 12 month period) but the odd one did require urgent action and Ad Hoc responded very quickly. Their accounting team needed a few pushes to transfer money due to us but this was only in the first couple of months, thereafter all good. I dealt with Zack who was excellent throughout.

This is my first Adhoc experience but hopefully not my last. I have used the Property Guardianship with Ad Hoc for a short term 3 month period and I can highly recommend them. Daryl has been great both during the application process and during my term in the accommodation. Both Daryl and Nicky have been very professional and have sorted out any issues that have arisen in a swift manner with great ongoing communication. Highly recommended
