When I was looking around for an agent to manage my residential properties, I was lucky enough to come across Williams & Goodwin of Bangor. They took care of everything - achievable rentals, marketing activity, tenant enquiries, and all the viewings. Tim Goodwin gave me very good, realistic advice on the sort of rental levels we could achieve. The firm was really energetic in ensuring that the market knew what was available and making sure that tenant enquiries and viewings progressed smoothly. In addition to Tim, his colleagues Nadine Parry, Julia Goodwin, Vanessa Laidman Davies, Kelvin Fraser, Bethan Parry, Jonathon Lewis all helped to make sure of this stage. Excellent follow-up in terms of making sure that references were obtained and that tenancy agreements were properly prepared was provided by Emily Jacobs and Emma Jones. All in all, I have received a fantastic service from Williams & Goodwin. They are efficient, reliable, conscientious and customer oriented, as well as being good communicators. I would describe their service as 'out of this world'. I would recommend Williams & Goodwin to any residential landlord in the North Wales and Anglesey areas. M. Shoker, Bangor.

When I first used Wms & Goodwin 2 years ago for my first and only role as a landlord, I was very happy with all aspects of the service so I naturally returned to your company when my tenants left after 2 years. I called at the Caernarfon office to instruct your company to advertise for me.. I filled in the Agency Agreement, When asked if I wanted the Managed service or the Find Tenant Only I said I wanted the latter as previously as we live nearby the property.There was no conversation about section 2 within that agreement (Phil at Caernarfon had filled in the original form for me) and I confess I did not refer to that form, I just wanted the same service as before, asked for the company to arrange for a chimney sweep and an electrician so I could obtain the appropriate certificates, told them that the house would be ready for viewing by 12.8.16 and that the original photos taken by Phil 2 years ago could be used again as the house was immaculate and looked the same. Within days of availability we had two viewings, one of which became the current tenant. from 17.8.16. Since then I have contacted both your Caernarfon office and your Lettings office to request the certificates, always being told they would be "chased up". Last Friday I phoned Kelly yet again and mentioned that I had not received the Contract either. She told me I had not requested one and I would have to pay ( I think she said £120 ) for one. I was taken aback by this and a short while after I phoned back to explain I hadn't realised that I hadn't filled in the form correctly. I then suggested that, as I'd repeatedly had to ask for the certificates and that Wms & Goodwin had had very little work to do on my behalf (ie there was no need for photos ) that it might be a nice gesture if the Company provided me with the Agreement Form at a favourable rate. Kelly said she would speak to her manager and phone me back. ( she didn't). In the evening I received an e mail from her saying the manager had been unavailable and she would phone me on Monday. I heard nothing and on Tuesday I phoned again. It seems the manager would not entertain my suggestion and Kelly repeated that I could obtain a similar form from the internet. The missing certificates still had not materialised and she would carry on chasing them. I told her I was not happy with the service I'd received from the Company. I am particularly disappointed with the manager's attitude as I do not consider it to be good customer relations and I am left with no reason to ever use the Company again. Excellent service by all staff involved in letting property. Greg Horsman met us at our property and was very knowledgable and polite. Gwenno at the office most efficient and coordinated between us and tenant without any problems,ensuring we were informed at all times. Gwenno and Kelly arranged contracts and ensured we understood all aspects of legal side of agreement. Would recommend to anyone thinking of choosing Llangefni office.

Having bought a property through Williams and Goodwin 12 years ago, there was no doubt in our mind who to turn to when selling on. The advice that Tim gave in our initial meeting was invaluable. Nadine and the team in Bangor worked hard on our behalf and were always at the end of the phone to help or answer any queries. The marketing of the property was done in a professional but also personal way. When we then decided to 'let' our property, the transition from sellers to landlords was seamless, dealing then with staff at the Llangefni branch. Tenants were found within a day of marketing and as first time landlords, the advice given by Emily was so very helpful. Many thanks to all involved and we would highly recommend Williams and Goodwin to all parties.

Williams & Goodwin The Property People have been managing my HMO student-let in Bangor for the past 3 years. Since the initial consultation with Williams & Goodwin about renting the property, I was confident in my choice of agents. I had never contemplated the different aspects their service covers through the lifetime of a tenancy, from lettings advertisements, tenant vetting, deposits, check-in, inventory lists, periodic management visits, check-outs etc. All of the above is carried out with utmost efficiency and professionalism by Williams & Goodwin staff members, for me it makes owning a rental property easy.

From the day that our rental property became available Williams & Goodwin advertised it that day and the viewings just flowed in! This, in turn meant that it was occupied again within seven weeks with tenants that matched their and our needs. Jemma & Gwenno were particularily helpful informing and reminding us of every aspect of the process. They even found us an electrician at short notice which was particularily helpful. This will be my sixth year using Williams and Goodwin. I use the fully managed service. Communication is excellent whether, via telephone, e-mail or post and Jemma, my property manager, and the company have always been helpful and sorted out any issues promptly. Management visit reports, done by Greg, are easy to read and understand and carried out regularly. If repairs are noted on the report, with the landlord's/lady's consent, they will send you quotes, and because they use local companies to work for them it saves you looking for workmen for repairs. However, you are not obliged to use them if you do not wish! Organising external contractors for electricity, plumbing and gas, or re-decorating is also no trouble for them, and I have found their tradesmen to be very efficient, cost effective, and are well known in the area as good tradesmen. During the vacant period, they will arrange, with your consent, for the property to be cleaned, and any works needed are always done. When one of my tenants caused damage, which was not just a wear and tear issue, they used the dispute resolution service with the DPS to claim money owing. It was no hassle for them to help resolve the issues. They have also taken money from a deposit, with the tenants agreement for a minor repair. When a tenant leaves, if you want to re-let they always put the property back on the lettings market immediately, to avoid a void period. I am particularly pleased to receive regular updates as to progress when new tenants are vetted- there is never any need for me to go chasing information. Jemma (and the team) in the Llangefni office has been particularly helpful and efficient- thank you! I will certainly be using their services again in the future when I'm looking for another tenant.

My property became vacant rather unexpectedly and I was looking for a tenant asap. Thankfully the tenants were found quickly and with the minimum of fuss. I was particularly pleased to receive regular updates as to progress - there was never any need for me to go chasing information. We have used the letting services of Williams and Goodwin for 5 years and they have proved to be both efficient and reliable in our dealings with them. From listing the property, to tenants moving in through to follow up visits and administration, the whole team work together to manage each stage thoroughly and smoothly. The team members are polite and professional but at the same time friendly and approachable, which works well for us. A special mention to our Property Manager, Rhian Cunliffe, who is always ready to help and willing to facilitate between our and our tenants' needs in a conscientious and professional manner. I would highly recommend Williams and Goodwin's letting services.

After meeting the manager (proprietor), with whom I was impressed, at the beginning of my dealings with this firm, I was disappointed with the follow-up. Communication was not easy. However, after a while I was given Ms Vanessa Lloyd to manage my letting, and I cannot praise her too highly. She is extremely efficient, responsive and always courteous.She is never officious or over-familiar, as are unfortunately some of her colleagues. Ms Lloyd has now been moved to the Bangor office and I find myself still ringing her, although she is no longer in charge of my letting.

View AgentsProperty People have been our letting agents for the past 5 years and we have had an excellent standard of service from them. They are very thorough when dealing with potential tenants,and know which tenants are suitable for us as landlords in a rural area. They also have contacts with local tradesmen when there is a problem involving house maintenance, and sometimes emergency work. All the staff are very professional and helpful - telephoning or e mailing often to keep us updated with the latest news on potential tenants. Any problems we or the tenant have are dealt with quickly. Gwenno and Vanessa's last words are '' Don't worry, we'll sort it.'' We are very pleased to having been recommended to Williams and Goodwin and shall be dealing with them for the foreseeable future.

Thank you so much for everything you did for me over the past few months. I wasn't the easiest of customers to please!- I've just inspected the property for the first time since they moved in and it was spotless- im glad I endured the whole process and stress to get the right tenants...im sure my nain would have loved the boys is she was still with us!
