REPOSTING AS WDH REQUESTED THIS REVIEW TO BE REMOVED. All they do is lie. An incident occurred on the 19th of May. Staff are aware apparently someone was supposed to call. It’s been months and nobody has bothered to contact us. Absolutely effing useless. Don’t even bother trying to follow their so-called rules. They don’t care about you as long as they get their money that’s all they’re bothered about. Surprised the company still in business, the way that they just Gaslight people is absurd. To be honest, I feel like they are scam artists. I feel like the news, the newspapers and trading standards need to be contacted because these cretins definitely can’t be running business legally Without informing me Wdh have now gone behind my back and contacted uc to get rent paid directly to them, I had stopped paying because they are not providing me any assistance to the situation we are suffering. My fiancé and i have been on antidepressants for 2 YEARS. We are victims in bullying, antisocial behaviour and harassment from another person who rents. I seeked advice fromafamily friend who has told me that the house is not fit for purpose. We can’t enjoy our home, we constantly live in fear, neither of us work because of the anxiety we have.

Wdh *We don't help*

Half acres estate is a mess and is always forgotten about, the houses/flats in my opinion need knocking down there that old, any repair you need can take weeks/months and then its just a bodge job, I'm over crowded on band B i have copd / asthma and this home needs so many repairs its forever dusty which causes me to have exacerbations, asthma attacks, and breathing difficulties, its so cold in the winter in my home, which causes me alot of infections ect even with the heating on, even my doctor wrote a letter to say the property isn't suitable for me , but that even fell on deaf ears, wdh cause me mental breakdowns because of how I'm having to live, my illness is slowly taking my life & nobody cares , has long as your paying your rent otherwise you have calls, e.mails, letters, knocks on the door if you don't, where are all these people to help people like myself absolutely nowhere to be seen, wdh talk the talk but don't walk the walk, i really don't know how you sleep at night, what's my next step , well there's only legal advice left and to contact dial i have tried im now tired. Big shame on you wdh.

Was in band A due to my landlord of 10’yrs selling house . Was given a house in one area of Wakefield but then it was decided I wasn’t suitable for it and given a house out of Wakefield. I had basically begged for a house in Wakefield due to my children who have asd go to school in outwood but in wdh’s decision making wisdom they thought featherstone was the best option to house me . The repair guys have been brilliant and every single one that had come can’t believe I was given a house in this condition, windows painted shut , door frames hanging out , rubbish left in the over grown garden etc so I can only presume after a Email from my housing support officer asking why they hadn’t offered me a house due to me being over my eviction notice they just gave me this without it being suitable to even come out of its void .Apart from the fact I’ve been housed next to the local dealer who some how is allowed to have multiple dogs who roam the streets & jump at my fence leaving me with yet another repair I suppose i should be grateful I was housed at all , it’s just a shame as someone who had a record of being a excellent tenant for 17 yrs + was housed next to the loudest antisocial family who keeps their house like the local tip and doesn’t seem to care that the local primary school behind can enjoy the smell of their dope smoking .

WDH Shared Ownership - JUST SAY NO!

I felt there was a need for a review regarding the process people go through with WDH when they report antisocial behaviour, to help people navigate that process and to ensure that they don’t have unrealistic expectations. We have a lot of experience with this process because, apart from a few months when the WDH property next to our home was empty, we have been subjected to antisocial and criminal behaviour by WDH tenants for literally years. Previously, WDH just fobbed us off, said there’s “nothing we can do” when the adjoining property was used to produce illegal drugs. After begging WDH, in tears, in complete crisis and despair, not to move more drug users into the property, they did just that - one set of druggies out, new lot of druggies in (yippee for me!) After making in excess of 20 antisocial behaviour reports regarding criminal behaviour in a month, and unfortunately a family member needed to go to A&E because they were harmed by the delightful new WDH tenants - we were eventually offered a meeting with a member of staff from WDH and a police officer who is part of the WDH team - he is an actual police officer but works alongside WDH staff; he is their colleague. We were told by both the police officer and the member of staff from WDH that they “aren’t on our side” because they claim to be neutral - employed by WDH, on the WDH team, but neutral? Erm, probably not neutral, then? Even though we have been subjected to antisocial behaviour from the first day the new tenants moved in, have been harmed, needed to visit hospital, WDH aren’t on our side?! Seriously?! When you report serious antisocial behaviour, including criminal activity that makes your own home barely habitable, you very quickly realise that no-one is on your side, you are isolated by it, you are alone in dealing with it; you are trapped, cornered, and left considering some really desperate options. At one point during the meeting we asked for a timeframe, we wanted honesty, because if WDH aren’t going to take meaningful action, quickly, against their criminal tenants, we will have to leave our home for our own safety - and the police officer said, “we’re just going round in circles here” because we were asking for clarity, because being vague and wishy-washy in situations like this doesn’t help. At the end of the day they should be prepared to explain things until people understand what’s going on. Being clear about how they plan to move forward to deal with the problems is essential, especially when the problems are having a hugely detrimental effect on people’s home life, ability to earn a living, and especially when people have suffered harm. Moving forward, part of the plan was that they would be visiting the offending tenants. We asked if the tenants would be warned of the visit beforehand and were told no, by both the member of staff from WDH and the police officer. We believed them but, unfortunately, it does seem like the tenants have been warned. Is that being “neutral”? At any point during the preceding month WDH and the police could have visited the property - but chose not to. We have been distressed dealing with all this alone, and under the circumstances delaying taking action is completely unacceptable. WDH said they needed a face-to-face meeting before they would do anything, but if you work 6 to 7 days a week that can be difficult to arrange and after the meeting we still don’t understand why a face-to-face meeting was actually necessary. We had already provided detailed information and could have provided all the information asked for at the meeting by email or letter. When we reported incidents to the police, they sent us a text - and that’s it. Only the doctor in A&E and our GP, seem concerned about the harm caused to our family. There was a complete lack of action from WDH for too long; the process is too slow, it appears that antisocial tenants are warned visits will take place and then seem emboldened by WDH’s “neutral” stance as well as practices and policies that do not protect the vulnerable, while prioritising and protecting the offender. Too often we are expected to sympathise with the abuser whose feckless lifestyle is the cause of, not only our problems, but all of their own.

Neglected after house offer

The process after getting a house has been so neglectful and stressful. I was awarded a house that was put on the website back in April. Me and my son are homeless, no where for toys/clothes and hadn’t been told I was awarded this house, my homesearch displayed that an offer had been found for my application and I heard nothing, in which I decided to ring a week later in which they said someone should have rang to tell me that the house was mine and that they would send out a letter. A week later, no letter I rang back and they said they would send a letter out again, which I’m grateful I did ring because the letter said if I didn’t accept the house by the day I got my letter then I would be refused the offer. So a few more weeks go by after accepting a property I hadn’t even viewed and heard nothing, in which I contacted my housing officer.. she was also confused about how my application had been handled, as there was no notes on the system to say what work needed to be done to it just an estimated date. She said I should have been told this and offered to be put back on the list due to the long waiting time for the house to be ready but still couldn’t be told anything regarding what was happening to the house. Fast forward to the beginning of July, I was randomly rang for a viewing in which I went, viewed the house.. the garden was all over grown still, bricks in the garden very unsafe, cupboard doors that hadn’t even been screwed on. So I then was told I couldn’t have the keys because obviously it was unsafe, and that it would only be a couple of weeks wait for the garden to be done and inside to be sorted. It’s now August, it has been nearly 5 weeks since viewing, 4 months since it being placed on the website. no one’s touched the garden, no updates.. you ring and ask for an update and nobody knows anything. I wouldn’t have been half as bothered if someone had updated me on what is actually happening, but 5 weeks to cut a garden and fix cupboards.. I could have gotten the keys and done it myself in a shorter time frame. I feel so neglected, houses I bidded on after this have been handed out.. that’s the worst part. I could have been housed by now and not still homeless. Oh and there is no point in saying to contact/call because every one on the phone says the same thing, and I don’t even get responses to complaints through an email.

Important information everyone needs to know BEFORE they buy a property from WDH

Some really important information everyone needs to know BEFORE they buy a property from WDH. We have now lived in a WDH Shared Ownership property for years and in that time we have been subjected to criminal and antisocial behaviour by WDH tenants for the entire length of time we have lived here, except for a few months when the property was empty. When one set of antisocial criminal WDH tenants left, WDH moved another lot of antisocial criminals in. WDH recently told us that unless the police take “substantive” action against their criminal tenants, then WDH aren’t going to do anything to deal with them either. Just think about the reality of that! Even though WDH accept that their tenants behaviour is a breach of the tenancy agreement, unless the police pursue a criminal prosecution, WDH will do nothing to evict - therefore we will continue to be subjected to criminal and antisocial behaviour. That’s the reality of the situation. Here’s the problem - when WDH’s criminal tenants were running a drug farm/factory in their property, which was affecting our home and making it uninhabitable, we contacted WDH and they just fobbed us off and did nothing, so we contacted the police on Live Chat on their website (we have a transcript of that conversation). We reported the drug farm/factory - the police did nothing. We reported the same issue through the Crimestoppers website - the police did nothing. So then WDH can use that as an excuse to also do nothing. WDH admits that they “liaise closely with the police” - so what is it then? A joint decision to protect WDH’s antisocial tenants at the expense of the vulnerable people who are being directly affected? WDH also claim that their members of staff are not able to ascertain if criminal activity is occurring - that only the police can make that judgement. This means that WDH will not even send a member of staff to the offending property, and, even if WDH staff witnessed their tenants smoking a six inch long spliff while watching kiddie porn, they would not be able to make any judgement as to whether that is an actual crime, apparently only the police would have the expertise to know that. The absurdity of the situation just beggars belief! Out of the hundreds of people who applied to rent the WDH property, why did WDH staff choose more drug users? Because these new WDH tenants use drugs like a weapon - it seems deliberately blowing fumes/smoke in my window at which point I’ve experienced dizziness, chest pain, felt sick and felt like I was going to collapse. As it was happening I tried to fill in yet another antisocial behaviour report form, which are available on the WDH website, but I literally couldn’t type properly. When I looked up at what I had just typed it was all wrong. I was dizzy, shaking, felt any minute I was going to vomit and was just not able to function. I have a life-threatening illness and I feel that my life is being endangered by these WDH tenants and we already know from past experience that WDH are NOT going to get rid of them - it seems that WDH goes out of their way to actually protect and prioritise these people. They talk about their policies and procedures but it amounts to nothing. When we bought a WDH Shared Ownership property we believed that it would be our ‘forever home’ but now we are looking for somewhere else to live and we are having to look at alternatives like maybe living in a caravan. We are being forced out of our home by WDH’s tenants and lack of action by WDH. What we believed would be our ‘forever home’, a home we have invested thousands of pounds in, has become like a noose around our necks. The property is worthless while we have criminal activity on the doorstep and while that criminal activity continues to affect the property. Everything we have has been invested in this property and now we are having to start over with nothing. The criminal activity has been bad enough but we also experienced a lot of disrepair issues when we moved into the property, and we are talking about disrepair that caused injury (please see my previous reviews). The garden of the property was like a landfill and there were dirty drug needles on the property, a door came off its hinges and fell on me, the boiler didn’t work etc. This has been our experience of WDH right from the outset and I feel we have had enough experience of them to make an honest assessment. I would advise people to avoid WDH like the plague, DON’T buy or rent from WDH. Renters are just as likely to suffer what we have. People just need to be aware that this is the reality of dealing with WDH and I just want to warn people not to make the same mistake we have. WDH are not a trustworthy organisation and they need to be investigated as a matter of urgency.

THINK TWICE BEFORE RENTING WITH WDH

If I could give 0 stars I would. Was in a property for many years. But due to a fault in the building that they knew what needed to be done but blamed everyone except themselfs. After stage 1,2&3 complaint and along side complaints with police reports over 20 month period of next door neighbour 86 year old man next door making my life a living hell since he moved in 24 months ago threatening to burn my home down a because of his girlfriends dog using my garden as a bathroom. I have PTSD & WDH moved me because of the repair issue and neighbour. He lied to police but WDH just said nothing they can do! The next door neighbour had been moved 3 times by them because he did not get on with neighbours but no they moved me. So thanks to Liv, her boss the community safety team they say they will help. But they make you feel like its your fault. Had cctv was told that I shouldnt have cameras up really as its communial gardens they stayed and I put more up. Unless you break the rules and dont give a toss you will get on fine with WDH. The minute you complain you are BLACKLISTED as I am!!!Oh and WDH please dont comment "sorry to hear this please ring 03458 507 507" because you do NOTHING

We own our home but may soon be homeless due to WDH Rent-A-Druggies

Because WDH moved more stinking Rent-A-Druggies into the adjoining property we may soon be homeless. We actually own our home - at least part of it because we purchased our home on the WDH Shared Ownership Scheme. We have never been late with a mortgage payment and have never been late with the rent we pay WDH. We have worked really hard to improve the property. We have been good neighbours. We expected this to be our forever home which meant even more to me after I experienced homelessness as a teenager due to family breakdown. After living in one horrible rented home after another, I am finally a home owner. It was a dream come true. But I made the mistake of buying a property on a development where WDH also rents out properties. First there was the drug farm - WDH Rent-A-Druggies were growing cannabis/skunk in the adjoining property, and using drugs, and our home would be frequently overwhelmed by fumes from the WDH Rent-A-Druggies drug production and drug use. WDH did absolutely NOTHING to help with that situation - apart from fob us off and Gaslight us (please see my previous reviews). But finally the property became empty (NOT because WDH wanted it empty or did anything to deal with their Rent-A-Druggies - I guess sometimes prayers are answered) but finally we had some quality of life. Until WDH recently moved in new tenants and guess what?! The new tenants are more WDH Rent-A-Druggies! And immediately our home is stinking of drugs again. We have already put in multiple reports of anti-social behaviour with WDH but nothing has been done so far - which unfortunately is the norm with WDH. The smell is now even disturbing our sleep, as we are being woken in the night due to the Rent-A-Druggies stink. Drug use and illegal or criminal behaviour are a breach of the tenancy agreement and should warrant immediate action by WDH - but that literally never happens. We are now in the process of finding somewhere else to stay and as for the WDH Shared Ownership property we live in - it is worthless - who would want to live here? I am an honest person and there is no way I could sell this property without explaining the situation to prospective buyers because that is just ‘passing-the-buck’, that would be doing to others what WDH did to us, because we found out that the Rent-A-Druggie issues affected this property BEFORE it was sold to us. Had WDH been honest with us we would never have bought this property. WDH should have been honest about the property and the issues affecting it but, in more ways than one, they weren’t honest about it, and we have suffered because of that dishonesty. I’m not like WDH, I’m not prepared to con someone, so there’s really no hope of selling it. So we have a property that we no longer feel we can cope living in, but because our money is now tied up in this property, we have no money to buy or rent elsewhere. We are in the process of seeing if someone can put us up until we can find something more permanent. The fact is this is not the first time we have lost our home because of abusive drug users - but previous homes were rented so it was easier to leave. We own our home. We haven’t done anything wrong. This shouldn’t be happening. DON'T buy from WDH.

I just want to warn people

PLEASE, please, please, think very carefully before buying a shared ownership property from WDH. There are better options out there. The reality of owning a WDH property, especially one that is on a development where WDH also rents out homes, is that when one lot of stinking drug-using criminals moves out, WDH will move another lot of stinking drug-using criminals in - they seem to prioritise them. WDH won’t do anything about their tenants anti-social/criminal behaviour, but WDH staff members will likely be abusive to anyone who speaks out, complains or suffers a decline in their mental health and wellbeing as a result of WDH's neglect or lack of action on issues that have a profoundly negative affect on peoples day-to-day lives. If you speak up YOU will be made out to be the problem! Or WDH will try to convince you that there really isn't a problem except in your own head. You may find yourself being manipulated and coerced into dropping any complaint you make anyway - WDH are a disgusting, dishonest organisation who cannot be trusted - that is my honest assessment. I do not understand why WDH is not under investigation by outside agencies or someone in authority but I suppose nobody will act until somebody ends up dead and then there will be the usual, "Lessons will be learned!" when it's already too late. Our quality of life became non-existent when we purchased a WDH property and I can't see how it will ever improve while we are living in a WDH home - so what solutions do we have if we can't afford to move? Owning part of a property is a complete waste of time - the whole scheme is stacked unfairly against the buyer - if you don't believe me, read the small print. I really wish I’d never bought a WDH home, it has been a living hell and is an ongoing nightmare that I just want to end. I just want to warn other people not to make the same mistake. For the sake of your health and wellbeing DON'T buy from WDH.

We had to report a nuisance WDH tenant who turned up randomly and unannounced on our property, screaming false allegations and commenting on and judging our parenting and lifestyle. Caroline came out to see us, reviewed the footage and immediately took action against this individual. Caroline was kind, caring and understanding, and addressed the issue without delay.

Avoid. This company is the worst on the planet. They do not give a monkeys about their tenants. THEY LIE & GASLIGHT The only way you’re going to get treat with any bit of decency is if you are a full renter, if you are a shared ownership, renter (yes that’s right, even though you own part of your house, you still have to pay rent and no it doesn’t reduce the cost of your house until you end up owning it) you will get treat like a piece of dirt I moved into my property with my partner in January 2020 for the first six months everything was fine we loved it. We thought this could be home. We are planning our future. It was so idyllic it reminded me of where I grew up. But then August came around, and the nightmare began the antisocial behaviour with the neighbours the racer boy cars, loud exhausts vibrating through the street, thumping music, swearing the death threats you name it we’ve had it all.(just nothing physical yet.) and every time we have told WDH about this they’ve said they’ll sort it out but they’ve just made the situation worse. We are now in June 2023 we are fed up WDH do not care we’ve been suffering this tournament for three years now. police have been out several times banging on my door we have been accused of all sorts none of which is true. Every time we’ve been accused of something the police walk away laughing because they know that we haven’t done anything wrong. Now my fiance he hasn’t been to work since before Christmas 2022 and I am currently on disability with the job centre because they’ve caused Mental Health problems. We are both on antidepressants. We have both been on suicide watch by the GP we have told all of this to WDH nothing has been done.We have stopped paying the rent. We have threatened to take them to court. Nothing has happened. Don’t bother trying to ring them on the phone because they won’t call you back. If you do manage to get through on the phone you will get one of two stock answers Either they will tell you that the person you’re trying to contact is in a meeting that they are on annual leave .They will drive you insane. You’ll start thinking you’re going crazy and that you’re imagining everything maybe that you made it up and it’s not really reality when the truth of the matter is you’re the one in the right. More negatives as shareownership, even though you pay either 25,75 or 50% rent they will not do anything whatsoever to help you with finances for plumbing or electrical etc that is all your responsibility that is all coming out of your pocket. Not only that, but if you want to do anything to the property, i.e. put a sky dish on move the shed renovate the garden you may have sunk 8090, maybe even 100 grand into the property. You still have to ring them up and ask permission and then you have to fill out the form and send a cheque 35 quid if they turn around and say no you don’t have permission you don’t get that £35 back, they keep it. You have to pay service charges for maintenance of the property why they don’t do anything to maintain your property. It’s your responsibility not theirs If you want to sell the property, you have to give them six weeks to find somebody to purchase the property before you can put it on the open market and then there’s the audacity that you are responsible for WDH is Solicitors fee. Yeah that’s right you’re paying for their solicitors, as well as your own Only that, but they claim that if the value of the property goes up so from say 90 grand to 120 grand they’re entitled to half of that not half of the 90 grand it was when you bought it (so for instance, I put 85 grand into this property and so did they but if my property value goes up, lets say 220,000 they think they’re entitled to 110 grand, not the 85 grand that they put into the property) so make sure you get something in writing from your solicitor, preventing them from doing this (that’s what I did) Now on the other hand, if you just straight up rent and pay like £500 a month, you can do whatever the hell you like apparently and you don’t need to pay no money for permission so apparently the rules for us a shared ownership are different to the renters, which makes no sense because the people who have forked out the tens of thousands of pounds to buy into this property are the ones that have the strictest rules. How is that fair? If you’re a person who has put 90 grand into a house, there is no way on the planet, you’re going to do anything to devalue that property. It’s an investment so you’re going to decorate it to a good quality standard. You’re going to make it a Lovely family home. One of the other rules they’ve got is you are allowed one dog and one cat, but if you want any more, Ie two dogs you need to ask permission. You’re also not allowed to pull out any of the plants they have put in the garden (so basically they don’t care if you’ve got any allergies)

We are sorry to hear that you are disappointed with Shared Ownership, which is an affordable way for many to start to become home owners by initially purchasing a share and often progressing to full ownership. We do provide full information about the aspects you have raised and your solicitor or legal advisor would also give you advice prior to purchase about repair obligations and resale. Our Community Safety and Estates teams work closely with residents who have concerns about anti-social behaviour and take appropriate action where tenancy breaches can be evidenced.

Could do better on planning and implementation.

As day to y day landlords I personally don't think WDH are too bad but my main gripe is based around general estate maintenance and forward planning. In our area roofs are running alive with moss and lichens, soft boarding rotting and hidden under layers of paint. On forward planning acres of roof space need communal solar panel installation to help residents with energy conservation and subsequent lowering of eye watering bills. We've had no major problems with repair requests and our neighbourhood seems relatively quiet which is a blessing.More long term thinking and action are required hence 3 stars only at this time.

WDH loves druggies living in their properties over good law abiding citizens..

Terrible Company what chooses to keep drug addicts in rather than law abiding citizens in their properties. They'd rather have dirty smelly druggies than people who own a cat and are clean and loved by neighbours.. Kiers the building company took the absolute pi*s to do the work in the tower blocks in town while WDH did absolutely nothing to support the people living in their homes. WDH is just a stepping stone of a house, permanently I'd rather jump off the top floor of the tower block if I'd have to live here permanently.Absolute disgrace of a company what doesn't care about the good people living here and cater more to "ethnic minorities" and "drug addicts" what play the mental health or racism cards...Andy Wallhead needs to give his head a shake the absolute mug
