TrustpilotWell since we filed this report in dueâŠ
Well since we filed this report in due to the fact the anti social behaviour team wasn't doing anything about this nuisance neighbour an now it's gone to the ombudsmen team. This nuisance neighbour has had wdh workers there much every week for the past four months. Funny how the tables turn on decent pillars of the community. Because wdh don't like to push the pen. Long has they get there rent. Baring in mind this neighbour owed thousands of pounds in rent areas. Due to spending money on other things. Most will know what a mean when a say other things. Not food an house hold bills like the rest of us. But still wdh will bend over backwards for this tenant. But us if your a couple of week out due to direct debts not going out till a certain date. An wdh computer system does the calculations a couple of weeks in advance. You've got a letter through the door or someone turning up. This person has caused nothing but trouble to not just us but older generation that won't speak up due to the fact wdh aren't doing anything. Even after a few have reported the situation. Well one of our neighbours who lives in a private property is thinking of going on the local news to name an shame the mangers of wdh involved. Which we don't blame them. Enough is enough.

Where I live. There were garages supposedly part of the bungalows storage etc. Even numbered as to which bungalow they belonged to. Then WDH decided that they were an extra part of the agreement, So they started charging for the usage. However. In later years, it transpired that the garages had asbestos roofing. So WDH, in their wisdom, decided to demolish, rather than just sort out the roofs, of the garages that people were actually wanting. Three garages at the side of my property were demolished. Now, bear in mind, that the height of the garage rear wall, that backed onto my bungalow, were around 6ft. After the garages were demolished. They built a 3ft wall (from street level) then put a one metre fence on top. Leaving me with a gap of 2ft. less than what I had before. No privacy, etc. All the other garages that have been demolished, have far higher fences. But because the one at the side of my residence was the first one. It seems that I was the guinea pig. I have made a complaint, and was basically told to "suck it up." WDH has too many chiefs, and not enough Indians... Total bunch of w4nkers...

TrustpilotThere is a real theme of cashing in onâŠ
There is a real theme of cashing in on the times Conservative cuts and austerity/cost of living. WDH won't take responsibility for internal doors even when its fair wear and tear and cheap basic doors that were in and not damage by tenant. Won't take responsibility for fencing but let new builds with fencing to new tenants. Existing tenants told its 'their responsibility' when actually its not the tenants responsibility and is more If the tenant wants a fence they'll have to pay for it.... where in law does it say the tenant should pay for the landlords fence as well as paying full rent.... How can it be tenants responsibility if when they move out they can't take their fence and doors with them without being charged đ€ used covid as excuse for poor service years after lockdown. Do as little as possible for as cheap as possible but still the rents go up. Not connected to council so not clear why they claim to be so skint....where is the money that they used to pay for basic repairs going. Even drains are bounced to tenant. No acknowledgement that neighbouring properties could cause blockages....fob off cheapskate and push landlord Jobs onto tenants just because they can under this government. Right wing policies for social housing đ€ Roll on election then they'd not get away with charging for shell's with no doors or fencing! Some properties better than others but rents be same. Unfair. Inconsistent. Families trapped in flats paying same and sometimes more in rent for less desirable properties. Some rents ridiculously high and not in the social rented category but still advertised for people less well off. Above lha cap - should be advertised elsewhere.

I really wish there was an option to not give any stars. These are the worst home association to ever exist. For four years now we have been suffering with antisocial behaviour from one of our neighbours and we have so much CCTV of these neighbours, quite clearly breaking the rules that WDH apparently say theyâll do something about if you break them. Yet, they do absolutely nothing. They need their heads checking, Myself and my fiance have been on antidepressants, suicidal watch and under the care of Drs and therapists to try and help. Give us some kind of normal life, but itâs not ever going to happen because WDH will not evict these people that are quite clearly causing a living nightmare for everybody on the street. I just think it is so pathetic and disgusting that they are allowing tenants to bully. Basically Iâve had death threats from these neighbours. Iâve had the police out. Canât even tell you how many times but apparently there is not enough evidence to do anything. we have been accused of so much BS itâs unbelievable I literally wake up every day wondering if Iâm going to get a telephone call or a knock at my door from the police because sheâs decided to fake some claim sheâs reported us for a burglary to her house, which was hilarious because a nobody burgled her house and be the person who apparently burgled her house was at work, not only that we have a ring doorbell camera which literally record everything. We have this Doorbell set to super sensitive so it pretty much goes off. Maybe every five minutes letting us know thereâs motion at the front door so if anybody was going to do anything we know about it. She has accused us of having a drug farm. Neither of a smoke or do any drugs of any kind we donât even drink alcohol, she has overheard conversations in the back garden and she has twisted them to suit her and then rang up and said weâve said XY&z when in actual fact itâs been about my partner in his job and if you know the catering industry you know that being a chef is a stressful job. She has backed me into a corner and screamed bloody murder in my face for no reason when I told her to leave me alone it just made her go off on one. She is quite truly unstable. She is now taught her child who is 12 to torment, and he does stupid things like for instance, swears us for no reason. She has stomping down the street, banging on my door, screaming in my face, because apparently sheâs been reported for something, and itâs my fault, even though I have never once reported her for anything, sheâs accusing me of. itâs just constantly waiting for the other shoe to drop we cannot enjoy our house. We cannot enjoy the spring all the summer or anything because all we think about is what is she going to drum up next? We canât even get medical attention properly without accusing us of having fake ambulances. When my partner had his motorbike stolen and we managed to get it recovered which in natural fact was a miracle she then put on social media that we had a fake robbery because it was back on our drive. It was potluck. We were not expecting to see it ever again to the fact that somebody had rang to report it and it just happened to be. Ours was just lucky. We are tormented by her car and her manâs car because they are racer boy modded cars and they will sit there on the drive with their car engines running for no reason other than to annoy everybody and they will rev the engine. They commit so many crimes basically, and yet nothing is ever done. This person and their man are literally tormenting an entire street, but because of what me and my partner have suffered through everybody else has seen it and wonât say anything because they donât want to suffer either but thatâs not fair that we are left to suffer and WDH wonât do a damn thing about it any other company wouldâve probably kick them out months ago.

TrustpilotWDH Shared Ownership - JUST SAY NO!
I felt there was a need for a review regarding the process people go through with WDH when they report antisocial behaviour, to help people navigate that process and to ensure that they donât have unrealistic expectations. We have a lot of experience with this process because, apart from a few months when the WDH property next to our home was empty, we have been subjected to antisocial and criminal behaviour by WDH tenants for literally years. Previously, WDH just fobbed us off, said thereâs ânothing we can doâ when the adjoining property was used to produce illegal drugs. After begging WDH, in tears, in complete crisis and despair, not to move more drug users into the property, they did just that - one set of druggies out, new lot of druggies in (yippee for me!) After making in excess of 20 antisocial behaviour reports regarding criminal behaviour in a month, and unfortunately a family member needed to go to A&E because they were harmed by the delightful new WDH tenants - we were eventually offered a meeting with a member of staff from WDH and a police officer who is part of the WDH team - he is an actual police officer but works alongside WDH staff; he is their colleague. We were told by both the police officer and the member of staff from WDH that they âarenât on our sideâ because they claim to be neutral - employed by WDH, on the WDH team, but neutral? Erm, probably not neutral, then? Even though we have been subjected to antisocial behaviour from the first day the new tenants moved in, have been harmed, needed to visit hospital, WDH arenât on our side?! Seriously?! When you report serious antisocial behaviour, including criminal activity that makes your own home barely habitable, you very quickly realise that no-one is on your side, you are isolated by it, you are alone in dealing with it; you are trapped, cornered, and left considering some really desperate options. At one point during the meeting we asked for a timeframe, we wanted honesty, because if WDH arenât going to take meaningful action, quickly, against their criminal tenants, we will have to leave our home for our own safety - and the police officer said, âweâre just going round in circles hereâ because we were asking for clarity, because being vague and wishy-washy in situations like this doesnât help. At the end of the day they should be prepared to explain things until people understand whatâs going on. Being clear about how they plan to move forward to deal with the problems is essential, especially when the problems are having a hugely detrimental effect on peopleâs home life, ability to earn a living, and especially when people have suffered harm. Moving forward, part of the plan was that they would be visiting the offending tenants. We asked if the tenants would be warned of the visit beforehand and were told no, by both the member of staff from WDH and the police officer. We believed them but, unfortunately, it does seem like the tenants have been warned. Is that being âneutralâ? At any point during the preceding month WDH and the police could have visited the property - but chose not to. We have been distressed dealing with all this alone, and under the circumstances delaying taking action is completely unacceptable. WDH said they needed a face-to-face meeting before they would do anything, but if you work 6 to 7 days a week that can be difficult to arrange and after the meeting we still donât understand why a face-to-face meeting was actually necessary. We had already provided detailed information and could have provided all the information asked for at the meeting by email or letter. When we reported incidents to the police, they sent us a text - and thatâs it. Only the doctor in A&E and our GP, seem concerned about the harm caused to our family. There was a complete lack of action from WDH for too long; the process is too slow, it appears that antisocial tenants are warned visits will take place and then seem emboldened by WDHâs âneutralâ stance as well as practices and policies that do not protect the vulnerable, while prioritising and protecting the offender. Too often we are expected to sympathise with the abuser whose feckless lifestyle is the cause of, not only our problems, but all of their own.

TrustpilotTHINK TWICE BEFORE RENTING WITH WDH
If I could give 0 stars I would. Was in a property for many years. But due to a fault in the building that they knew what needed to be done but blamed everyone except themselfs. After stage 1,2&3 complaint and along side complaints with police reports over 20 month period of next door neighbour 86 year old man next door making my life a living hell since he moved in 24 months ago threatening to burn my home down a because of his girlfriends dog using my garden as a bathroom. I have PTSD & WDH moved me because of the repair issue and neighbour. He lied to police but WDH just said nothing they can do! The next door neighbour had been moved 3 times by them because he did not get on with neighbours but no they moved me. So thanks to Liv, her boss the community safety team they say they will help. But they make you feel like its your fault. Had cctv was told that I shouldnt have cameras up really as its communial gardens they stayed and I put more up. Unless you break the rules and dont give a toss you will get on fine with WDH. The minute you complain you are BLACKLISTED as I am!!!Oh and WDH please dont comment "sorry to hear this please ring 03458 507 507" because you do NOTHING

TrustpilotWe own our home but may soon be homeless due to WDH Rent-A-Druggies
Because WDH moved more stinking Rent-A-Druggies into the adjoining property we may soon be homeless. We actually own our home - at least part of it because we purchased our home on the WDH Shared Ownership Scheme. We have never been late with a mortgage payment and have never been late with the rent we pay WDH. We have worked really hard to improve the property. We have been good neighbours. We expected this to be our forever home which meant even more to me after I experienced homelessness as a teenager due to family breakdown. After living in one horrible rented home after another, I am finally a home owner. It was a dream come true. But I made the mistake of buying a property on a development where WDH also rents out properties. First there was the drug farm - WDH Rent-A-Druggies were growing cannabis/skunk in the adjoining property, and using drugs, and our home would be frequently overwhelmed by fumes from the WDH Rent-A-Druggies drug production and drug use. WDH did absolutely NOTHING to help with that situation - apart from fob us off and Gaslight us (please see my previous reviews). But finally the property became empty (NOT because WDH wanted it empty or did anything to deal with their Rent-A-Druggies - I guess sometimes prayers are answered) but finally we had some quality of life. Until WDH recently moved in new tenants and guess what?! The new tenants are more WDH Rent-A-Druggies! And immediately our home is stinking of drugs again. We have already put in multiple reports of anti-social behaviour with WDH but nothing has been done so far - which unfortunately is the norm with WDH. The smell is now even disturbing our sleep, as we are being woken in the night due to the Rent-A-Druggies stink. Drug use and illegal or criminal behaviour are a breach of the tenancy agreement and should warrant immediate action by WDH - but that literally never happens. We are now in the process of finding somewhere else to stay and as for the WDH Shared Ownership property we live in - it is worthless - who would want to live here? I am an honest person and there is no way I could sell this property without explaining the situation to prospective buyers because that is just âpassing-the-buckâ, that would be doing to others what WDH did to us, because we found out that the Rent-A-Druggie issues affected this property BEFORE it was sold to us. Had WDH been honest with us we would never have bought this property. WDH should have been honest about the property and the issues affecting it but, in more ways than one, they werenât honest about it, and we have suffered because of that dishonesty. Iâm not like WDH, Iâm not prepared to con someone, so thereâs really no hope of selling it. So we have a property that we no longer feel we can cope living in, but because our money is now tied up in this property, we have no money to buy or rent elsewhere. We are in the process of seeing if someone can put us up until we can find something more permanent. The fact is this is not the first time we have lost our home because of abusive drug users - but previous homes were rented so it was easier to leave. We own our home. We havenât done anything wrong. This shouldnât be happening. DON'T buy from WDH.

Not only that, but if you want to do anything to the property, i.e. put a sky dish on move the shed renovate the garden you may have sunk 8090, maybe even 100 grand into the property. You still have to ring them up and ask permission and then you have to fill out the form and send a cheque 35 quid if they turn around and say no you donât have permission you donât get that ÂŁ35 back, they keep it. You have to pay service charges for maintenance of the property why they donât do anything to maintain your property. Yeah thatâs right youâre paying for their solicitors, as well as your own Only that, but they claim that if the value of the property goes up so from say 90 grand to 120 grand theyâre entitled to half of that not half of the 90 grand it was when you bought it (so for instance, I put 85 grand into this property and so did they but if my property value goes up, lets say 220,000 they think theyâre entitled to 110 grand, not the 85 grand that they put into the property) so make sure you get something in writing from your solicitor, preventing them from doing this (thatâs what I did) ïżŒNow on the other hand, if you just straight up rent and pay like ÂŁ500 a month, you can do whatever the hell you like apparently and you donât need to pay no money for permission so apparently the rules for us a shared ownership are different to the renters, which makes no sense because the people who have forked out the tens of thousands of pounds to buy into this property are the ones that have the strictest rules. How is that fair? If youâre a person who has put 90 grand into a house, there is no way on the planet, youâre going to do anything to devalue that property. Itâs an investment so youâre going to decorate it to a ïżŒgood quality standard. Youâre going to make it a Lovely family home. One of the other rules theyâve got is you are allowed one dog and one cat, but if you want any more, Ie two dogs you need to ask permission. TrustpilotLearn from my mistake, Don't buy from WDH
We bought a home from WDH on the Shared Ownership Scheme. Here's just a few reasons why you should NOT do the same: disrepair issues caused injury the first day we moved in, door came off hinges, garden full of half buried rubbish, drug paraphernalia that could have caused infection or injury. The house next door is rented out by WDH and we have now experienced years of antisocial behaviour due to their tenants - drug crime, abuse, mental and physical harm which needed medical help. It has just been constant and is still continuing. It has very nearly driven me to suicide, and the fact is I have a life-threatening disease and might not be alive much longer anyway - so why continue to live like this? Everyday lived in fear that the WDH tenants are going to hurt me again. Trying to stay strong is really hard, especially because WDH's "robust" policy to deal with antisocial behaviour is not worth the paper it is written on. One warning was given for a full year of antisocial behaviour, so bad that we had to leave our home on multiple occasions because we were not safe. If anything WDH's intervention only made things worse, that seems to be the intention. WDH refuse to evict and I am left living in close proximity to people who have threatened further harm and even told me how they will do it. Have been begging for help for so long, all WDH do is make excuses for their tenants, fail to take meaningful or proportionate action against their tenants for breaches of tenancy, WDH refused to attend incidents when requested, then claim that there is no evidence after they have refused to attend and gather any. They tell fairy stories like, "proportionate action will be taken where antisocial behaviour can be evidenced." It's a fairy story because what you discover is no matter how much evidence you provide, it is never enough. There's always another excuse for why they can't act. And in the meantime vulnerable people are being left to suffer. WDH offered to buy our house back from us as a solution, but then offered us ÂŁ30,000 less than the property is worth. We had our house valued independently so can prove this. It feels like WDH's solution is to take advantage of an extremely ill woman in desperate circumstances. Learn from my mistake - don't buy from WDH. Every review I have left about our negative experience of WDH Shared Ownership has been removed, so don't expect this one to be here for very long. WDH are very good at silencing vulnerable people less powerful than they are.

Next time I know I WILL BE OUT I WON'T BOTHER TELLING YOU. YOU NEED TO SORT OUT YOUR SYSTEM

TrustpilotAVOID WDH properties if you can, particularly the flats. Hostile stupid ignorant staff who could not care less about your problems.Do not make the wrong type of complaint as you will be blacklisted!
I have lived in WDH housing since 2003 and it is the worst company I have dealt with. The flat has a serious damp and black mould problem to which I am severely allergic but letters about it are just ignored. I have been harassed by my neighbors since 2006 and because I banged on my neighbors door after they kept me awake for two nights one of their managers phoned a hospital to try to get me sectioned even though I was the victim and it was just my neighbors word against mine. They moved a paranoid schizophrenic man into the flat directly below mine and are using him to drive me out because of complaints I have made and questions I have asked.l He makes loud intrusive noise for hours on end and has threatened to kill his neighbors. Yet WDH just gaslight me and denies that the harassment is happening and that the man they are dealing with for serious anti-social behavior does not live directly below me even though I am kept awake by his continual noise and have listened to his ranting for years and even though I heard the police arrest him after making death threats and have pics of him being arrested and have spoken to him and seen him many times and have had him at my door complaining about me on one occasion and his neighbors below have called out the police to him four times at least. WDH just lie and gaslight me and even deny that I have complained about the matter. They even asked the Royal Mail to send back one of my harassment records as not called for and unopened at a charge of two pounds to me. He has driven out two of his neighbors but I think he will only be evicted if I leave as then he will have served his purpose. The flat next door to his has been empty since late May 2021. No one will take it if they learn what is living next door. If I complain about any neighbor nothing is done and even though it is just my neighbors word against mine WDH show their bias and believe my neighbor. Some but not all of the tradesmen are insolent and virtually all of the management are hostile and insolent. They are taught that they are in an us and them situation and that tenants are scum who deserve only lies and contempt. I detect the hand of Common Purpose here. WMDC were a poor landlord but WDH is much worse. They really enjoy degrading the lives of tenants and the conflict and stress that occurs because of anti-social behavior. They sent two senior managers one day to harass me and it was like a visit from two moronic but aggressive Stasi goons. A pipe in my kitchen was corroded and leaked water into the flat below. So they sent out two huge ugly fat men to deal with it. The first of them came in and as he was passing through the hall he turned his ugly head 90 degrees towards the bedroom hoping to see a woman in the bedroom. This type of behaviour which is meant to humiliate is taught to them by Common Purpose trained individuals I believe. The last CEO, who was Common Purpose, trained left with a shed-load of our money and he is the one who instituted the policy of harassing, blacklisting and discriminating against tenants who ask the wrong questions or make the wrong type of complaints. He was earning ÂŁ147,000 p.a. some years ago. He is overweight and wears a wig which we have paid for. The new CEO earns ÂŁ205,000 p.a. while many of his tenants live in damp mouldy flats and suffer anti-social behaviour everyday about which he intends to do nothing. I bet he has a big house with no black mould and a comfortable fear and harassment free life and has never suffered from harassment and so has no empathy with those who have. I am writing this having just been woken at 10:30 pm by loud bangs from the insane person living below. If I report this the woman in the customer complaints dept will gaslight me and say it did not happen even though the man is just 6 feet away from me. She says 'I refute that you are being harassed'. She is ignorant of the meaning of 'refute' all she has done is deny I am being harassed but with no evidence. To refute or disprove someone evidence is required and neither she nor any other WDH numpty is here 24/7 monitoring noise from his flat. WDH is staffed by stupid, ignorant poorly educated people, and some have been trained by Common Purpose at our expense. The banging stops for two or three days then starts again then the gradually increases until it is the same as before. I once offered to show two estate officers a video of the insane man threatening to kill me and his neighbours but they just smirked and would not view it. I have just had another threatening anonymous letter because I complained about being woken at 7:30 am by WDH's bleeping vans near my window. It says I was 'aggressive' when I was just annoyed. It says I breached tenancy rules-another lie. Letter was sent by a snarling manager with a permanent scowl like one mentally deranged. I was in a WMDC flat before, that had black mould too.

We have a hedge that runs along the roadside. It is only cot once a year and grows all over the place, over the footpath and looks a mess. We have to request every year for them to come and cut it. We have just asked if we can remove it and erect a fence.their reply is NO. They want you to be proud of your area but wont let you do something to improve it. Hypocritical.

TrustpilotDisgusting home
I've lived in my wdh house for 10 years. It's a pre fab falling to bits. They are never interested in repairing their properties I just get fobbed off all the time. I've got mould and damp throughout the house.its made my asthma worse, Slugs come into my kitchen through a big hole in the floor. There's no cavity wall insulation it costs a fortune to heat the place in winter. Kitchen is falling to bits. It's a mess! There needs to be some law in place to make this cowboy housing provider provide the services they are suppose to.

TrustpilotI reported some broken flags in my backâŠ
I reported some broken flags in my back garden as a tripping hazard as Iâve mobility problems and Iâm very happy the work was efficiently completed the same week, also a very rusty metal back door disabled hand rail I reported at the same time due to sharp metal pieces being a hazard as well and again the handrail was rubbed smooth with an angle grinder and painted so I wouldnât cut myself on it. Canât praise WDH enough for them considering my mobility issues and the polite workmen carrying out the work very well 10/10. Canât remember the exact date so Iâd say a couple of months ago.

TrustpilotAddress nuisance tenants quickly and appropriately
We had to report a nuisance WDH tenant who turned up randomly and unannounced on our property, screaming false allegations and commenting on and judging our parenting and lifestyle. Caroline came out to see us, reviewed the footage and immediately took action against this individual. Caroline was kind, caring and understanding, and addressed the issue without delay.

Then don't do nothing false sympathy because there in front of you. Please guys complain to your local mp. Hopefully your local mp will bring it up in parliament for you. We're on with it now.
