GoogleOverall a very disappointing experience. Fantastic sales pitch at the start of the process which in reality didn’t materialise and probably the worst sales progression experience I’ve ever had having bought and sold a number of houses over the years and four in the past couple of months. I received more information and updates on the progress of my sale with Sarah Mains from another estate agent. At no point did I feel like the client, in fact I’m not actually sure what I paid for from Sarah Mains! Despite complaining the service levels continued to be way below what I would have expected for the fee I paid. An offer to reduce the total fee as an apology and in acceptance of how poor Sarah Mains had been throughout, equated to 2% off the amount we owed and just added insult to injury. Cleary the only motivation Sarah Mains have had throughout was to take their money, offer as little service as possible and then run off with the cash. On the experience I’ve had I would not recommend Sarah Mains and won’t use them again in the future.
I am aware of your concerns regarding the sales progression process. Sales progression is just one element of the service we provide to our customers. Sarah Mains Residential introduced a buyer to your property who made an offer that was acceptable to you. The draft contracts were not sent to your buyer's solicitor until 30 January and the sale completed just over 9 weeks later. A timescale that is below the national average. Our records show that we were monitoring and facilitating the progress of the sale, however we acknowledged to both you and your partner that there were times, during the progression of the sale, when our contact with you was not as it should have been. We have apologised to you both for this and, as you say, a reduction was made to the fee which your partner was happy to accept as a resolution to the complaint. This was not an acceptance of how poor Sarah Mains had been throughout at all. Sarah Mains

GoogleHappily made us homeless four days before our agreed move in date. When contacted, a man named David was relentlessly rude and condescending. When asked if there was anything they could do to help I was greeted with a cold "no" and nothing else. I was told it was "pointless" to even try. If I could give zero stars I would, cruel people who care nothing about tenants. I've spoken to many people since and none of them have anything good to say about Sarah Mains and I can see why. Disappointing. EDIT - Just to respond to the reply, it was certainly facilitated by Sarah Mains Whickham and even if it wasn't that wouldn't excuse the poor way I was treated. David was very unhelpful and nasty to everyone who spoke to him for help.

GoogleRead reviews before renting. They're apparently one of the worst estate agents for miss treating tenants in the North East, don't take my word for it, read the evidence from their other tenants. Seemingly fraudulent invoices upon vacating the premises. Charged for "cleaning" a clearly very worn out carpet only for the landlord to fit a brand new carpet. Sarah Mains were impossible to deal with. As tenants, trying to get a single bit of help with the property was like trying to get blood out of a stone - you'd probably have more success with that to be honest. No response to emails, no issues with the property addressed in 5 years but the minute the landlord wants more money which inevitably benefits Sarah Mains they all of a sudden have no problem getting in touch and conveying everything the landlord wanted from us be it money or otherwise. The whole time we were tenants we had serious problems with how Sarah Mains and the landlord responded to problems with the property. We immediately noticed rising damp and persistent black mold in the bedroom that had clearly just been painted over several times, the landlord just sent a little old man round who just stood there, looked at it, and said it's not damp - no thermal imaging to look for cold spots, no probe nothing. We were then informed by someone from Sarah Mains that the landlord has numerous properties with black mold and rising damp and he tells them all the same thing "open the windows, open the trickle flow and use the heating more" as if we weren't already doing those things as well as having to use a high powered dehumidifier 24/7. We kept having problems with mold spreading to the living room, bathroom ceiling (which the paint rotted and fell off and I had to paint it myself, just a tin of paint from the landlord - no painter). The sink overflow wasn't plumbed to anything so the cupboard under the sink started rotting too. The oven was broken from day one. There was such poor insulation there was a constant breeze through the place. The gas fire was clearly decommissioned despite being told on moving on that it works. Huge cracks all through the property's walls that someone had tried to paint over actual 2 and 1 inch wide cracks in the walls. Sarah Mains are only interested in money and property sales, they neglect tenants to the point property conditions actually cause serious health problems.NegativeProfessionalism

GoogleSarah Mains might be great if you are a landlord or selling your property but if you are a renter, avoid Sarah Mains. Told us that our landlord was lovely and attentive and then for the next five years we proceeded to live in a propertly full of rising damp (which their own property inspector also said it was rising damp but that the landlord actively ignored the issue). They will never advocate for you if you need anything fixed and they have actively left repairs that needed doing for years by simply saying they don't "own" the property and will allow the landlord to do whatever they want - even when they send unqualified men to the property or the landlord himself turns up unannounced. It was only when we got the council involved that they actually did their jobs. Theyll take deposit off you for not professionally cleaning decades old blinds. And they'll do the rent up during covid and the cost of living crisis just for good measure. Devoid of any morals for renters.

GoogleWe have moved a lot of times over the years but this is the 1st time we have been amazed from the advertising, the drone and photographs taken. Our house was sold within a week, we were kept updated all the time by the whole team, from Josh the coordinator through to Donna the sales progresser. GoogleReceived an amazing service from Sarah mains especially from Donna! There was allot of hiccups with the sale due to solicitors but Donna kept reassuring, chasing up, checking up and just kept me in the loop every step of the way of a long dragging 7 month sale. The advice and options given through out the process helped me as a client keep a level head through out. Will definitely sell with them again or even buy!

GoogleI feel as if I should share this information, The staff at Sarah Mains are brilliant from the start of our house sale two weeks ago till yesterday when we were informed that it was sold!! There marketing is wonderful, from Emma who did the valuation, and Josh and Lisa in the office who have incredible skills and full of information and keep you up to date with everything and not to forget Kelly who does the negotiation, we have been so confident throughout.
