TrustpilotLandlords AVOID!!
Landlords AVOID!!! Reeds Raines were the managing agents for me for two years in Sheffield (Eccleshall Rd Branch which then moved to Woodseats. At the end of a tenancy, not only was the house (which had been entirely redecorated at the start of the tenancy) damaged and dilapidated, the tenant didn’t return the keys and the Agency didn’t contact me to tell me. I turned up with a van and the house was locked. There had been no oversight from them during the tenancy in spite of the requirement in writing that I wanted photos of condition on an annual basis.Needless to say, the garden was overgrown and much of the internal decoration needed remediation including reskimming an entire wall due to plaster damage. I had to pay to get gardeners to correct The neglect to the garden and the tenant disputed there was any damage/neglect/dilapidation.I eventually received the keys a month later after a month of calls to Reeds Raines from me...sometimes three calls a day trying to get their different branches to work together to retrieve the keys. They were incompetent..and in spite of my request, the agency failed to serve notice after the tenants failed to return the keys on the tenancy end date. There was more than £1800 costs to remediate, and Reeds Rains held the deposit for 5 months before submitting it to the DPS for arbitration and only released the amount the tenant agreed to £500, immediately before submitting it (they held onto the entire deposit for 5 months with no reason). 7 months later I have asked them about the status of the dispute resolution. They inform me they sent £40 to my account a couple of months ago and have not provided any outcome description to me in writing. They even asked it I wanted them to remarket the house 2 months later after I had corrected all the damage!,,,,Avoid these incompetent frauds. They are just taking your money and doing everything they can to hold onto it (not submitting the deposit for dispute resolution) without even training their staff in the legal process around letting. They are the absolute worst letting agents I have ever encountered. They lied to my face so many times!!!!

Dear Frances, I'm sorry to read this review. I agree it wasn’t best end to what I would consider a well conducted tenancy in a family home. You came to Reeds Rains after a bad experience with your previous agent where you advised the deposit hadn't covered dilapidation at the end of the tenancy. Given you'd explained to me how important the property was to you, I felt the applicant we secured could be perfect as they were a professional, small family unit. They referenced well and conducted the tenancy without issue for over two years, making full rent payments and allowing access for property inspections without issue. During these inspections, the property was clean and tidy and there was no evidence of neglect or malicious damage. The tenant had a cleaner and a gardener over this period. The end of the tenancy did present challenges in that the occupant was buying a house and the date provided by them passed with keys not coming in when we were advised they would. There was much heated communication over this period, culminating in apologies from the tenant as their move and a holiday had all happened at the same time. The keys came in two weeks after the date the tenant advised they would be vacating. Unfortunately the oven clean and gardening were not attended to in the haste to return the keys. This was a very stressful time for all involved. Advice is given to tenants on the expectation of a property when handing back the keys at the end of any tenancy term. The deposit claim you submitted following the checkout report and your own property inspection was less than the full deposit and legally we cannot release any funds to either party without agreement from both parties. Your tenant agreed to some of your claims and then they approached the MyDeposits dispute service to arbitrate as they felt betterment was being sought. The sum agreed by the tenant was released to you without question by Reeds Rains. The award from MyDeposits was in the tenant's favour and the monies transferred accordingly. You made contact 6 months after this award was made asking for an update. Unfortunately, the management centre relocated whilst this case was with MyDeposits and the original team handling left the Company's employment. I apologise you weren't sent a copy of the adjudication report when the awarded funds transferred. This has now been sent to you to close proceedings. Lindsay Thompson-Moore Lettings Manager

TrustpilotLANDLORDS AVOID!!!
Where do I start? My brother and I had a property managed by Reeds Rains for about 4-5 years. At first everything seemed to be fine, all queries dealt with and good tenants found for us. The fee was steep but we were happy it was being managed. Then bit by bit the issues started. I can't list everything here but basically the house was put into trust, and then my Mum passed away in 2017. Straight away we supplied a copy of the Death Certificate to Reeds Rains. Unfortunately there was mis-communication between departments and we ended up having to supply a copy of the certificate a couple more times as they kept writing to her, which as you can imagine was distressing. Then the house was taken out of Trust, and we supplied them with the relevant document. They never told us they needed anything further until about a year later, and up until leaving them all correspondence was addressed to 'Mr Trust' even though those documents were also supplied more than once. Then we kept getting payments given to us in small amounts with no idea what they were as their portal hadn't been updated for a year, unfortunately the staff didn't know what the small amounts were either and we had to chase everything several times to get an answer. I then began the process of purchasing the house solely, and even though we both told RR we wanted all correspondence to come to myself and gave a different bank account, with myself chasing this up several times with Hillsborough office to make sure it had been done as this was extremely important, guess what the payment was sent to the old bank account. The excuse was that 'head office wanted to talk to us before any action was taken'. So at this point we put in a complaint. I said I wanted to terminate my contract with RR without the extortionate fee that is usually charged to leave them. Again, we heard nothing. After chasing, the area manager decided that this was possible. I was told it had been passed to the next department to deal with the next step. The area manager didn't apologise, it was Hillsborough branch. Again, I heard nothing, so I had to contact them again and eventually got a reply. The tenants however had paid another months rent by this point, so i was told that this would be refunded to them. After a lot of chasing, this was refunded to the tenants ten days later, and not the full amount. When the tenants called them and asked why they hadn't received the full amount back, the reply was 'we don't know'. I had received an unexpected payment too, I rang to query this and was told 'it's probably some cash we held back that belongs to you'. i asked for this to be checked out but heard nothing back. Then came the job of trying to get the tenants deposit refunded. Again, no reply to emails so I ended up phoning. I was told it had been refunded but didn't get it in my bank account, when I phoned again I was told it had to go through accounts first and it was 'on the way'. As you can imagine, throughout all this my stress levels have been through the roof, as I didn't know when I was going to get the money to be able to pay my mortgage. Finally, I thought everything had been done, but no! Last week I got an invoice from RR addressed to 'Mr Trust' saying an outstanding balance of £84 will be deducted from my next receipts. So that's what the extra payment was!! You actually couldn't make it up and there is more, but I think I am going to run out of space soon! I think the issue is that there is total non-communication between departments, and no one seems to want to take responsibility of dealing with you and to make sure you are happy afterwards.

Bad management! Poor customer service! After emailing interest and attempting to ring the office with interest in a property I finally got through to a girl who exudes a patronising telephone manner. She advised me there had been several enquires relating to the property and that they would do block bookings. After waiting for a few weeks and noticed that there was a sign outside the house saying let i was fuming! They had already picked and chose which people to ring back which I found wasn't very professional and they had not even telephoned me to let me know! What they should have done was ring everybody who shown interest and checked who were still interested instead of being sly! Unprofessional, don't listen to customer or wait until they have finished talking they butt in with their arrogant patronising lingo! Said they would take my details and when a similar property comes up in the area they will co tact me.... oh wait there is another house they are advertising but they are not interested in contacting prospective letters, so beware anybody who wants to use these people as they will take your money but they are not doing their best to get it off the market for you!

Awful! Been trying all day to arrange a viewing for a stunning home in Chesterfield. We loved the look of it of what we had seen on reeds rains website. I emailed and said I was interested, to no reply, I called and they eventually called back. They said theyd contact the vendor and get back to me. Unfortunately I missed the call and was asked to call back. Called 7 times with no answer. Needless to say the home we liked won’t be ours as we won’t be using reeds rains to view any properties. TrustpilotWonderful service and support at the worst time of my life
I am in the process of securing a tenancy through the Rotherham branch. I cannot fault the experience so far... Reeds Rains has made everything so easy at the most difficult time of my life - moving out of my late mother’s house as it must be sold - so I couldn’t appreciate them more in this period of intense grief and turmoil. Communication is excellent and service is friendly. I am also incredibly impressed with the tenant portal, which makes it so simple to set up services and utilities. All in all, I would like to commend Reeds Rains, and especially Sarah, my main point of contact, for taking so much of the stress out of this massively difficult life-changing time that I’m going through.

Manchester Branch: Do not sell your property with these guys. They charge £150 for photographs that you aren't happy with, give you no choice in which ones they will use to market your property and then refuse a refund despite failing to deliver on their promise!

Hi Francesco,I’m sorry you feel this way and I’m sorry you didn’t like the professional photos. We did offer to send another photographer to the property to take a complete new set - at no additional cost. We use third party professional photographers to make our properties stand out in the marketplace and maximise the sale price sellers receive, therefore this charge is non-refundable I’m afraid. I understand you have the photographs so obviously you are free to use any that you do like in the future.Kind Regards Greg Davies, Senior Branch Manager

Obviously, I don't work for Reeds Rains so they won't be getting 5*. I found them AWFUL! The telephone staff are patronising little girls who delight in femsplaining what life is all about from behind their rented desks in rented offices to people who have run multimillion pound businesses since before they were born. Apart from the sale of personal data from which they profit by the sale (read the small print), they are very keen to get hold of your money and details before you recieve a product. I would advise against working with this company primarily because employs teenagers with one gcse between them to haggle for commission. Deal with a proper estate agent and grown ups.

TrustpilotReeds Rains, Bury, Lancs
Reeds Rains, Bury, Lancs. We recently bought a property that was listed with Reeds Rains in Bury. We were cash buyers, required absolutely no funding, had sold our own property and were able to purchase a property very quickly. We saw a property advertised with Reeds Rains and called to arrange a viewing. They told us that they could only arrange viewings Mon - Fri, 9am - 5pm. I asked for a reason and was told: 'that's the way it is'. As my hubby and I both work full-time, we couldn't view during those hours. Fortunately, I knew how to contact the vendor directly. The vendor knew of no reason for the restricted viewing hours. We arranged a viewing with the vendor and agreed a sale 4 days later. The complete process took just over 3 months, and from showing our ID to the agents, they never contacted us once, not even on the completion date to congratulate us. If you are looking for customer service and support throughout the sales process, then I would not recommend this branch of Reeds Rains. So much for today's buyer is tomorrow's seller...

TrustpilotSouthsea Branch - A real find
As I live in Kent and was selling my late Mum's retirement flat from a considerable distance, I needed an agent I could really trust and rely on to keep beavering away in a slow and difficult market. I'm pleased to say that Reeds Rains delivered in every way. From the beginning, Dan and his exceptionally strong team stood out from the many agents I saw and proved to be a real find. I was kept regularly informed, the communication and advice at every stage was honest, straightforward and realistic and Dan's quiet but highly informed and experienced persistence paid off and achieved a sale exactly in line with the price range he had advised. I really grew to trust Dan's judgement and felt he was batting for me throughout, including going the extra mile to really research and understand the specific micro market attaching to my Mother's and nearby properties. I'm not easily impressed but felt Dan and, unusually, every member of his team I dealt with, to be superb. An outstanding service in every way which I would unhesitatingly recommend.

Awful. Avoid like the plague! Financially exploitative. Costs and hidden agendas at every turn! The emotional distress we recieved at the hands of these monsters is insurmountable. We were loyal renters with these people. We were charged £90 at the signing of our renewal of tenancy fee after our first year (when they knew the landlady wanted to sell) and then we were served a section 21, dropped and stripped of all our dignity. They broke our tenancy agreement by allowing viewings and erecting a for sale sign before their own tenancy agreement says they were allowed to. We were rinsed for money we could not afford. All this while caring for four children (two who are disabled) We had the most soul destroying experience at the hands of these people. Legal advice proves they showed bad practice in their dealings with us. We are still being made to pay to this day. Monstrous people with no care for others. I will never get over their foul treatment of myself and my family.

TrustpilotInadequate call centre, restrictive terms of business and inappropriate invoicing
I refer to LIN079L6. Our experience with Reeds Rains has not been pleasant. We signed a contract for “Let Only” but for two years we have been invoiced for “Rent Collect”.The Call Centre carried out an investigation into our contract. Fully 5 working days have passed and no communication as to the result. We can now only assume that our contract is Rent Only. Contact with their call centre is frustrating, their staff seem unable to respond to simple questions. Worse, they do not actively return calls. We wanted to confirm who held our tenants deposit. The call centre was unable to confirm but said they would call back. They didn’t, we did. Over a period of 4 weeks and at least 4 calls, no calls back and no confirmation, we spoke with a Team Leader who confirmed our enquiry in less than 5 minutes. Please read their terms of business before signing. There are clauses restrictive to a landlord. For example, clause 6.22 requires a landlord to pay 1 months rent plus VAT if the landlord wishes to terminate RR management/rent collection. I can understand RR doing this to prevent landlords abandoning a contract after a few months but after 2 years or more I consider this to be restrictive practice.

TrustpilotWorst agents ever (CHESTERFIELD)
Worst agents ever. So unprofessional and do not stick to their word. Bought a house through them which the sale process was horrendous. They did not enclose the full information of the house sale even though they was quite clearly aware. When it came to light the seller only owned 25% of the property they was trying to sell Reeds Rains has zero knowledge of the 75% owner and it was down to me to purchase the Title Register and send to my solicitor to find out what was going on. The seller was a complete nightmare throughout , basically matched up to the agents! Showed no willing to exchange and complete which when we finally did (on the same day) I was absolutely at breaking point. Passed from pillar to post throughout with different stories from everyone who worked in branch, When I finally got the keys and went to the house the back fence was totally down which I had not been made aware of ( this was no way visible to me from an exterior inspection ) however one of the neighbours notified me that Reeds Rains has been made aware with photo evidence by her, several weeks before. They had promised repair of this as it was blocking her drive however this never happened. After various emails and calls between them and them admitting to me they should have sorted it, they decided to wash their hands of it and advised me to seek advice from a solicitor. After weeks of stress, an unsafe garden for my dog, and upsetting my new neighbours , I was promised a contribution towards the repairs from the seller which Reeds Rains was supposed to sort however this never materialised. So I was left with a very large bill I did not account for when buying the house. Now months later I am still getting letters addressed to Reeds Rains for outstanding bills from before I took on responsibility of the property. Total cow boy outfit! With all the online low fee agents popping up you would think they would try and pull their finger out and stay in business. No homes to sell / let = no job.

TrustpilotIf I could give zero stars on this I would
If I could give zero stars I would!! I have done nothing but cry this past week, but first I will start with what happened when we were going through the process of renting a property with this awful company. I attended the pre tenancy interview it was all going ok until it was nearly finished the guy who done the interview asked would I like life insurance I said no not right now I can’t afford it. The guy started playing on the fact that I had epilepsy and made me feel awful and I burst into tears (west derby branch, Liverpool) my partner came with me asked him what the hell he was playing at and the man was very apologetic and said he just thought it may be something to consider Incase anything did happen, I suffer with terrible anxiety due to having epilepsy and this guy played on that, does he get some sort of bonus for getting people to sign up for life insurance because there was no need what so ever for him to say what he said. We FINALLY moved into the property it was a big ball ache but we moved in and everything went smooth for a few weeks then someone came to inspect the property, it was fine but then it started happening every few weeks which was annoying and inconvenient I understand estate agents do inspections but not to the extent reeds rains did!! My boiler broke just before Christmas 2018 and I was left without heating for 6 days as no one was getting back to me I was having to call them every day for an update and I spoke to a different person every time so was having to explain everything again and every time they said they would call me back but never did, I didn’t really care about myself but I have a 1 year old daughter and an 8 year old son who were left without heating, my mum bought me 4 electric heaters and as many people know there not cheap to run and use up electricity very fast so It was costing me a fortune. It got sorted after 6 days. I received a letter saying my landlords were selling the property but I’ll be ok as my landlords have said I can stay unless they sell to someone who wants to take over the property but more than likely it’ll be an investor. I was happy to let people come and view the property but sometimes the person showing them round wouldn’t even turn up and I was showing them around myself which was all very weird and uncomfortable. My oven broke, someone came out to see it but never came back I have wrote to reeds rains and emailed but I haven’t heard anything back and I am still without a working oven to this day. I have just given up to be honest, I can use my grill and microwave but it’s not really the point it should have been fixed. I haven’t even had a response as to weather someone will be fixing it or not. 8 weeks ago I received a letter saying the landlords want to take possession of the property and I had to leave which I wasn’t to bothered about as I wasn’t planning on staying here anyway all’s I was bothered about was sorting the funds out to be able to rent another property. A few days after being told I have to leave the property I received a phone call asking if someone could come and view the property, I said no as I was a bit miffed that I was being told to leave so I said they can do all the viewings they want when I’ve left the property but I won’t be allowing any viewings, last week I received a letter asking why I have failed to vacate the property so explained I have a house lined up but it’s having a bit of work done and isn’t ready yet and asked why they are asking me to leave and the girl on the phone said it was because I stopped viewings when I only stopped the viewings after I received my notice so someone’s lying. Unfortunately I couldn’t get the funds together in time so I had to apply for a council property I explained my situation and good enough I was offered a property with in a few weeks. They asked me for 3 references off people I have rented with in the past 5 years, I asked my previous estate agents and I got them on the same day. I sent a letter asking reeds rains for one on Sunday 23rd June 2019 .. it is now Saturday the 29th June 2019 and council have said they need them all by Monday 1st July 2019. I’ve been calling reeds rains since Monday about a reference and different people were answering and didn’t seem to know anything as there no note on the system, I got told the manager from the west derby branch would call me but she never did. I called again yesterday and It was only yesterday I got told to ring a different number who deal with the reference side of things. Why has it took 5 days for someone to tell me that ? I spoke to someone who told me I need to email a reference form, I don’t have a clue what that is as no other company has asked for one, by this time I’d had enough and just put the phone down I was so stressed out with everything as these references need to be in by Monday or they will have to offer the house to someone else. The landlords sister lives next door to me and out of desperation I knocked and begged her to ask her sister if she could personally write me a reference because reeds rains aren’t helping me at all. She said she would then an hour later she knocked and said she can’t write me one it has to be the estate agents and that her sister has decided to go with another estate agents as they keep messing her around too and said all’s they care about is money and charging fees for anything and everything. They would probably charge you to go for a wee in the house if they could!! Someone did come and take the for sale sign down a few days ago which makes sense now as I thought they had taken it off the market. It’s Saturday now and I only need one more reference from reeds rains which has to be in by Monday but doesn’t look like I’ll be getting one so if I loose this house it’s down to your company I’ve done nothing but cry the past few days and I thought I’d see if there was any reviews on this company and there is loads and most of them are bad I only wish I’d have read these before I moved in. Thanks a bunch reeds rains! You have my details and phone number so don’t bother replying back to this review as I have explained everything and would appreciate it if someone could call me to sort this out.

Ok where do we begin. We moved into a managed property in May 2018. When we moved in the garden was over grown with weeds and bramble bushes, we couldn’t even open the back door without cutting down the excess. The oven had 2 inch of grease and grime from top to bottom, which was claimed to have been professionally cleaned before we entered the property. The wardrobe was all smashed and damaged at the back. The bathroom floor Lino had holes and gaps, the undividual pieces of lino came up when you walked on them. The back bedroom window had the biggest gap in the seal. Letting all the heat out in said bedroom. The emergency water tap was jammed even the gas engineer couldn’t budge it. The boiler broke 3 times. The landlords eventually arranged a new one to be installed, the boiler was wonky and left massive holes in the wall in the kitchen. The gas engineer also broke the smoke alarm cover (for some reason trying to pinch the battery). The cold tap in the bathroom never worked so we had to run the bath with the shower to add cold water. The plug socket next to my daughters bed was loose and didn’t work and was hanging off with live wires. The male landlord constantly rly appeared st the property and did not always allow peaceful enjoyment of the property, he also let himself in twice when the boiler man was here, I was upstairs cleaning and I heard him just walk in the house. TWICE. All of this I have proof of, which includes dates photographic proof and screen shots of conversations with the female landlord making comments on my mental health. We have a 6 year old little girl who nearly broke her leg down a huge hole in the pavement on the drive. Slates fell off the roof outside the front door.We had our check out on 05/06. It’s comical, they’ve tried to charge us for damages and cleans that weren’t caused by us. We even followed the rule, got the carpets and oven professionally clean, even though it wasn’t to that standard when we moved in. I now have had my old neighbour receive messages from either a member of reeds rains or the landlord hiding behind a fake profile on Facebook. Commenting on how we’re being dealt with by solicitors as we’ve made slanderous comments on Facebook. big fat LOL. Our comments are NOT slanderous because they are 100% true and we have the proof (unfortunately for them). How do we know it’s reeds rains or the landlords that made the profile? Well the information that was disclosed would only be known by either of these parties. After this I went only to read all the reviews on Reeds Rains, and I can see I am not the only one. Now due to the comments made by this individual on Facebook, were contacting ICS to investigate RR, and will go back and meet with our solicitor as this has got more serious. As our data privacy has been breached. All we wanted was our deposit back, and we would have let the past 12 months in that property behind us, but unfortunately they’re trying to charge us for damages we did not cause.
