It appears that Reed Rains only care about making money, their staff are programmed with a script of what to say and they do not deviate and act like a human being. Their charges are extortionate and lock you in with so many terms and conditions that even the the most experienced Landlords can get stung. PLEASE DO NOT USE THEM!

My property at Leyland is being managed by Reeds rains, Chorley branch. Being a new landlord and also converting my property into an HMO has been extremely stressful. But thanks to all the staff at the Chorley branch for helping me out with every step; particularly the Lettings manager Nick Reid. He has so much confidence in his voice that it was very reassuring when I spoke to him; thereby making the whole process less stressful for me. Even after being transferred to another branch he continued to look after my property until it was all ready to be let out.I cannot thank you enough and I will highly recommend Reeds Reins. Fantastic staff!!

The manager, James, and the staff at this branch of estate agents Reeds Rains were excellent. They dealt with the sale of my father in law's bungalow in Macclesfield very professionaly. Sue, in particular, was fantastic in keeping us fully informed throughout the sales process regularly chasing up the purchasers and both sets of solicitors to ensure that the sale was completed in a timely manner. I am a landlord letting through Reeds Rains. At the moment trying to leave them only to find out that they are still expect me to pay exit fee for their lack of services. They have been looking out more for the tenant then for me, advising tenant not to acept rent increase.Sending my tenant email with confidential informations that were meant for me. I have never written a review about a company before but feel moved to write one now - this is an appalling company. I have had nothing but bad experiences from day 1 with Reeds Rains. They are at present engaged in a last minute cash grab from existing customers for ‘renewal fees’, a practice outlawed for new customers since June this year, and for existing customers from May 2020. It has been outlawed (along with guarantor feed) because it is an unfair and unnecessary fee - If the agency approaches you with this fee DO NOT AGREE TO PAY - if they insist, ask to go on to a rolling (periodical) contract.Expect three monthly flat inspections with the letter of notice being sent out on a Friday night for an inspection midweek the following week. Every time. This is NEVER convenient. I like where I live, it’s conveniently located and reasonably priced and the ONLY reason I am considering moving is to get away from Reeds Rains. In short once you’ve signed a lease with Reeds Rains expect a company that couldn’t care less about you as a tenant.

Reeds Rains Woodseats - Angela is a star!

Just bought our first home where Reeds Rains were the agents. We had quite tricky sellers and the whole process ended up taking far longer than it should have, but Angela was an absolute superhero in pushing things forward for us, chasing the sellers and both sets of solicitors to keep the pressure on for us. Considering we were paying her a penny as she was working for the seller not us, she really went above and beyond to sort out our issues without ever making us feel like a burden.We'll definitely be asking for Angela when we come to sell our house in the future!

Terrible company

Terrible company. I rented a property with them and had a nightmare getting my deposit back. Customer service on the phone were extremely poor, saying they would call back or email back and never doing so. One advisor lied and said they didn’t have the facilities to forward an email they had apparently sent to me - an obvious attempt to hide the fact the original email was never sent. Took 3 months of chasing to get a figure back for deposit deductions, and when it came the quote had no breakdown just a seemingly random figure was sent with one week left to dispute it. Deductions included things not noted on the end of tenancy report, and when asked they could not produce photos of so-called ‘damage’. They gave me the wrong deadline date to dispute meaning I missed the deadline. Luckily the deposit protection company extended the deadline for me and they resolved the dispute by awarding me almost double the amount of deposit that Reeds Rains we’re going to give me.I also completed a subject access request, to which the response was ‘are you sure as this can take a month?’ It is my right as a customer to have access to my data, it is not appropriate to ask if I am sure I want this information. When my SAR was completed it did not include all my information. It only includes emails and letters that I already have, I wanted a full audit trail of notes and conversations between me and the company. I complained to the appropriate channel almost two months ago and have heard nothing back. In my opinion Reeds Rains are an unprofessional company who abuse their position to keep money from their customers. I would never recommend.

They don't want your business, just your money!

Apparently, this company cant "sanction" the use of third parties to complete Inventories / Check Outs etc.As an Inventory clerk of 11 years and a Landlord for 4, I know the importance of having a third party complete these inspections rather than an under qualified (in regards to completing inventory reports) letting agent, with limited experience and a bias opinion.I pay for 3 fully managed properties and the reply I got when asking them Reeds Rains to out source my inventories so that they were completed by a fully qualified clerk who I have used for more than 10 years, was that I should take my business else where!AstonishingTo add a little more; I only asked for this to be done as the quality of report I was receiving was horrific.

I used dress rains Burnley to rent out my property. The number of hidden charges was astronomical so I received almost no rent for four months. The tenant decided the to leave early and break the contract. There was no effort on behalf of reeds rains to sort the situation out. Suddenly there were lots of strings attached to the guaranteed rent scheme they were charging me for. Extremely complacent and absolute daylight robbery as a landlord. Every single invoice had some dreamt up hidden charge.

Extremely ignorant and arrogant never do ANY repairs to your property even though I was electrocuted and knocked unconscious bare in my I have a heart condition and specifically informed them and requested for the electricity meter which is a faulty second meter put in by the landlord to be fixed some of my jewellery went missing when my flat was inspected without me being present but obviously I can not prove this saying that I think people have the right to know the full truth my rents always paid in front and my flats kept immaculate but they never return calls no ones ever available when you do call always busy or off today it took six days for an email response they won’t send me my previous references supplied to them they lied to my housing officer so I can’t move out the place is full of damp with mushrooms growing on my bathroom walls I am now taking them to court due to being evicted with NO warning due to the hairdressers downstairs not only blasting music threw my floors all day every day at ridiculous unreasonable volumes (I’ve actually provided the council with sound recordings) and it’s not even just in the shops opening times but even on a Sunday and from approximately 7am-11pm the hairdressers response was I’m a business and I can play my music as loud as I want from 7-11 THANKS FOR BEING SO SELF GRATIFYING!!! there regularly filling my bins with brick plaster gloves food wastage and dirty nappies chucking cigarette butts outside my front door for me to clean up they’ve been knocking on my door regularly making false accusations to which after 17 months of getting NO HELP WHAT SO EVER FROM REEDS RAINS I finally confronted the woman from there whom then tried to have me arrested for malicious acts against a business knowing full well my problem was actually HER!!! The police then went back to warn these people to keep the volume lowered as I obviously had proof and advised me if it continues I’m to ring him and he will attend reduce the volume and put a formal complaint in to the council on my behalf to which they then went behind my back and clearly lied to my landlady who actually owns that property too even though reeds rains deny any acknowledgement of this and refused to contact her on my behalf also the previous tenants son actually visited my property after his elderly mother was evicted for the same reasons ive been served notice he informed me of the problems I would endure with this company if I complained well I guess he wasn’t lying out of bitterness after all my recommendation is to AVOID THIS MONEY GRABBING ESTATE AGENTS AT ALL COSTS!!!! They certainly do not care about there tenants and no more use than an ice cream in a hundred degree oven 🙈🙈🙈
