I am writing this review to express my gratitude to Reeds Rain Hazel Grove. Dealing with branch manager Dean Brandreth is making my house purchase very smooth. He always gets back to my emails promptly. If I have any questions or issues to the sellers he will pick it up very quick and get back to me pretty quick . As the sellers are not residing in the UK anymore he had to sort out few issues after my survey . He has been very professional, responsive and understanding . Couldn't ask for a better service. Highly recommended

Tenants Beware!

Absolutely terrible letting agents. Maintenance line might as well not exist. They do not respond to issues reported or say they will call back and never do. We even had them "booking contractors" to attend but then not showing up during our tenancy. We were left with a leaking toilet for 10 months which ruined walls and carpets in three rooms. We have now lost some of our deposit due to their negligence through the mydeposits scheme they use. Damage caused by the leak has now left us out of pocket. Disgraceful and shameless company. We paid our rent, looked after the property and had it professionally cleaned upon check out. The house was riddled with damp from top to bottom and reported many, many times. Disgusted with the company.Stay well clear.

Because of loosing my job because of covid having a gap in pay I was late paying November rent made the payment on the 17th December at 10:30 with agreement to pay December rent by the end of December.At 11:30 on the 17th December I was issued a court letter falsely claiming I still owed 2 months rent and threat of eviction when the truth is at time of letter being issued I owed 65% of the rent for December while still in December

Reed Rains maintenance is awful

Reed Rains maintenance is awful! Simply the worst estate agent maintenance I've ever dealt with! They never get back to my emails, never get back to me when I call them when they say they will. I've contacted about the same issues many times with no response. If the landlord is rubbish, then at least the estate agent can get back to me saying they're still waiting on the landlord. Ridiculous service, avoid at all costs. They also didn't ask the landlord to fix a water leak in the toilet until after we moved in (flusher was leaking into toilet bowl so no damage).

I am writing this review to express my gratitude to Reeds Rains St Helens following Steph visiting my home yesterday to complete a valuation on my property. What an asset she is to this branch. I have used Reeds Rains in the past to purchase my current property and couldn’t of asked for a better service at the time, however yesterday, Steph went out of her way to provide me with support and ensured that I had everything I needed. She was super patient and I cannot thank her enough for everything. Steph contacted me beforehand to confirm the visit which again was reassuring having been let down by other local companies. She went out of her way to ensure that both my children felt included and allowed my daughter to ask any questions during this time. Terrible letting agents!

Terrible letting agents!I've been waiting over 8 months for a list of repairs to be carried out and when I chase them up, Reeds Rains hardly ever respond. When they can be bothered to respond, it's just the same old excuses and poor attitude trying to blame everyone else and not taking responsibility like adults.I would not recommend this company in any way. Save your money and avoid these cowboys.

BE WARNED ABOUT THESE THIEVES

The worst, most dishonest bunch of charlatans i have ever encountered. Landlords, take notice of the many, many terrible reviews on the web and don’t be another victim. In a nutshell, they won’t pay you. They will collect rent from your tenants and hold on to it. Send them your bank details, ask for a reason why they don’t pay. All will be either ignored or referred to another office in Southampton. I’ve turned up at their offices to try to spur them into paying me. I was told they have tens of thousands of pounds of MY MONEY in an account, but it’s “on hold”. Unfortunately, they don’t know why it’s on hold, they’re owed no money from me. It’s simply not worth investing in property if you use Reeds Rains for your letting agents. Don’t take just my word for it, DO YOUR RESEARCH. Currently going through their internal complaints procedure, then I’ll be reporting to Property Mark for dishonesty and the Ombudsman. I believe there are a great deal of outstanding cases against them. DONT BE THE NEXT VICTIM

Good luck getting your money back.

We have been renting through Reeds Rains for over two years now. In the meantime we have moved from one property managed by them to another one. Needless to say the move was anything but flawless (they wouldn't consider >100K £ / year as income because I'm employed via an agency and so on).The fun part starts when you ask for your deposit back from the previous property, managed by them. Countless emails, countless requests for updates. Very little back, blaming the landlord and so on. I've agreed to their exit report and everything, I just needed an update from the specialist "moving out team". The landlord personally contacted me this weekend to say that he is trying to return my deposit but Reeds Rains is making it difficult for them to do so. We are going to start legal proceedings but as far as Reeds Rains go:- Asked for who the manager is for the moving out team (no reply).- No complaints or code of conduct policies on their website- Incompetent one line replies basically saying "we are also waiting for an update from the landlord". For weeks.- no support as a tenant. Feeling talked down to despite being a customer for years.I would strongly advise people to seek someone else for their letting needs, be it landlord or tenant. I wouldn't trust them with buying or selling a house either since their process to get a deposit back and move to another property is so shockingly poor.
