TrustpilotReeds rains Liverpool
If you are a tenant looking to rent DO NOT go with Liverpool Reeds Rains. Get told lies on the phone, they don’t reply to emails so you have to chase up. They are a nightmare. Staff are just rude to be honest

Grimsby branch. Have nothing but positive feedback about this branch and the team. Dave and Sophie were totally supportive all through making the experience generally pain free and they ensured I was kept up to date. Would recommend.

TrustpilotBamber Bridge Branch
It was not easy buying and selling a house during the pandemic. We dealt with Donna, Alison, Rebecca and Joe, a great team led by Donna. Advice and guidance was direct and plain speaking, one of them always available at the end of the phone to calm anxious customers. The conveyancing process with all the various chain issues can be difficult to navigate, it was important for us that this stage of the process was handled well and we felt supported and kept up to date with developments. All in all we received excellent service during what can be a testing process.

TrustpilotProlonged house sale. Happy Ending
Have been involved what what was a 30 week conveyancing marathon, but during that time I was impressed with the diligence and helpfulness of Reeds Raines, Wendy Tynan in particular. Nothing but praise from me.

TrustpilotReeds Rains Congleton
Reeds Rains Congleton have just sold my property and I would highly recommend the service. They were very professional from the beginning, offering different marketing strategies to suit my needs. They got me an asking price above the guide and above my expectations. The sale went through with the help of the sales team and although there were some difficulties along the way, nothing was too much trouble.

Great experience with Reeds Rains in St Helens. Very professional from the first meeting to the end. They were very responsive and helpful on a number of issues that came up with our sale/purchase. Jordan in particular worked hard to push the sale through, keeping in regular contact. Very impressed!

TrustpilotGuisborough Reeds Rains - Fantastic!
Thoroughly recommend Guisborough Reeds Rains, the help and advice they gave us as first time buyers was brilliant! The girls in the Guisborough branch were always on hand keeping us on the right track at every turn, from searching for a property, processes, solicitors & arranging mortgage appointments. We felt like we were treat like family which made the whole process as first time buyers a lot better, would definitely look to use them again if ever needed.

TrustpilotAs a Landlord
As a Landlord, Reeds Rains manage 2 of my properties. Heather at Reeds Rains has managed my 1st house for 2 years and the service provided has been good.Heather helped me to find my most recent property and provided good honest advice about the house and the value it was marketed at. Upon completion she managed to source tradesmen to decorate the whole house, to fit a bathroom and also to sort out the garden. The prices although higher than where I live in Sussex were very competitive for Stockport and the tradesmen were reliable and did the jobs within the timescale agreed.I have made some valued contacts for work on my other houses in the area. Most recently I have been dealing with Hannah who I can always reach instantly and is very efficient in getting things done.A first class service from start to finish I could not be happier with Reeds Rains and the team especially Heather & Hannah.

Reeds Rains - St Helens, Staff were incredible. Even though I didn't buy my first home through Reeds Rains they were still able to help me find the best mortgage out there. They even beat a deal I had been quoted from own bank who I've been with for the last 14 years. Couldn't be happier 🤗

TrustpilotIf I could leave minus stars I would
If I could leave minus stars I would. Word of warning, if you are looking for a fully managed property service, please do yourself a favour and look elsewhere. I can not put into words how poor Reeds Rains fully managed property services are, from the lack of communication, to the inability to sort out repairs at the property. I've been basically paying for a fully managed service but since a local branch was closed down I certainly haven't received what I've been paying for. You'd expect that there'd be local tradesmen and woman contracted for repairs and work, but no, expect them to be from another city or town meaning that no doubt there'll be extra costs for call out charges etc. Don't expect Reeds Rains to sort out issues or jobs that need doing in the property. It took literally years to get a quote for a repair to be done, when I received it, the cost was practically double what I would expect to pay. In the end I've had to say I will sort out the issue when tenants leave!! I could go on and on about all the negative issues I have had dealing with Reeds Rains, but there wouldn't be enough text space.

TrustpilotWe went for reeds rains because we used…them before
We went for reeds rains because we used them before and they were great BIG MISTAKE, can't be bothered going into details there's lots. House sold in 2 days, had 17 viewings and 6 offers. That's when communication stopped, we had no follow up calls, no pushing solicitors. Our buyers estate agents Paul birtles was AMAZING. they called us and even called our solicitor to push about enquiries. We were sold a lie. For a few photos, some admin and an agent who let people look round our house on there own as she stood outside can't justify how they can charge us 4,000 pound. I contacted the area manager about our service, they are prepared to drop 350. I was going to take it further but can't be bothered,Sale branch, it's a very stressful time, please look after the people who have chosen your service. I had to give it 1 star, because would not let me go further. Taking my star back

TrustpilotContractors and Tenants - AVOID THEM!
This is a long one, sorry. We've both done work for tenanted properties through RR and been tenants of theirs. Warnings on both sides.Contractors: Don't work for Head Office! It took us 10 weeks to get £30 payment for a job our company did for them. They struggle to get local tradesmen and end up having to subcontract through nationwide groups. If you do any work for them, try to deal directly with the homeowners. Tenants: Avoid like the plague. We were tenants for nearly five years, we had a good relationship with the landlady and made sure that anything that needed doing was either done by us or reported to her, and we looked after the property. When we were given our eviction notice due to the landlady wanting to sell (in the middle of a pandemic...) there was nothing on the rental market available so we had to jump through multiple burning hoops to try and get a mortgage, which we were finally successful in doing. We completed and moved in the middle of our final month but retained the keys for a week to complete a full property clean, and we were told to hand the keys back on the 1st of the following month (as the last day of the month was on a Sunday). From then, we had the utmost struggle with Reeds Rains Head Office. They charged us for one day of holding the keys (having told us to hand them back that day) but didn't tell us up front otherwise we would have handed them back earlier. They also finally decided to charge us £40 to clean the windows (this took them nearly a month to decide...)We initially agreed to the window cleaning charge but disputed the 'rent arrears', but Head Office are so ridiculously bad at communication, they pretended to listen to us, 'agreed' to talk to the landlady or supervisors and then never called us back when they said they would. We'd chase them multiple times and they'd finally come back without having even bothered to do what they said they would. We never received confirmation that the window cleaning was done, nor a receipt for that, and to this date (nearly five months down the line) the property has been sold and no tradesmen have been in there, so we have paid for a service that was never done.We tried to raise a dispute with mydeposits but in their infinite incompetence, Reeds Rains only put half my maiden name on the original tenancy agreement and deposit certificate, and despite us getting them to rectify this immediately, it has now come back to haunt us. Mydeposits won't accept the dispute unless I provide evidence of my name change (marriage certificate etc) which I can obviously provide, but not with the incorrect name originally on the deposit certificate...I've given up. Reeds Rains do not give a damn about tenants or supporting them, they are merely a money-making machine and only look out for themselves. Head Office staff are shockingly bad at communication and the whole experience means we are extremely glad we're out of the renting game and certainly sure to avoid them like the plague in the future. We don't owe them any further money than what was withheld from our original deposit and even now I feel physically sick whenever I see an e-mail come in from them or mydeposits.Thankfully it was only a small amount in the grand scheme of things. I can't imagine what it would be like trying to claw thousands of pounds back from them. Five months of trying to fight and I'm willing to admit I just can't do it any more. I'm exhausted, fed up of the stress and I can't bring myself to waste any more of my time on this, so congratulations Reeds Rains. You win. Enjoy your £120.Edit in response to reply: you believe we've 'come to a solution'?! Where did you come up with that? You can't even be bothered to reply to e-mails or phone calls, you just ignore us! Don't try and make yourselves look better by lying.

TrustpilotExcellent!
Excellent!! Jane (Reddish branch) managed to find me some great tenants for a newly renovated house in Manchester. The photos were taken to an excellent standard and Jane created me a short list of great applicants and then ultimately found the best tenants within a couple of weeks. I’m really pleased with the outcome. Will definitely use again 😁
