We came across Open House Property Estate Agency through TikTok, where one of their presenters, Zia Ul Haq, was sharing information about available rental properties for tenants.
We found a property in the Bolton BL3 area that suited our requirements perfectly. I must say that around 90% of the information shared in their TikTok videos was accurate, and the overall service from the office staff was very helpful and professional.
Mr. Yunus and Mr. Ammaar were extremely supportive throughout the entire process. Everything was handled smoothly, and we were able to move into the property without any issues.
A special thanks to Mr. Yunus as well, who kindly spoke with the landlord and arranged the remaining handy work to be completed without any fuss. His support and professionalism were greatly appreciated.
Highly recommending Open House Property Estate Agency for their professionalism, customer service, and smooth handling of the rental process.

These Agents are extremely unprofessional and fraud. I gave them my property to manage. Their conduct was subject to suspicion from the very outset.
The tenant was due to start from 1 Jan 2026, however, without my knowledge and consent they handed over the keys om 23 Dec 2025 and tge tenant accessed the property. This matter came into my attention when the tenant could not call off the door alarm(as it requires) code. The neighbour called me saying there are people in your property and thats how I came to know.
Then they arranged reduced rent for the first 3 months verbally but in contract it was not clearly mentioned stated. Later on when the time came to bring the rent to market rate, they plainly started denying the fact of any such arrangements and started emphasising on the fact that now I am tied to contracted rent for 12 months.
Out of despair, I tried to cancel their management agreement to which they are now referring me to clause 5.8 where they are seeking possession of 1 months rent as a fee to cancel their PM agreement with in tenancy.
They are absolutely fraud. They will do their best to get you on board and once you are under their agreement they will misuse their position and contract to take benefit of your situation. I would recommend pay 10% PM fee else where than falling in the trap of paying them 8%. 2% discount on the fee is not worth the headach.
VERDICT: STAY AWAY FROM THIS FRAUDSTER AGENT IN BOLTON.

We are disappointed to read this review and strongly reject the allegations made, particularly the accusation of fraud or dishonesty.
This matter relates to a disagreement about the terms of a signed tenancy agreement. The tenancy agreement clearly records the rent as £1,150 PCM for the fixed term. There is no written clause confirming that this rent was temporary for three months only, and no written agreement confirming that it would automatically increase to £1,200 PCM afterwards.
The property had initially been discussed at a higher rent. However, following discussions around council tax remaining in the landlord’s name for a period of time, the tenancy was agreed and signed at £1,150 PCM.
When the tenant later requested for the council tax to be placed into their own name, the landlord sought to increase the rent. We explained that we could not demand or pressure the tenant into paying a higher amount where this was not supported by the signed tenancy agreement.
We also do not accept the allegation that we acted without authority or improperly handed over keys. The issue of access, rent for any additional days, and the tenancy start arrangements were addressed directly with the landlord. For confidentiality reasons, we cannot publish all tenancy communications publicly, but we have retained the relevant records.
As professional letting agents, we must act in accordance with the signed agreement, the law, and our professional obligations. We act for our landlord clients, but we cannot disregard a tenant’s legal rights or attempt to enforce terms that are not recorded in writing.
We have dealt with this matter privately and professionally. As a gesture of goodwill and without admission of liability, we also agreed not to pursue the disputed cancellation fee and to assist with an orderly handover of tenancy information, deposit details, keys and compliance documents.
We remain confident that our actions were based on the signed tenancy agreement, the records available, and our duty to act fairly and lawfully.
