GoogleAmin worked extremely hard on the sale of our flat in difficult circumstances, given the covid 19 pandemic. Throughout the entire process he was dedicated, responded quickly to any query we had and was always on hand to help. Was also quick to get viewings for the property once it was listed. An excellent estate agent, who will give top quality service and hard work to get you the results you want.

GoogleMarketed property with Oaks on 4th Dec 2024. Received two offers before Christmas, exchanged contracts on 31st Jan and completed 21st Feb. Oaks are a small chain, but with a large volume of customers in the south London area they cover and they appear to be everywhere in the local vicinity. They know very local areas, eg, my type of house is often purchased by buyers looking in a nearby more popular area who Oaks then bring to see how much more their money gets in our area. Their estimated value was very much aligned with what I expected, and they offered different prices and ideas to trade-off price and interest. They have a big push on selling as soon as property is marketed, eg Rightmove premium, their existing customer base, etc. This combined with a good advert (professional and edited photos, floorplans, and description) gives best possible chance of capitalising on early interest.

GoogleWe had a decent experience with Oaks. Luca was responsive, helpful, friendly and had great communication throughout the process. We had one case of miscommunication where we were told the service charge for the property from 4 years ago (which is a lot higher now), but apart from that, it was otherwise smooth.

GoogleWe used them to sell our property and while they got the job done don't expect any communication from them unless you are the one calling and chasing. Very poor from start to finish on that front. Add to that a couple of missed viewings because no one turned up to let the potential buyers into our flat and some frankly, baffling emails from the guy handling our sale. This was all in contrast to the estate agent who was handling our onward purchase. Thankfully we had him to communicate with particularly on the day of completion, where again Oaks went AWOL, no thanks, no good luck in your new home and of course no reply to our email where we let them know we had left our flat etc. After we lost a day of viewings due to their negligence we did complain, they assured us they would do better, they did not. They're not malicious people and didn't intend to make these mistakes, they're just a bit rubbish.

GoogleGood at finding tenants, but poor in managing! Over £8k of renovation works before the tenants moved in. 3 year’s later on two contracts, with 1 site visit and report, led to tenants moving out claiming almost all their deposit back, because back in day 1, the estate agents didn’t keep date stamped copies of photos ( no evidence) and a £5k renovation bill to make the place right again. Lessons learnt! Don’t use them!

GoogleJames was superb to deal with from first call to exchange. He knew the market, we agreed a sensible asking price for the property and he produced loads of viewings, several offers and a buyer who has now successfully exchanged contracts. He had his finger on the pulse all the way through the transaction. As an agent myself, I couldn't recommend him more highly.

He took the time to explain lots of things along the way, which made the experience much clearer and less stressful. His friendly and approachable manner gave us confidence at every stage.
