Accommodating several viewings to ensure we had all the information we needed and being supportive throughout the negotiation process. GoogleOverall positive experience. As with buying/selling - It’s been a whirlwind rollercoaster. Our main point of contact was Luca, who has been excellent in guiding us from the first viewing all the way through to completion. Luca was excellent at keeping us updated, managing viewings, and helping us stay on top of the process of purchasing our new home. Despite expected and a few unexpected hurdles, Luca worked to keep things moving smoothly and as swiftly as possible, coordinating all parties involved in the pipeline. Thank you Luca for being proactive, positive during high a few stress situations and helping us keep things on track with our purchase! ⭐ 5 stars for Luca

GoogleHaving lived in Addiscombe for three years, I decided to sell with Oaks because I had always found them to be friendly, knowledgeable about the local market, and a positive presence on the high street. The whole process ran smoothly. James Byrne, the owner, is a quality guy who leads a hands-on, straightforward team of professionals. Mason Gates, the Head of Sales, was also a pleasure to deal with.

GoogleIf I could give 0 stars I would.. We would strongly advise people not to deal with Oaks. As first-time buyers, we found the experience misleading, sneaky, and incredibly frustrating. Important information was not disclosed upfront, which resulted in us spending money on solicitor fees, searches, and a mortgage application that we would not have paid had we known the true situation from the beginning. The lack of transparency made the whole process stressful and left us out of pocket. We felt the information was drip-fed and only came to light once our solicitor became involved. After withdrawing, we went with another local estate agent, and the difference was night and day - far more professional, honest, and transparent, resulting in a much better experience overall. This only highlighted how poor our experience with Oaks really was. We’ve since heard from others who have also had very negative experiences with Oaks, which sadly suggests this was not a one off situation. Proceed with extreme caution.

GoogleHOMECASTLE & STERLING ACKROYD much better! One of the worst estate agent experiences I’ve had. Check out TrustPilot too - If you are considering dealing with them and question EVERYTHING. The egotistical lies these estate agents will tell: I highly doubt the seller was happy with the service since they had to drop the price by 65k thus making a below average profit for the length of time owned and area (you can view previous sold price on Zoopla)! The sellers appeared so concerned about the estate agent's service & lack of knowledge that they made sure they were available to ask questions at every one of the multiple viewings I made - a practice I've never experienced by sellers in the many properties I visited (since the property was on the market a lot longer than it should have been). The fact that 2 flats adjacent & in my building chose to sell directly after mine didn't choose Oaks says it all (they in fact sold quickly as they were appropriately priced). The agent I dealt with, Dane was late on virtually every occasion and consistently unprofessional. The property was wildly overpriced and sat on the market for months before a significant reduction was finally made - a delay that directly caused me additional costs. When I attempted to renegotiate, I was met with an overly emotional and inappropriate reaction, which was embarrassing and entirely out of place in a professional transaction. Basic terms and conditions were never properly explained, and the agent was conspicuously absent at key handover, leaving me to sort matters out myself. Even after completion, I was repeatedly contacted over trivial issues, long after any professional relationship should have ended. Overall, this was an inefficient, poorly managed service driven more by ego than competence. I would strongly advise sellers & buyers to look elsewhere.
Hi G, Firstly, if Dane was ever late, I’m sorry. That is uncharacteristic and should never happen. Please accept my sincere apologies on that front. Secondly though, this 1* review is the result of us doing a great job for the seller, who, I should mention, was delighted with the services we provided. As this was almost six months ago, I’ve had to dig the file out and the harsh reality is, you attempted to renegotiate the agreed sales price unjustly with our seller just ten days before you eventually exchanged contracts. This is a hideous practice, known as gazundering, and it’s something we will never, ever, entertain. We didn’t on this occasion which is why you ultimately paid the agreed price to our seller. Lastly, we reached out at the sellers’ request, the people we act for, at the request of your fellow leaseholders, and because a parcel had been accidentally sent to the sellers’ former address. As such, if you are a prospective seller reading this, you should be reassured that we are an estate agent who will not be pushed around by buyers who unfairly attempt to renegotiate at the last minute. EDIT: The reviewer continues to edit the review, including a change to their name. I'm not going to leave anymore responses because as I stated in my initial response, we will not be pushed around by unethical buyers who attempt to gazunder and renegotiate with our clients. Like the reviewer says, have a look at Zoopla, especially on that road as we proudly hold the record price for the road. Our seller achieved the price we set out to achieve though and was happy with the service, so much so, that they even purchased a new property through us! Thank you, James Byrne Managing Director

GoogleBrilliant Team! Really know the area, got us above asking price, and helped navigate a slightly complicated process/ manage the buyers expectations well as things changed. Got viewings in quickly and swiftly, got offers very quickly and communicated the pros/ cons of each neatly and overall a great outcome. Good value for money on fee, Montel, Daniel and Dan very much made us feel a valued customer and went out of their way to build a great relationship, always kept us in the loop, were straight talking but also very fun to work with - they also went of the way to help us (including when I locked myself out the house on a weekend evening and they drove over with keys!). They are the best agents I have come across in 15 years. Use them or buy through them, they are great!

GoogleI recently had a flat viewing with Andree and although the flat ended up not being exactly what I was looking for, Andree remained nothing but patient and understanding of my thoughts. He also came prepared with additional properties that he thought may be suitable and gave me some really helpful and transparent advice for my property search, all of which was really appreciated especially as a first time buyer! Ahead of the viewing I also had a couple phone calls with Saif who was really attentive in listening to what I was looking for in my property search. All in all a great team to work with so far.
