Good service, apart from getting the invoice wrong

I appointed Oakheart as our estate agent to sell a property in Colchester. The selling price they suggested was too high, but to be fair that was true of the other four agents we asked and the market was going through a period of uncertainty (inflation, mortages etc etc). All the staff at Oakheart were helpful and communication was excellent. The main issue with them was that we had agreed a 1% fee plus VAT and that was in writing in the contract. The invoice sent by Oakheart to our conveyancer on completion was for 1.25% + VAT, but as that did not specify the sale price or the % that error could easily have been overlooked. We had to get them to repay the difference, which they did, but the point is we should have been billed for the right amount in the first instance. The explanation was that the invoicing system defaults on to 1.25% and if no-one tells it otherwise that is how the invoice is calculated. One would have thought that when the contract is agreed at 1%, someone should have entered that on to the system. Also that the invoice from any estate agent should be transparent as far as the sale price and % are concerned.

I would not recommend OakHeart

We purchased through OakHeart and unfortunately found their communication extremely disappointing. Updates were rarely provided, and we frequently had to chase for information. Emails often went unanswered for at least a day, and even then, further follow-up was usually required. Unfortunately, the purchase ultimately fell through through no fault of our own, and OakHeart were unaware of the reason until we informed them ourselves. Based on our experience, I would not recommend OakHeart if you are purchasing a property through them.

We’ve had such a positive experience…

We’ve had such a positive experience with Oakheart. Our first contact was with Zylo, who was cheery, friendly, and really helpful. We booked a few viewings and he recommended a house I didn’t think I’d like. He said, “It might surprise you, I think it’s worth a look,” and he was totally right, that’s the house we ended up buying. I spoke with various members of the sales team and every single one of them was lovely. Our sales progressor, Amy, has been one of the best professionals I’ve ever worked with. Our process has been long and complicated due to our buyers’ solicitor being slow and disorganised, but Amy has been an absolute credit to Oakheart. Even when I must have driven her mad with phone calls, she never faltered, was always friendly, and we even had a laugh on the phone during the stressful moments. We’re now completing next week, a moment I honestly didn’t think would come. I cannot recommend Oakheart enough. If you sell through them, they will represent your property exactly how you want. If you buy through them, they won’t disappear after the offer; they support you the whole way through. Many thanks from Adam and Andrew.

Be very careful with this company

Be very careful with this company! Communication is extremely poor. Make sure you get everything in writing and do not accept the word of anyone employed by them. We were told things about the property we were going to purchase that we found to be false, other items were misleading. Would not touch them with a barge pole.

A reasonable time to give a fair review six months in

I think it is a reasonable time to write a fair review being 6+ months in being a tenant in a bedsit managed by Oakheart Lettings. We have had one inspection of the flat (which included our individual rooms) in this time. I have found them slow in acknowledging and resolving problems, as I reported not too arduous of problems to resolve with in the first week or so and they haven't been resolved at the time of writting (which could be down to either the landlord or their agent Oakheart). Other than the reported problems the property is in contemporary and acceptable quality. As a general side note going forward I will be testing the soundproofing of the walls in my next accommodation search. I hope this review has been promising and helpful!

Amy Doig is an absolute credit to Oakheart. She is extremely knowledgeable and incredibly good at her job. She has been a life saver throughout this entire buying and selling process and would not want to go through this process again without an agent like her! She’s always there to pic up a call and give reassurance. The support and time she has given us has been amazing. Our exchange would not have happened when it did if she hadn’t been as driven as she is and got this across the line. Personal service and honest advice

Our journey to exchanging contracts was long and fraught with difficulty. Throughout this whole time, Oakheart kept us informed and up-to-date, and we felt that Amy really understood the issues and motivations behind them and gave some very solid and level-headed advice. She was constantly calm and always available at the end of the phone to provide reassurance and explain any issues. We also appreciated the very valuable advice provided by Josh at several decision points along the way. We’ve had our property up for sale with Oakhart Bury st Edmund’s since July 2025. We have only had 3 viewings all of which we have done ourselves as no agents have been available to do the viewings. The photos of the property are great but I had to ask for them to be rearranged as they were not in order and had just been uploaded with a generic listing description when the property was first listed. The communication with Andrew (the agent dealing with the sale of our home) has been extremely poor, we are constantly given excuses on new builds and incentives being offered as an excuse for why we aren’t getting anyone through the door or getting any interest in the property. I would recommend doing some more research into estate agents before choosing Oakhart.

An estate agent you can trust will get it over the line!

I have had mixed interactions with estate agents and unfortunately alot of them are useless and do sweet nothing. However, Oakheart & Amy in particular was an absolute diamond. If I could give zero stars I would

If I could give zero stars I would, do not go anywhere near this company (Colchester branch) to let out your property. All good while they are taking a so called 'management fee' from you every month but when it comes to dealing with the TDS to help you get some deposit back from significant damage left by the tenants then I have been bitterly disappointed. Emails not replied to, telephone calls not returned, and to top it all have not told me that the TDS have awarded the deposit back to tenants. I resorted to phoning TDS myself when Oakheart have failed to communicate with me to be told that the 28 days has passed since the financial settlement has been made so I, as the Landlord, can no longer raise a dispute. I will be in contact with the Ombudsman.
