Be careful. Misleading and not reliable

I was in the process of purchasing a property through Colchester branch of Oakheart, but later came to understand lots of information Archie and Chloe at Colchester Oakheart gave me and the contents of the advertisement on Rightmove were factually wrong!! They advertised the property as freehold, when the property was partly leasehold. Said the it was only 9 years old, when it was 20+ years old. Said the boiler is only 5 years old and services annually, when both were wrong and the boiler was 8 years old. They advertised the property ad semi-detached when it was really End of terrace.

I would not recommend OakHeart

We purchased through OakHeart and unfortunately found their communication extremely disappointing. Updates were rarely provided, and we frequently had to chase for information. Emails often went unanswered for at least a day, and even then, further follow-up was usually required.

A reasonable time to give a fair review six months in

I think it is a reasonable time to write a fair review being 6+ months in being a tenant in a bedsit managed by Oakheart Lettings. We have had one inspection of the flat (which included our individual rooms) in this time. I have found them slow in acknowledging and resolving problems, as I reported not too arduous of problems to resolve with in the first week or so and they haven't been resolved at the time of writting (which could be down to either the landlord or their agent Oakheart). Other than the reported problems the property is in contemporary and acceptable quality. As a general side note going forward I will be testing the soundproofing of the walls in my next accommodation search. I hope this review has been promising and helpful!

Exceptional service - special mention to Chloe

After moving from a long established estate agent in Sudbury after only 3 viewings in 16 weeks, I was blown away by the impact Oakheart (Sudbury) had on my selling experience. Not only did I have 30+ viewings overall, the whole process to finally accepting an offer was faultless. Oakheart are highly professional and reliable, with a friendly and approachable manner. Even though the portal provides all the feedback information you need, Oakheart still provide personal feedback from viewings and the communication is exceptional. I highly recommend Oakheart Sudbury, with a special mention to Chloe and my only regret is I didn't use them sooner. Well done team Oakheart :)

We’ve had such a positive experience with Oakheart. Our first contact was with Zylo, who was cheery, friendly, and really helpful. We booked a few viewings and he recommended a house I didn’t think I’d like. He said, “It might surprise you, I think it’s worth a look,” and he was totally right, that’s the house we ended up buying.

Be very careful with this company

Be very careful with this company! Communication is extremely poor. Make sure you get everything in writing and do not accept the word of anyone employed by them. We were told things about the property we were going to purchase that we found to be false, other items were misleading. Would not touch them with a barge pole.

Met with Korben at Oakheart, who assisted with arranging the viewing, showing the place of interest, and helping us through the process. He’s been incredibly helpful and approachable along with being so prompt to reply to emails. During the viewing he gave us time to look around and answer any questions we had. Horrendous, if you are thinking of renting through Oakheart, don’t! They are my managing agents and have failed to repair any issues. The property I am renting has been deemed inhabitable and we have been met with nothing but disrespect. They still expect us to live in these conditions and suffer weeks and weeks worth of work. I cannot put into words how awful this has been. To the point I have had to request a termination. Not even a 1 star. Here are some photos.

Personal service and honest advice

Our journey to exchanging contracts was long and fraught with difficulty. Throughout this whole time, Oakheart kept us informed and up-to-date, and we felt that Amy really understood the issues and motivations behind them and gave some very solid and level-headed advice. She was constantly calm and always available at the end of the phone to provide reassurance and explain any issues. We also appreciated the very valuable advice provided by Josh at several decision points along the way. We have had contact with many (too many!) other Colchester-based estate agents and none of them came anywhere close to providing the high standard of personal customer service that Oakheart did. At every step of the journey from very first contact they were there providing well-reasoned and honest advice and excellent service. If you are thinking of selling your home I would highly recommend Oakheart for an honest, reliable, and excellent experience.

Oakheart found our ideal home in minutes

My partner and I had been looking for our ideal rental property for some time; we wanted to find a perfect house to rent until we decide to buy. Oakheart found it for us in minutes. Sold and bought through Oakheart

We recently used Oakheart to both sell and buy. Josh was clear and helpful when giving us a figure for our property. The process of putting our property on the market was easy and there were no fees until we sold. Buying from them was good as well, they knew the property well when we viewed it and answered any questions we asked. When we had our offer accepted and had sold, our sales progressor Annalise kept us in the loop every week and chased both our seller and buyers, which was super helpful and definitely helped things move forward. I’d recommend anyone selling or buying to go with Oakheart.

I would not recommend Oakheart.

I would not recommend Oakheart.Tommy is a great salesman and very charismatic when you first speak to him, but that is where the praise ends.He first stated that I would only be signed up with Oakheart for 8 weeks, my fault that I took him at his word when the paperwork came over and I did not read fully but he had tied me in for 20 weeks.This would not have been a problem if the house had sold but it has not, I have had minimal viewings despite lowering the house price to the recommended sale price after discussing with Andrew the Oakheart manager, who himself seems clueless. When I have ask the minimal viewings that have come round, they have answered that they were pressured to come round and it was not the area they were looking for, a waste of everyone's time.I am not stating that other estate agents are better but they are definitely not as bad as Oakheart.Stay Away.

What a great team!

Having had two potential sales of my mother’s house fall through with another agent, I contacted Josh at Oakheart Property and from that minute everything changed! He got 20 viewings in 2 weeks and we ended up with a choice of buyers, one of which completed last week. The whole team at the Prettygate branch were amazing: they were all enthusiastic, positive and friendly and never left me in doubt that they would make that sale! Fantastic experience as a new landlord

As a first time landlord I can’t thank Rich at Oakheart enough for making it such a smooth process. The marketing material was very professional and Rich found a very appropriate tenant all signed up within 24 hours of my flat going on the market. If I could give zero stars I would

If I could give zero stars I would, do not go anywhere near this company (Colchester branch) to let out your property. All good while they are taking a so called 'management fee' from you every month but when it comes to dealing with the TDS to help you get some deposit back from significant damage left by the tenants then I have been bitterly disappointed. Emails not replied to, telephone calls not returned, and to top it all have not told me that the TDS have awarded the deposit back to tenants. I resorted to phoning TDS myself when Oakheart have failed to communicate with me to be told that the 28 days has passed since the financial settlement has been made so I, as the Landlord, can no longer raise a dispute. I will be in contact with the Ombudsman.

I viewed a property and asked them to come back to me the following morning with some information regarding another viewing and some information on renting potential. I was promised a phone call by two people the following information with the information. The next morning I received a text message instead of a phone call asking if I wanted to make an offer. I texted back regarding the information. This turned into about 6 text messages which did not answer any of my questions. If you’re looking to sell or rent a property - I can not urge you enough to call Oakheart immediately, within hours Richard was able to meet and take down our requirements. He used his experience to gauge our price point and narrow in on some properties. Some of which were yet to come to market! Putting us in the best possible situation. Viewings were set up quickly and communication was precise! I recently used Oakheart to help me find tenants for my rental property. Charlie Knight has been brilliant, very responsive and has done a great job in marketing and letting the house. We were working to a short time frame but Charlie managed to find the right tenants for the property and I have been very happy with the overall service.
