GoogleAbsolutely terrible service. They work with unscrupulous landlords and dont even care about their customers. After signing documents and giving deposits to stop me from pulling out of my rental agreement, Manners and Harrison informed me via a very brief email that THE DAY BEFORE I was due to move into my new home, the landlord was pulling out. As 'compensation' they gave me first refusal on an unsuitable house that happened to be on their books and the girl who showed me round this property seemed to have no clue that I might be upset about effectively just being made homeless and couldn't answer any of my questions about this new house and the landlord. I emailed Manners and Harrison stating how upset I was by this and the fact that this had effectively made me homeless and implored them not to work with such unscrupulous landlords again. I also expressed my unhappiness about the way I had been informed about my sudden homelessness via a brief email, no phone call , no speaking to the manager and barely an apology. But I received no response from them. They do not care. I also have yet to receive my deposit back after 2 months !! Do not use this estate agents!

GoogleThis is my first experience of using a company for mortgage advice and i dont know why I have not done this sooner. I spoke with Dan Waddingham throughout the process. I found Dan very knowledgeable, extremely helpful and was able to answer any questions I had, breaking it all down so it was easily understandable. He also responded quickly to any calls or messages, and the whole process so far has been seamless. Dan found me a mortgage with terms that I am happy with. I would definately recommend Dan to anyone who needs any remortgage/mortgage advice as he really goes out of his way to help and nothing is a bother. Dan worked around my work schedule which always is a huge help.

GoogleOn purchasing our new Home we firstly went to get mortgage advice from Dan Waddingham. We found Dan highly knowledgeable, extremely helpful and who answered any questions we had. He also responded quickly to any calls or messages. Dan found us a mortgage with a fantastic rate that we are very happy with. We would definately recommend Dan to anyone who needs any mortgage advice as he really goes out of his way to help and nothing is a trouble.

GoogleI had an outstanding experience with Manners and Harrison when renting a home in Billingham. Their prompt responses and exceptional service made the process seamless. The fact that they are open on Saturdays and are open till 5:30 on weekdays helped me manage both work and viewings . Kristi and Chantelle made sure the process was smooth and were always available for any help/support. I highly recommend Manners and Harrison for their reliability and trustworthy service.

GoogleManners and Harrison hartlepool have helped us secure our new let. As new renters through an estate agent we were unsure of the process but Kristi Cartwright from the lettings team explained everything perfectly! She has kept us in the loop every step of the way. We were told of extra products like tenants insurance, and these were offered but not pushed on us so we felt no pressure. A very good experience from start to finish, all the girls we dealt with along the way were great, but especially Kristi :) we are excited for moving day now!

GoogleI am very impressed with their service. Initially I had hired a different agency to rent out my property. But didn’t hear back from them for 2 weeks. Then Nelson from Manners and Harrison called me and told me he can get the property on rent within 2-3 days. He’s assurance convinced me to give them my property for rent and within 2 days my property was rented out. The referencing and everything was done so smoothly by them. I am really really pleased with them. 100% would recommend them. Even my next property when I buy this year I will ensure I rent it out via them. Nelson is a top Lettings agent.

GoogleI came to UK with my wife and we were looking for 2 bedroom house. We contacted Kristi Cartwright (from Manners and Harrison Estate Agents Hartlepool) and they helped us find a nice place. The team is so kind and professional. I wish i can leave more than 5 stars! When i am ready to buy a house, I will surely be working with them. They are simply the best at what they do!

GoogleHaving decided to sell my house i tried several estate agents who all came and gave me a price and tried to sell me on their potential to market my house. Kelly from M&H was by far the best one, she was friendly and personable and really gave me confidence that M&H were the best place to come. I got the feeling that M&H would have that bit of extra bite to get something across the line. Once signed up i was assigned Brooke as my negotiator. Brooke was fantastic and answered all my queries and helped try and smooth the process for myself. I put my house on the market on a Thursday, by friday i had two viewings on my property and then an offer by Tuesday. Brooke calmly and professionally negotiated on my behalf getting me what i was aiming for on my property. overall a very painless experience and i would highly recommend should you need to sell your property. Thanks again to Kelly and Brooke for selling my house in under a week!! much appreciated.

Be aware as you won't get important information. After putting an offer in on a property in Hartlepool. I was contacted by one of the agents saying that my cash offer had been accepted and I needed to pay £350 for searches, even though I was a cash buyer. I asked for a refund after the sale fell through 3 weeks later. I was then told that I would only get a refund if i used their services again to buy another property and only if it was completed within 6 months and paid for the searches again and try and claim them back before 6 months. I made a complaint to their complaints department and received an email from their area manager Sharon Richards. In the email, it was stated that I had asked for searches when i only asked if i could arrange a survey (Proof of the email was sent to them). I was also told that it was not the estate agents responsibility to help me with information about searches and surveys, yet they told me that i needed to pay for searches! It was also mentioned in the email that I agreed to conveyance searches two days prior to my offer being accepted. I don't know how that works lol. So, just to enlighten people who are buying a property for the first time through Manners and Harrison and maybe some other estate agents. As it is not their responsibility to give you this information, according to an area manager. This is my experience with Manners and Harrison only. Other estate agents might do the same, but my new property purchase estate agents, gave me the information about searches. Manners didn't as it wasn't their responsibility. 1: If you are buying a property and are a cash buyer. You do not have to pay for searches. It is your choice. Don't feel pressured into it. 2: If you pay for searches at Manners and Harrison. (Not sure if other agents are the same) They will not give you the below information until after it goes wrong. You will not get a refund unless you continue to use their services when buying another house and it needs to be completed in 6 months. You then need to pay for searches again and try and claim the old payment back after completion. 3: If you are purchasing a property. You don't have to get the searches done by the estate agent and can search for your own (Surveys as well) 4: If the seller of the property has not found a property. I would suggest holding off doing searches and surveys until they have got a property (Another thing you won't be told by the agent) Don't feel pressured into paying out any money until you have had time to think and had time to research.

Avoid using this agency. We had a viewing booked which got cancelled the day we were supposed to see the property, we were then told over the phone that we could view a property nearby later the same day, so we obliged. We drove 40 minutes and they didn’t even bother showing up to the viewing, when we rang them they said they were “on their way” (sounded like they were in an office) and also told us they got it mixed up and the property is no longer available. They did offer to show us round the adjacent property, but it wasn’t remotely similar to what we were looking for and would’ve required a 10-15 minute wait for them to actually show up. So two cancelled viewings, 80 minute round trip, and nothing to show for it.

GoogleSteer well clear... Advertise properties as available for let, take holding deposits and complete the application despite being in knowledge that the landlord doesn't actually own the property! Surely that's not legal?

GoogleI had terrible experience in dealing with this agent while buying a property. Staff has little regard for customers, are rude and don’t listen. They had no negotiating skills and I almost lost the property . Sad state of affairs.

GoogleWell organised, friendly and professional estate agents. Brooke explained and talked us through the process, organised surveys and conveyancing and ensured that all of the initial paper work was completed in a timely manner. I recommend this company.
