I have been waiting over a year for my four garden road side fence panels to be replaced,I have had several of your workman come and take pictures, through out last year and this year ,they keep reporting that the fence panels must be replaced ,but no one comes to carry out the work, people can now walk into my garden from the street, they are drug dealers selling near where my panels need replacing, property and the shed where I keep my mobility scooter are not safe ,there are people at night taking drugs next to my fences ,I do not feelsafe in my own home,I am a disabled lady in a wheelchair, I am continually calling London and quadrant and nothing has been done about this,it is l&quadrant responsibility to replace the panels as they are on the road side of our garden,it's not right that I am being treated in this way.

Grim housing association. I lived for two years with my whole flat completely sodden/black mould absolutely everywhere heavily pregnant and until baby was around six months. The conditions I was living in was uninhabitable and inhumane yet they didn’t give a toss, my floor collapsed completely and I was still left in the flat for two weeks ( baby crawling) with a giant hole in my collapsed living room floor whilst they found me temporary accommodation. A DECANT and yet I was expected to stay in these conditions. Please open a housing disrepair claim and take your issues straight to legal proceedings!!! I did and my whole flat was gutted top to bottom expenses paid and I received compensation! Do not let these scumbags get away with taking your money and providing disgraceful living conditions. I currently have rats in my flat now!! Will be going down the legal route once again. They will not do works unless you take the legal route! Yet there CEO lives on over Β£300,000 a year! What exactly does she do again?🀭

We visited L&Q Beauchamp Park last Saturday and, besides the development that is really nice, we need to rec-ignise Karen for all kindness and support she gave to us. She is really amazing! 😊 Thank you very much once more, Karen! …

Stay away from them. They have internal contracts and procedures that are engineered to make your life as a resident of their buildings really poor. You will never know if they are really corrupt or just inept. Their emergency service is an external company full of really smart agents that raise fake 4-hours emergency tickets, but in reality they don't have enough contractors/engineers/money and they try to postpone as much as possible any repairs, which means that if you have an elevator issue or a water leak in a communal area, they simply don't care and the property will be damaged (and your service charges will increase). Their emergency service even admitted that they "follow a script". In our building we even had rental scam, due to illegal AirBnB. We had plenty of water leaks and issues with radiators, due to their energy monopolistic provider, Switch2, which lied for ages (before being exposed) in their bills saying that "they don't make a profit from their scheme". Their entire system is prone to any kind of bad or even illegal behaviours. They use external companies for whatever job but they don't control them. This means that these external companies do as they please with L&Q and their residents. Again, I am not sure if they are really corrupt or inept, but in any doubts, I would stay away from them.

Report: Safety Concerns Regarding Exposed Gas Pipes in Front Living Room Introduction: This report outlines significant concerns regarding the health and safety risks associated with the gas pipes located in the front living room of the property. The discussion focuses on the potential hazards posed by the proximity of these gas pipes to the living space and the urgent need for resolution. Issue Description: While there is ongoing discussions regarding whether the gas pipes should be boxed in, the primary concern highlighted in this report is the safety risks posed by having gas pipes in such close proximity to the living area as they are located in an unprotected area according to The Gas Safety (Installation and Use) Regulations 1998. Previous experiences with the property (mould, damp, continuous leaks, exposure to asbestos) have exacerbated these concerns, leading to heightened apprehension for the safety of occupants in the event of any incidents involving the gas pipes. Past Communication and Unresolved Matters: Numerous concerns have been raised with L&Q in the past regarding the safety of the property. Despite assurances from the relevant authorities, the fundamental safety issues, particularly those related to the gas pipes, remain unresolved. This indicates a persistent and pressing need for action to address these concerns promptly and effectively. Proposed Course of Action: After careful consideration and consultation, it is determined that the best course of action for ensuring the safety and well-being of occupants is to request rehousing. Conclusion: The safety and security of occupants are of paramount importance, and it is imperative that immediate steps are taken to address the health and safety risks associated with the gas pipes in the front living room. This report emphasizes the critical need for resolution and advocates for prompt action to mitigate the identified safety concerns and ensure the well-being of all occupants. Awaiting reply from the respondent L&Q.
