GoogleThis company is a joke. Can't ever call through, does not respond to emails which caused us to be nearly homeless twice. DO NOT RENT with L&Q. I'm not sure how L&Q is surviving as a company. Or IS IT even a legit company???

GoogleEven their reviews are a sham, employees who work there!! I have reported to Google. Horrible service takes months to get any response, repairs are not dealt with, no one takes any responsibility. DO NOT OCCUPY ANY OF THEIR PROPERTIES IF YOU CAN AVOID IT!! Fees are outrageous for the service (or more the lack of service).

GoogleI live next door to an L & Q resident in East Ham who leaves loads of rubbish in their back garden. I have told L & Q about this but have not heard anything back from them for 2 weeks. They are a nightmare avoid them like the plague because they have no control over their tenants and their properties are not looked after or reviewed regularly. Usually the worst house in the street is an L & Q property.

GoogleOne of their drivers tonight BF18 VNS road rage. Not signaling and speeding so fast and cut up in front of cars. Really brand damaging for someone who is representing the company cars. If I could give no star then would have been great

Googlethe worst experience living at the apartment managed by L&Q. I keep asking to fix how water problem but they can't somehow fix for 7 weeks. If you like to live without hotwater during winter at your apartment for a few months, L&Q is the place to go. Good luck with it!!! :(

GoogleL&Q have a lot to learn On how to treat their tenants who are in fact their stakeholders. I have been with them for more than thirty years. When they damage the property of their residents they must repair it or replace it. They abuse their own polices and procedures and their staff tell lies and jump on the disillusioned band wagons of others. They abuse and disrespect their stakeholders and tenants. There are very few competent staff working at L&Q which is a real shame. The CEO David Montague does not answer his mail and emails are not responded to and calls are not returned they lie to other government bodies and to the courts. They should not be allowed to build any more properties until they can prove that they can take care and maintain the ones they have.

GoogleDo not ever move to an l and q property. I have lived in an l and q property for 3 years. In that time I have had to put up with anti social behaviour. Although the building looks lovely on the outside security is lacking and people can break in with a screwdriver. The cctv is inadequate and residents have to pay. Any anti social behaviour is ignored and passed from person to person. Anything you raise is dismissed by staff. My son has a life threatening condition and we have a hollow door but need a solid door. Despite putting in 2 complaints, protested outside head office, had my local councillor and authority raising matters things are still not done and my son's health continues to detoriate and yet I am ignored. If you have the same thing please leave a review and expose this company for what it is

GoogleI have been an L&Q resident for three weeks. During this three weeks I have had a leaking roof which has left my bedroom carpet ruined and no wood at the back of my toilet with no date for repair, Plug sockets that dont work a 4mm gap under my front door that let's in the wind, my front room windows are terrible I have had to tape them up to stop the draft, and my cooker cannot be installed because the connection socket is not complete. My cold tap in the bathroom dont work properly and the earliest date is the 30th of March that can be repaired. none of the other repairs have got a date to be repaired. I have just recieved a threatening letter over a gas check when on first contact I arranged a date for them to come. When trying to contact the person mentioned on the letter I just get cut off. I am appalled by the poor service I have recieved. Lucky to get one star. from MR ANGRY.

GoogleMy five stars go to the maintenance team here. I do not have dealings in particular with East Thames other than the occasional times that I had to beg to use their bathroom; very clean and noticeably pleasant. If a business could be judged by its toilet facilities, then this is a good business.

GoogleHave NEVER heard a good word from ANY L&Q TENANT EVER! Any good reviews of them must be on another planet!!! Worst landlords ever and expensive on top. Even the contractors they hire don't rate them!!! Takes 3 sets electricians to install 3 storage heaters the first one was asking ME how they worked!!! The second spent most of the time berating the 1sts incompetence. Then he left and I had to call for 3rd set to correct his mistakes !!! Well it ends well, after about 2 months in freezing cold I finally had heating. I wont even talk about maintenance here! They really don't care! I left the council - who I thought were unreliable - until I did a home swap with an L&q tenant!!! NEVER AGAIN!!! I only clicked 1 star cos I had to to leave this comment.

GoogleBest social housing landlord we ever had, been with them 12 years. So kind caring, always do repairs, easy get hold of. Quality properties... Good rent service charge not high compared other housing trusts give value for money. Way better than council. Take pride in there homes.
