Loc8me Manchester are a shambles

Loc8me Manchester are a shambles - do not use. There are many accommodation agencies out there - avoid this one. Read the other reviews! As a parent of a University Student in a house that demands 2.5k rent a month, it is a disgrace. They have no heating, condensation dripping down the windows, mouldy walls - they're freezing cold and have no hot water. Complaining is farcical. They wait in all day for people to (supposedly) turn up - they don't arrive. Office staff are incompetent. This is only a couple of months in. They can't get anything fixed. The property is unsafe, unhealthy - they are all getting sick. The only sensible course of action is external escalation. Avoid.

Never rent through this company!

Never rent through this company in Manchester. I can’t speak on the other locations however i’m a tenant in one of the Manchester houses. We've had no heating since moving in two months ago and complained and filed reports multiple times, yet this company are completely incompetent to sort anything out. We also have a broken window on the front of the house meaning anyone can climb in to the property yet this clearly isn’t a priority to them. We also don’t have a tumble dryer so it takes us 4 days to dry our clothes as the house is freezing. If you go with Loc8me Manchester, expect nothing, zero customer service and you’ll live in illegal and horrendous conditions; but they’ll take your rent money!

AVOID I have finished my 12 month student tenancy with this company and it has been anything but easy… If you wish to avoid any of the following please reconsider :Booking maintenance and viewings with no notice.If there’s viewing notice 9 times out of 10 no one shows.Poor, unprofessional communication from property manager who did not explain financial issues well to us when queried. Claiming I did not pay excess utility spend when there is proof of payment, turns out they hadn’t transferred it from my rent account.Expecting us to leave our bedroom doors open whilst out at university for a viewing which may or may not happen. The levels of stress experienced by this company simply isn’t worth it, go elsewhere!

If I could give 0 stars I would. I would highly recommend NOT going with Loc8me. I moved from abroad and went with Loc8me because I was desperate for housing and did not know what I was doing. The flats are nothing like the photos and Loc8me is horrible with helping. For example, our wifi has been out for a week and we have submitted requests but have received no response. There is a fly problem in our kitchen we have reported. There is mold and issues with the bathroom, all with no responses. The flats are honestly disgusting and the staff is not responsive at all. Would not recommend Loc8me to anyone.

Extremely poor service between the staff and students after signing the contract. After paying almost 3k in rent before even moving into the house, one of the rooms was left without a bed frame, the kitchen had a puddle of water in the ceiling from the bathroom above and the house was in an abysmal state (dirty floors, stained carpet, filthy kitchen surface). After logging these issue with the loc8me staff both in person and online, not one of the issues could be confidently resolved and reported to us. This meant my flatmates and I were in a constant state of uncertainty not knowing whether we would come to our house after summer with the issues still outstanding. To make matters worse the loc8me team supposedly dealing with our concerns then locked off communication with us and told to send any outstanding concerns we had to a separate email. After consistent pressure we still didn't hear back from the loc8me team and still don't know whether our issues have been resolved. They only care about their customers until they have made them sign a very poor contract. Extremely disappointed with the service.

If 0 stars was an option, I’d rate my experience with this company that. I spent time doing a viewing for one of their properties, I was in a group chat with 2 agents. While seeing they had 3 public listenings available online, they told me they had all gone. I asked if this was correct as there were live listenings online. I was left on read until asking for them to actually answer my question. They confirmed they were gone. Odd. A few days later, I was contacted by another agent on spare room advertising these same rooms which were clearly still on the market. So, I was lied to and initially left on read for what reason, I have no idea? If they weren’t happy with me as a tenant (for whatever reason) at least tell me honestly rather than ignore me and lie to me. It is completely unprofessional and so odd considering I was a potential tenant. The agent on spare room still wanted to see if I’d be interested in their properties but why would anyone be interested in giving money to a cowboy company like this… I don’t know.

The Hull office team is completely…

The Hull office team is completely useless. They have rude staff working for them, they have no regard or respect for black students. The rents are overpriced and not worth it. The staff are rude and not helpful. The Head Office is complicit in this as I sent a mail and no real action was taken. I will recommend that you don't rent a place from them

STAY AWAY STUDENTS. If I could give 0 stars I would. Worst agency around. Makes it common practice to try and scam students of all of their deposit without reason. Contracts are always incorrect, which allows for Loc8Me to scam unsuspecting students easily. The staff (like Jade Pegg and Emily) are positively odious and take advantage of new freshers. STAY AWAY
